You know the house actually reflects the era in which it was originally built. The "amber patina" of cigar/cigarette smoking is amazingly part of the cachet of the house's vintage. As a non-smoker, the "smoke damage" is disgusting but as a historian you really have a great property.
I personally would live in the Guest House, add a door to the yard from the Kitchen so it was a shared garden area and rent out the main house to pay off faster. But I would also place some type of gate to the parking Spot for the Guest house. Barn Door Style so it slides along the property line And add one of those retractable awnings to go over the paved area so your vehicle stays cooler, your house stays cooler and you could even enjoy some time out there with a little Bistro set before Hell Temps Set in.

K, we got it in the first 2 minutes of the video. You don't like smokers. lol . Some eucalyptus soap and elbow grease takes care of that and any lingering smell. You have so little to do to flip that house it made you come across as whiney. My hubs and I used to :flip: homes although that wasn't the tern used then. It was called renovating for resale.
100%. If not for the smoke smell, he never would've been able to get that place for that price. And who is he kidding saying he didn't know about the garage and casita when he wrote the offer? That's the real value there, it's a flippers dream. All the right things wrong with it, and plenty of bonuses.
