Dana and Mark have only three weeks to sell their completely empty two-storey suburban house…Or they risk losing their new home. The four-bedroom, five-bathroom house features a spacious layout and a few renovated rooms…But it also has hideously dated décor throughout. The contrast is a major turn-off for potential buyers, says Sofie…And so is the complete lack of furniture.
In order to transform the home from drab to fab, Sofie comes up with a $4,400 plan to update the kitchen and bathrooms, breathe new life into the décor, and bring in plenty of furniture to give the rooms a sense of space and function. Mark and Dana are committed from day one…And while Anthony and the team work their magic on the interiors, they learn the basics of real estate from Sofie. The results are fantastic…But will the home sell in time?

I just don't believe the lack of furniture is the issue. When I was house hunting most of the houses I looked at were completely vacant. If people can't professionally stage, I would RATHER the house be empty. I just really feel like people walk in there and see that horrible wall paper and carpet and think "Wow, I'm going to have to change EVERYTHING. "

I agree with you. When we bought our house, it was empty. When house hunting, what made us not bother to go in, was seeing the pictures online filled with trash and clutter.

We moved 500 miles away from our home and had to take our stuff with us. (Military move) it took almost a year to sell (we went 13k in debt paying a mortgage on this home and rental on our new place) and evey single person who viewed the empty home said it was due to not being able to tell what would fit in the home properly because it had no furniture to compare their own furniture size to. It was crazy. I too would rather an empty house to look at as well.

@@breezeh1127 veteran here . i always left a walmart folding card table and 4 chairs in kitchen . and i had those folding chairs in the den too my idea was until household goods arrive they got something at least and itz easy enough to get rid of if u dont want . they can put it in the backyard once their stuff arrives. i always left new lightbulbs and name brand tp. dollargeneral stuff in the bathroom air mattresses in the bedrooms - which they could keep for camping trips . my civilian hubby thought i was nuts.

Every house I've ever purchased has been vacant. It makes it easy to visualize my things inside. The drawback is the houses felt smaller after I move in, than viewing it empty.

I find it hilarious that she keeps calling it "a 70s nightmare" but it's clearly mid-80s. Dusty rose and baby blue and some crazy jewel tones are all the 80s home decor colors. 70s were yellow and oranges and browns.

I was talking to my boyfriend about this, I think its an American thing, an empty room you can see how big it actually is without any false appearances pictures give, and it leaves open space for you to visualize your own furniture.

This show series is many many years old (like 10-15 years). I used to watch it on TV (maybe on HGTV?). So, keep that in mind as far as some of the design choices. That said, I'm not sure that cat painting in dining room was ever in style. LOL

The real estate market where I live is so insane right now that the plaid bathroom would have to be an outhouse in order for it to be a show stopper. No one has issues painting, or even doing upgrades. Only thing that's a problem is large structural issues. I think 90% of the problem that sellers faced on this show was that the market was a buyer's market and the Great Recession had left the home market reeling. This house would sell very quickly, as is, in my area these days.

One main item - Always - is to SHOVEL the snow/ice off the driveway!! When a homeowner is lazy & can't be bothered to take care of the SAFETY of others, it makes me wonder about other items.

Part of the reason it has not sold is that is has a mansard roof that is not proportioned properly to the rest of the house. Mansard roofs are not as popular as other roof designs especially when it does not go with the other housing styles in the neighborhood.

I think you meant Mansard, and I agree. It's not attractive, and makes the house look like a mini-mall. Not well-done or appropriate. There is zero curb appeal on this one.

I like the art work! I think it's bold and unique. I can't understand why the owners didn't think 'gosh, some furniture would be good here, maybe move back out of the basement.' They could then have had furniture in the rooms and they wouldn't have to rent furniture. It would have been nice to know if they did get an offer. Now we're just hanging here, wondering.

I don’t understand why a house needs to have Furniture for it to sell. I understand if the family is still living there when selling. But it seems a waste of money to rent furniture for staging.

Funny all the contradicting advice from her and from other real estate agents I've worked with in the past. We've sold over 7 houses in 6 different states (due to hubby's job). But the advise I received most is empty is better, so it's surprising to me that she's finding a problem with the couple rooms that are neutral, but empty. As far as myself looking at homes, I don't care their furniture...it's not mine. I don't care the carpet or ugly wallpaper as long as it's good structure...I can re-do simple cosmetic dislikes. People have no imagination anymore. It's not like they are going to move in and have it look like what it was staged...they will bring in their own furniture...so, to me, I just don't get it! Or at least not with this home!

Scale is good. If you knew the dimensions of ALL your furniture, and were able to measure the rooms, then sure you could draw up a floor plan and figure out if your stuff will fit. I love doing this as a designer myself, but most people aren't 3D visual! Seeing how a queen bed or dining table or couch scales to a room better lets a buyer know if their stuff will fit. :)

Glass doors are gross. (I used to clean houses). Even the 'frameless' ones. Shower curtain liners can be easily and cheaply thrown away and replaced. Or washed, and put back up. Had a fabric liner for 7 years, just put in the washer every few months. Good, or better than new..

Not in mine. When I was house shopping I think I saw one empty one out of at least 20. Pacific Northwest. Many people are still living in their homes while selling, including myself in two houses.

