Defintely interested in following your guys journey, i watch Second Empire Strikes Back all the time. Nice to see St. Louis folks are trying to improve their neighborhoods and renovate old homes. I’d suggest keeping as much of the interior original as possible, including the ceiling and wall in the dining room. That’s just my opinion though. Look forward to seeing more 😊

Wow so many original features. Such a shame to remove walls. Having rooms where you can close doors is essential with young children and also working and schooling at home.

The first thing you should tackle is the roof and with the stairway going down to the basement from the kitchen you could have a laundry room down there.

What a beautiful house hiding under all the decay. I absolutely love those old foursquares from the 1910s-1920s. I can only dream of having one though, because where I live, there are so few of them that even the derilict ones would be way out of my league. Congratulations on scoring one with so much of the original details! I'm glad you're keeping most of them. A friend of mine lived in one that had been gutted and completely redone by the previous owners. Tearing out two parlors, a downstairs hallway, and the decorative cieling turned the interior layout into an acoustic nightmare and the new layout did not work well. (I could see where the walls used to be when the light hit the ceiling just right) On the dining room/kitchen combo, maybe you could do a very wide archway between the two? It would keep enough division to retain the ceiling without forcing you into living with the original layout. I'm excited to see what she looks like after your remodel!

It’s always been a dream of ours to fix one up to it’s former glory. That’s a good point about the acoustics- something we definitely want to keep in mind. I actually love that wide archway idea! I’m sure you’re well aware but it always deserves repeating. The main focus in these old homes should be first and foremost be lead abatement/containment and taking the proper safety measures while working with lead. Best to you bringing this beauty back to life!

Best of luck on that project, you are so lucky to have found stained glass windows :) I have a 1917 single family home project on the other side of the Mississippi going on, vacant 4 years i think.. Give it some love and enjoy for many years.

Hi, my name is Tyler and I found your channel because of Second Empire Strikes back. I also own a historic foursquare house in St. Louis but mine looks very different from yours. I’m on the west side, right outside of the Central West End. Try to salvage your floors if you can and I wish you well. I should start a channel as well, I just don’t have the time but I’m also about to renovate my 1897 home that’s been empty for 8 years. Cheers!

@@icemancometh8679 I have a custom main staircase, a servant stairwell, a secret door that connects what would have been the children’s room to the master bedroom and my third floor used to be the servant quarters. The original owners did a renovation in the 1910s/early 1920s so they took out all the pocket doors and internal transom windows and turned them into Spanish influence archways. The houses across from mine were built 10-20 years after mine and they’re all Spanish influence. Either the owners of my house saw the new style of the new houses and decided they wanted to change theirs or someone knocked on their door and sold them the renovation. I have beautiful, decorative Victorian doorknobs, all my original doors and custom Art Deco style trim work throughout the entire house. My fireplaces have been brick in because they were coal burning but you can still see the gas lanterns posts throughout the house. And I still have all my original hardwood floors as well as the push buttons for the old knob and tube electricity. And I still have the bathroom sink from the 1910s/1920s remodel. Oh, and all the original windows although the storm windows that cover them are from like the 1980-1990s. It’s all red brick with a stone foundation and my ceilings are around 11 feet although in the servant quarters they’re around 9.

@@icemancometh8679 I also have a balcony that still has its original woodwork but the wood is completely rotted. It overlooks the backyard. Thankfully the base of it is brick so you can still walk out onto it but, like everything in that house, it needs love and money.

As for the back balcony people love to donate to gofundme accounts to help people out when it comes to saving things from a bygone era. And I'd like to take a moment to remember the pocket doors and transom windows which we all love sniff sniff cough cough 😫🌧ok, I'll stop now but really hate hearing that! I watch the Second Empire Strikes Back channel too and one episode shows Kaleb shutting both pocket doors at the same time - they tower above him . One lady wrote in I was born to walk through doors like these - so funny. 😁

The original character in that house is beautiful! You definitely have a lot that can be saved and restored! Adding traditional wood window storms/interior window storms will help keep your house comfortable in the winter, especially with those beautiful large windows.

