You can name the brand behind most of the consumer products you own, like your sneakers, wrist watch, or smartphone. But what about your house? Could there be benefits to conceptualizing your home as a product, similar to how you view your smartphone?
Veev thinks so. The California-based building technology company believes that traditional construction methods leave little room for the innovation we’ve come to expect from other consumer products. That’s why they build all the components for their homes off-site.
This allows Veev to efficiently integrate modern technology into those components, including in-wall touch panels, custom lighting and blinds systems, and walls that come with electricity, plumbing, and sensors pre-installed.

Can't wait until this becomes the norm. It always befuddled me that every single home build, no matter how big, small or expensive was essentially a bespoke, custom on-site build. With the number and different types of contractors involved and all the base materials that have to be cut and shaped on site, it's no wonder that houses cost so damned much. I wonder if the cost savings from mass produced factory homes could help put a dent into the homeless problem in this country too. 🤞

@@ropro9817 Evidently you've never heard of modular homes. Never seen them driving down the highways and byways. Biggest reason for these not taking off is they were sold by the same people who sell mobile homes and the stigma stuck. This is not going anywheres. To techy too late to costly.

Housing prices are driven by the market supply vs demand. Being able to provide a better, consistent flow of housing supply will impact positively on housing prices

My concern with treating homes as a product is that with the positives of product design there comes negatives. Planned obsolescence, restricting maintenance to only Veev approved people, having to buy only Veev approved materials. I don’t want to have to call Veev to replace a lightbulb or fix my furnace. Gives them way too much power. I’d like to see a follow up comment or video detailing how Veev doesn’t plan on doing anything like that.

Restricting maintenance..??? NOPE... Right to repair... Unless it's under warranty they can't say a "F"ing thing. This won't work anyway, in any state with cold winters and actual weather, these would fall apart quick.

This isn't reporting, it's an ad for Veev. There are other like companies out there. A better video would be to compare and contrast and bring in real user needs not jus the sales end.

I completely agree.. Efficiency, cost, and sustainability should be number one factors. I hope veev is taking this into consideration. 70% of an average home energy is spent on temperature control, so a highly insulated envelope is most important and should have been improved decades ago. I did I came across this video because I had similar conceptual ideas of homes being manufactured on the production line and very easy to assemble extremely cost-efficient, super-insulated and sustainable! Sustainability in all things is the most important concept that most overlook. I have built 128 square foot tiny home fully solar-powered fully off-grid with all the modern-day amenities for under 10k!! Yes it can be done!! Wee need many more innovators in this space

@@miked.9364 well I absolutely agree that most people don't want to live in 128 square foot. I'm single with no kids, and have been a truck driver for 20 years so I'm used to small spaces.. however these same super efficient super insulated builds can be built to any size.. next I plan on building a 2000 square foot home out of my own designed vacuum insulated structural building panels, will be more insulated and efficient than any building on the planet that will also be fully solar-powered and fully self sufficient.. PS 128 square foot build has everything that are normal house would have including a full kitchen with running water, microwave, convection oven, air fryer, coffeepot, compressor fridge freezer, a 4 foot by 4 foot stand up shower, instant hot water heater, 12 volt AC and heat, 65in TV, internet, PS4, washer-dryer, water distiller, air purifier, stand-up armoire and the couch that lays flat into a bed. Basically all the necessity with even a little luxury... The only thing I don't have is a dish washer. 😂 But I could and I might?🤔

@@freethink thanks for your interest! I haven't really documented it. It was my own concept. I do have some basic photos on Instagram and perhaps when I'm completely finished with it I could pay someone to do a good video and post on RU-vid explaining all the systems I've used.. but the basic concept I found a used refrigerated truck box on marketplace for $500 someone was using as a storage container in their backyard .. pick the box up with a tow truck and mounted it on a triple axle trailer due to the heavy weight of the box being 5,000 lb. The refrigerated truck box had 4 in thick spray foam walls floor and ceiling. Then I bought 4 solar panels totaling 1280w and 2 lifepo4 batteries that were 300 amp hours each for a total of 600 amp hours at 12 volt. Mounted those and then bought a 12v mini-split HVAC made by velo solar out of Tucson.. recirculating shower with filtration UV sterilizer light and I use elite Noble shungite in the tank.. that's the basics the rest of it was plug and play whatever appliances kitchen countertops water pumps that you want to use.. I like the 60 PSI diaphragm water pumps so shower water pressure is equivalent of a house. Can't remember the gallon per minute maybe 2.5 or 3? Not the only one, there are several other prefab home companies and they al think theyre so unique. But at least this tech exists. One house in my village was built in 2 days after the foundation was done.