I kept thinking that too! Especially at the end when Sofie is sitting on the sofa talking to the real estate agent. My eyes kept flipping from Sofie to the portrait above her head and wondering if it's meant to be her :)

When shopping for a house I look at the Roof, then the basement first, is it musty? furnace age, hot water heater age, plumbing condition and wiring if the ceiling of basement is unfinished. I have purchased property with about 3 ft of stuff all over basement, obviously removed from the rest of the house. Its draw was that it had not been subjected to hiding defects with paint, I could see all the warts and had no surprises.

Glad to know these are old episodes. No wY staging would even matter in this market. Homes are selling better than hotcakes, before the batter hits the pan. I enjoy watching this show though.

Why does she say "dining room table" instead of "dining table"? A "dining room table" could be any table that happens to be in the dining room, but a "dining table" is specifically used for dining. I am a furniture designer (since 1989), and the furniture we sold was always called "dining table" instead of "dining room table".

I spent 2 weeks removing cat paw-printed wallpaper with a jewel-toned, primitive cats (very scary-looking) border--just to find painted-over 1980's geese with neck bows wallpapaper underneath. And this was in the kitchen. The 1/2 bath had 1980's wallpaper with imitation paintbrush strokes in teal and apricot. Some fool used floor adhesive to apply it behind the toilet and the vanity. The bathroom is only 3 ft wide but it took me 9 hours of scraping to remove the wallpaper.

@@margaretalbert69 I’m a professional organizer and home stager. There so many things here that are staging 101 that are incorrect. The first thing I would have done was the wallpaper like they did but PAINT THOSE CABINETS and buy $20 worth of Amazon pulls. kitchens and baths sell homes. That art worth was not neutral enough and lord did they need accessories. Throw blankets, pillows, and decor pieces. Every home I’ve done has sold with In 2 weeks and I’m not even in a hot Market.

If you keep the colors mostly neutral with a little bit of color or style pop, the spaces uncluttered, the rooms well lit, and have furniture that fits the space as well as matches and you should do well.

My hubby used to work in a flooring store and he learned that cork flooring is used in some/many hospitals in Spain. It’s durable, it’s far more comfortable to walk and stand on and it mops up easily. Also, if memory serves me correctly, the trees don’t need to be cut down to harvest cork; it’s removed from the outer layers and it grows back.

Potential home buyers don't WANT staged homes, they want EMPTY homes so they can take photos then take them home, pop the memory card into their computer and use whatever program they have on their computer to add their furniture to see what it will look like. 'Potential Buyers' from this show are coached, you can tell. They have their own thoughts and the host gives them the look that says 'don't fuckin even think about using your own thoughts! Stick to what we coached you to say and stick to the script.'

My daughter had a 2 yr old and a newborn and wanted to move from their condo, we took photos of each room And left house bare , it sold in a week for price asked ..... I bought my last 2 homes UN staged and I think I prefer that ! It’s harder to imagine your stuff in house if it’s all staged and new costly furnitures

She was expecting good taste from someone who wears fur coats? And I totally disagree about the furniture. The wallpaper needs to go and the house needs to be neutralized, not filled with someone else's taste. Her own "decor" often leaves a lot to be desired.

From Northern California city life: That large a house for 495k listed even ENTIRELY UN-UPDATED would have been snatched up here. Instantly, probably with a bidding war. My 1056sf recent upgrades house on a medium small lot in a quiet neighborhood was priced at nearly that a year ago. At 700k in an obviously nice established neighborhood and big lot it would easily sell with just those minor improvements. Now to scare you: a newer build closer to 2000sf range with a really small lot would sell for 650k-1.5M depending on the location being ok or good. Absurdly, making over 100k a year still qualifies you as "low income" here and you can go through an approval lottery process for a few special lots in new developments priced under normal by 10-15%. And we aren't the most expensive area to live in CA or the US. Not by a long shot.

Remember this is in Canada and their $ was not on par with the USD (today it was 1 CD to 0.79 USD for example). Sometimes the CD has been pretty equal or very close to the USD, though. A 700,000 CD home would be equal to 551134.50 USD today, and maybe similar back then.

In this current market, this house wouldn't even be on the market for 2 seconds. There'd already be 30 buyers lined up, all trying to outbid each other without any staging, upgrades or anything needed. 🥴 i wonder if these sellers regret selling?

I've only watched the UK version before...this is the first American episode. In the UK episodes they always paint over the wallpaper EEK! It was nice to watch them remove it this time lol

I don't see the need for furniture. I bought an apartment with a medium dark wooden ceiling (modern in the 70s). Psychadelic wallpaper on one bathroom ceiling and heavy drapy mustard green curtains. It was in a great neigbourhood and there was a lot of room.. Sure it was a lot of work and an investment but it has doubled in value in 10 years.

The dining room furniture is very old-fashioned. Did they rent it? I would rather see rooms empty rather than furnished with rented furniture. I would have used the money spent on rented furniture on something else.

It can be, especially if you're downgrading to a smaller house. Why buy furniture that is the wrong size, only to have to move it to your smaller place where it won't fit? Even if you offer to throw it into the house sale, a lot of buyers wouldn't want someone else's furniture either.

I personally prefer glass shower doors... makes it easier to keep my cats in there when they need a bath (one of them likes to go diving in the trash every now and again, and the other is elderly and needs her anal glands expressed)
