6 things to Takeaway:- 1)Have a Broad mindset 2)Attend Social Meet-up or Business Conference 3) Don't get a habit of buying everything in EMI. If u can buy it twice, you are good to buy. 4) Don't Take Loans .. Expect take it when it creates cash flows 5) Buy Commercial property than residential property 6) Avoid Loans during your 20's. hope this helps..

@@roseroland1998 I totally agree, I'm 50 and just retired with about 1.2 million in outside retirement funds, no debt and very small dollars in retirement funds compared to my balance of portfolio over the past 3 years to date. tbh, the role of the invt-advisor can only be overlooked, not denied. just do your research to find a reputable one.

@@Curbalnk My Financial Advisor is KAITLIN ROSE STERNBERG. I found her on a CNBC interview where she was featured and reached out to her afterwards. She has since provide entry and exit points on the securities I focus on. You can run a quick online research with her name if you care for supervision. I basically follow her market moves and haven’t regretted doing so.

I actually loved to take loans... but within my means and with certain backup.. The advantage of enjoying, say, an AC or a laptop today compared to 2 years later, is much higher and offered me more value. The happiness of enjoying 2 extra years in a car with my family offers a whole lot of value. After all, is just one life. But yes, I will never take loan for secund home, secund car or stock market or vacations etc..

@Prakash T You can insure any type of loan. In case of death, entire Loan is paid off by insurer. So now you get peace of mind plus get to enjoy "that" car or laptop 😄

1) EMI schemes from financial institutions usually come with a target which requires the shop to bring in certain number of EMIs per month. My friend's shop has had a similar issue where the EMI scheme was pulled since they didnt meet the quota. 2) The shops would receive the whole amount within a couple of weeks from the purchase( not sure about the timeframe, but shops do receive full amount less some service charges)

Hello @Akshat Shrivastava, I noticed a small correction (9:00) that needs to be made regarding loans. When a borrower takes out a loan, the money they receive is not printed money. Only the Reserve Bank of India (RBI) can print money, and it does so when the government issues G-Sec or T-Bills. Instead, the money that borrowers receive comes from the deposits made by account holders in their bank accounts. Banks offer low interest rates, typically around 3-4% for savings accounts and 5-6% for fixed deposits, while charging higher interest rates of 7 to 15% on loans. In a developing country like India, the government must borrow a lot of money to invest in infrastructure and reduce its fiscal deficit. This can lead to inflation and a decrease in the purchasing power of money over time.

Nice content! Few years back i was assistant to a wealthy pen artist and within the short period i worked with him i observed that he had quite a chunk of investment everywhere, stocks, crypto, dividend investing to name a few, so he had revenues coming in from all angles. And in a year his worth doubled. With this i learned that the rich stay rich by investing.

I think the major challenges investors face may range from controlling impulsiveness to the frail of compulsion. Most newbies and would-be investors often undermine and most often neglect the importance of technical analysis with regards to investing. Technical analysis overly predicts the movement of asset prices regardless of what is happening in the wider or broader market. Essentially, the process involves studying the paths of a particular asset movement in the past so as to establish a sustainable pattern that can be used to predict future movements or better still get an investment advisor who'd guide you and help you manage your portfolio just like my boss back then, He was working with an IA Edmund John Brock and i would bet he still does. I can boldly recommend him because i've witnessed his performance first hand. He's the real deal.

Thanks for the update. Same thing happened to me also. I was booking International air ticket from Make my trip and they offered me flat Rs 1200 discount, if I buy on EMI through a particular credit Card. I bought through EMI and ended up paying lot of amount including processing charges and taxes etc. Great Video Sir. ❤️

Great video. But the thing about taking debt only to create cashflows is.. Defining cashflow becomes difficult if the investment is long term. Buying a property to stay might potentially be creating net positive cashflow if we also consider the rent that is either prevented/ rent obtained. Even if the monthly EMI is more than the rent, the interest part of that EMI is the thing that should matter in the cashflow computation, as the property retains some value. And even if the interest part of the EMI breaches the rent, it still might be net positive if the plan is to stay in the house for long well after repayment. And i didnt even talk about non financial benefits of the investment. The stability of a family living in a owned house if undisputably a lot greater than one renting it. But on the flip side, the property might become a elastic band which keeps pulling us back from taking risk related to stuff like work location. So i have to say i dont agree with your point that " buying a house for living is a bad idea financially ", as i think it depends on a lot of factors and such a blanket statement hides the complexity.

That happened with 4 years back when I purchased an AC. I didn't need the loan but I got a discount on the price if I finance it. I chose to finance the AC as I didn't have to pay any additional on the price if I were to pay in full now.

The loan now is being disbursed at MCLR . THATS THE ANSWRR LOANS ARE NOT COSTLIER. NOW LETS COME TO ANOTHER POINT GRADATION OF THE SOCIETIES STRUCTURE. INR EQUIVALENT TO ANY CURRENCY HAS SO DEVALUED. INDIAN CURRENCY IS DEVALUED. IF IT IS DEVALUED EVERYTHING HAD GONE DOWN.

Getting loans does not ensure free cash flow... unless and until the business/ real estate ( the property on which the amount had been invested ) generates the necessary amount to support the EMIs and generates the extra for free cash flow... I think financially independent is a necessary object rather than switching to higher from middle...

It's absolutely baseless statement "When I take 1Cr debt, the new money printed and making less valuable the existing". The money doesn't get printed when I took loan, it's purely based on country economic health (like GDP, reserves etc) and it decided by RBI how much money as a %of GDP should be printed.

Akshat, recently I also bought an AC and was offered EMI payment option with a net discount price. I couldn't understand the logic, I wanted to pay in full but because of the discount I ended up taking EMI option. You very well explained the logic. Thanks. I enjoy watching your videos. 7:30 a guy in my locality doing 15k/mo job saved some money and bought a swift on EMI and leases it to ola cabs and kept doing his job and used earning from that car as down payment to buy more cars and now when he has lot of cars and huge monthly capital he's doing same in real estate and he just stays at home and money keeps coming

I usually keep the screenshot of my oer day earning. By knowing how many days it'll take for me to pay that item back i make my decision. As a rule of thumb, 15 days is my limit (usually a vacation)

Thanks a lot Akshat for all videos...I always liked your contents....Cashflow generated from debt can be positive or negative.... positive means adding into pocket....negative means taking out of pocket....what I observed till now is my EMI is always higher than the rented income...and now I have started believing that if the rented income is half of my EMI then it's a good investment....would you like to share your thoughts about this?

India should mandate the 401K(self directed only ...with matching contributions from the employer!) for public as well as private companies....along the lines of the American system. If they invest wisely.....they will have a comfortable nest egg come retirement!🙂

Using Kushner example is wrong in India. US have very low interest on home loan. Rental income from an apartment can pay for EMI and leave some profit. But in India interest is higher and EMI is mostly over Rent.

All the learnings, do, coalesce together! They come lend insight at the unlikeliest moments, it is absolutely amazing! And it is only possible if these learnings are attended without a transactional mindset. 1 pertinent issue remains. The lack of a mindset group...maybe a mastermind group...a collective group of people who are in thought harmony, working towards a common worthwhile goal. I have personally faced this issue. I feel the need to network, but networking events are still not a thing in the tier 2 city I live in. The nearest tier1 city is 4 hours away. How would you suggest them to approach this issue Akshat?

Absolutely true.. When my cibil was low and I had debt, not even a single financial institution helped. Now my cibikl is 750+ and I am debt free. Now the financial institutions like banks are willing to offer me loan. The banking system is screwed.