That's really cool. What company was that, and what is the quality like? There definitely are a number of prefab homes - we have profiled some other ones - that each have their own specific approaches. Hopefully the industry as a whole grows and improves rapidly; we certainly need a lot of homes!

Retrofitting homes with better tech is important too. Eg; Electric heating, better insulation, better windows, electric boiler, electric oven/stove.

I know that I'm just watching a 7 minute ad, but this makes a lot of sense. I hope disruption of the home building industry is successful and there are more companies like Veev in the future for competition.

2:10 Actually 10 years ago, Mattamy Homes in Canada started building entire houses in huge warehouses located next to new subdivisions. Like an assembly line. They'd construct a full house - nearly everything then move it out to the prepared site.

I want to love this! I really want to see more fabricated buildings that can be assembled on site. However, my number one concern is who services the product that is your home? What happens if you need to fix something in the wall? What if you want to move an outlet? change the lights in your ceiling? The current contractor based industry works and continues to succeed because each industry specializes in the implementation of their standards. The other practical implications are things like what does hanging art look like? What about anchoring bookcases? Painting the walls, changing the flooring, etc.? Homes need to be able to evolve to meet our needs and desires and as basic as timber framing and sheetrock are, they're extremely adaptable.

My thought exactly. When they mentioned how the company wants innovate the house like phones and cars, the thought that went through my head was this might be a right to repair headaic considering the production process will be proprietary. And Veev didn't mention repairability either. Its is someones home, not a car or phone, and one of the most expensive "product". There are just too many red flags for my liking.

Great comments; I think there will always be a rich marketplace for homes that are highly customizable. I also think there are swarms of people who want nice things without needing their own sense of style, and these prefab homes will be just right for them.

It's a great question! Independent contractors can also do the repairs- every single wall inside and out is a material that opens up really easily and then reseals: “HPS,” aka Corian, shown in the video though this capability is not specifically demonstrated.

I get the feeling that this is more business and profit engineering/improvements than it is actual technological improvements. I saw a couple things that seem like real technological improvements, but they seem to be minor talking points to the broader vertical assimilation I see.

So like, should shelter be considered a consumer product tho? Feel free to call me call me Commie, but I'm pretty sure that's one of the basic human needs. One of three things you prioritize while bushcrafting or living off the land.. Kind of seems like a first world country should be able to provide basic human needs if it expects those humans to enter a Workforce and pay taxes into a society they have no choice in creating, nor altering for about two decades after conception. Just a thought, a free think if you will

We definitely need to solve zoning issues, and we're very excited about new developments there (e.g. www.freethink.com/transportation/california-housing-reform-legalizes-up-to-2-4-million-new-apartments ) though there's still along way to go. While this technology is being developed with single family homes in mind, it's easy to imagine how it could play well with increased density and zoning reform. Missing middle housing types like townhomes, bungalow courts, duplexes, etc. could be much easier to assemble quickly in areas that are currently zoned for sprawl.

There's this company from China named Broad Group which does the same thing. They even build high-rises in days. Compared to these startups, this company is battle tested, having deployed and validated their ideas in the housing market.

It's a nice start on ways and hows to build better homes. What would the coast difference between the two and for example take a 1,500 sq ft house with a two car garage. What's the price differance for the current way vs this new way that is shown in this vid?

fully furnished home is all good and dandy as long as electronics and fixtures will be better and more cost-effective than the competition. things that need regular replacement, such as light bulbs, should not be customized; so the owner can choose what bulb to use...in places like NYC, the cost of the home is mainly due to the value of the land the house is sitting on and less to do with how well designed the home is or the quality of the materials being used.

Iv also always thought earthquake proof to some extent may b a way to rid our selfs of the tires we stock pile infused with concrete to absorb the shock waves an reduce to vibration of the structure but not sure if it create a bigger problem it all needs deep testing.