The beams and a lot of other things can probably be stripped. Please don't take out the wall and try to keep as much as you can. A lot can be kept even if it will take a lot of work

We’re definitely going to try to keep as many things original as possible, but also adapt some things to adapt for our lifestyle!😊 We talked it over with our architect and we think we’re going to do a compromise and not completely open the wall up, but put an archway that matches the other one. That way we can still keep the ceiling design too!

Awesome! Congrats guys! Looks like a big project. You might want to get some materials tested for asbestos, I found out it could be in wall/ceiling plaster used as mesh fibers to add strength. They come in and take sames of different materials and send them to a lab.

Thanks Eric! And exactly our thoughts. We’re taking down every single wall though so it probably won’t matter since everything will pretty much be renovated besides the bricks to be honest! We’re going to get a cleaning crew with hazmat suits to take everything out👍🏼

The house is amazingly similar to my aunt’s house, in Ontario, Canada. I wonder if it’s one of the ones people could order from the Sears catalogue?

Such a small world!😊 I thought that too initially, but I don’t think it was a sears house because these brick walls are load bearing, whereas I believe the brick sears houses were only veneer!

When you’re done, you can keep going next door 🤭 I think your upstairs balcony might actually be your access and egress for bulky furniture rather than a porch for relaxing.

screen door not original, if it had one it was probably brown with eight or twelve glass panels if you keep some plaster - it cannot breathe if you paint it with latex paint (probably use lime type paint) suggest keeping as much plaster (you can scrape off that paint blob fad) as possible because it is generally sturdier than cheap, thin drywall might have nice wood floors under the linoleum/vinyl tiles back porch not the original, for sure maybe see if allowed to fence off backyard (at front edge of house) to deter uninvited people maybe play up the uniqueness of flow and shapes, like the landing, to bring out shapes and angles (unless you are going for a sweeping flow style)

Good ideas, thanks for sharing! Yea, the front door I don't believe was original since I think a bigger one can fit there. We will probably get a nicer one when renovation is almost complete. Super interesting about the plaster needing to breathe, I didn't know that! We'll see how much is salvagable. I'm a little hesitant to keep the original plaster in case there's any toxic elements in the paint/ etc. Yes, I'm super excited to see what's under the vinyl tiles! The upstairs has some nice wood floors, but not sure about the first floor. We'll definitely be adding a fence, but probably not til the end just in case we need to tear up the yard for sewer system and such.

I don't mind at all!😊 I've had a youtube channel for a few years and have focused on design before this. I did livestreams with Adobe sharing my design work, so I think a lot of folks came from those livestreams!

Not everything “needs to be new” the plaster can be cleaned of the chippy paint and the cracks filled and smoothed. The trim can be stripped and re-stained. The flooring looks like it’s just mostly covered in stick down tiles all that can be removed to the original floor and that sanded and redone also. You lucked out in that you have a lot of the original wood work. You would destroy the value of the home to remove it.

Trust me, we want to keep as much original as we can! We love the original style of the trim, archways, etc! Since no one has lived in it for 15+ years some of these things are too far gone or rotting, so in those places we’ll need to recreate the originals. Underneath the tiles on the first floor there isn’t hardwood and it was removed at some point and is just plywood (sad!!), but the second floor flooring we think can be saved! We’re consulting with a historical renovation expert during the process👍🏼

We bought it for $96,000, but it needs about $250,000 - $300,000 of work! We're eligible for historic restoration tax credits though. I may make a video about the costs once it's all done if folks are interested. Congrats on your new apartment!

Another one coming over from 2nd Empire. Dear god, do not rip out the wall between the dining room and kitchen. You don't need to "open it up". That just destroys the character of the house.