I'd love to build a prefab home, it's such a hassle to hire people to build a home. Pre fab homes take away most of the uncertainty because it's basically already fully built.

pretty sure prefab homes are more expensive to insure and some lenders won't lend on the same terms as a normal home. Until these rules change it will be hard to see people paying in full for a 400k home

You are absolutely right...'we work for our home'...the technical question is: How can it be made to work for us? The pre-manufactured home as a option to the housing crisis is only part of the solution...an increased density of housing units ...is the other. A single unit approach is very expensive, no matter the construction method. Perhaps we should be looking at the multi-family clusters using this method (an well designed infrastructure makes sense at a much bigger scale). The issue of extending the life cycle of the materials, is appropriate, given the number of times 'the family' is expected to change their address in their lifetime. I believe that the world is changing fast toward more flexible 'life choices' as where work will be no longer be tied to location. Direct home ownership models have lost their appeal for many a generation...'access and time use' will be a more appropriate in the future. 'We should be no longer limited by political, national borders, or well designed artifical constraints that keep everyone intentionally separate for selfish economic agendas.' Given that climate change is here...we need to 'pivot' our references...now! Retired Architect.

I love the idea, but I also feel the philosophy of one company making all of the elements of a home could easily turn into more sort of proprietary manufacturing. It's great how standardized a lot of home building elements are, simply because there's a need to keep it as much like a lego building process as possible. Would we eventually need "veev certified" repair-people, buying higher priced Veev brand materials? That sounds like an absolute nightmare.

Do the walls just provide the "infrastructure" of electric and water, so that you run pipes on the wall from predetermined connectors in the wall to your desired outlet, that again sits on the wall, and isnt sunken into it? Or are the outlets directly build into the wall, ALLthe wires and pipes run inside, so you need a to replace the wall completely for every new outlet you need?

I love the concept of modular off-site construction. It is more accurate, reduces errors, cuts costs. What I'd love to see is modular construction using a sustainable, natural product like hempcrete or hemp wool. Hemp is carbon negative, insulating, fireproof, and requires no moisture barrier. What I like best, though, is that it doesn't off-gas VOCs, and thus creates a healthier indoor environment.

Most don't want to think of it as a product because they don't want to believe they can't resell it for more. Like most cars, it'll sell used for less rather than the bloated prices homes in the housing bubble sell for.

It sounds nice, but nothing was said about how you do the maintenance when needed, because as much as you want a maintenance free house, stuff brakes once in a while. Also, as appealing as it sounds to hear "your house will produce your food" there is nothins beyond yhe idea and I find it hard to "squeeze" anywhere since it surely depends on available space and energy and so many other variables. At any rate, I'm looking forward to seeing the final product and how it checks all the boxes. Good luck

I absolute agree with a caviat. Homes should be designed more like luxery yachts. Get experts to design a functional space just like they design cars. Use modern materials, try new ideas for sure but... The proof is in the pudding. What will their houses look like after 10 or 20 years? The box designs shown have no eaves, no real spouting. Will the exterior panels get mouldy and streak over time? Houses are build as they are for a reason. Often reasons forgotten but valid never the less. Because a house is so expensive it tends to be considered a permanent product. Those are insanely high expectations. Maybe this is where innovation needs to take place.

Metal is a heat conductor, and therefore your first condensing surface. The proper way to insulate a metal framed structure is to put ALL of the insulation outside of the wall. As shown @2:32 I suspect this home will have terrible thermal performance immediately, and eventually develop terrible mold through the formation of condensation within the walls. Any insulation between metal-studs is practically useless (heat finds the path of least resistance: METAL), and I suspect they are relying entirely on a perfectly sealed vapor barrier in order to prevent moisture buildup within the walls. Yikes.

How well does this scale? What happens if I live far from their production facility? How much does it cost? Where am I going to put my Veev home? Who is this really for? Does anyone really think that reinventing the single-family home solves anything? Are these not just the latest 'posh' prefabs with a vaguely tech bro twist?

Sounds so exciting, but they ignore all those pesky government regulations that every single jurisdiction has. They have no idea of the longevity of their products.

Can you say thermal bridging? Why put any insulation between steel studs? Energy will conduct through the steal studs bypassing the insulation. If you want to use steel studs, the insulation needs to be on the outside of the wall.

Above grade construction is obviously important. Cool high end materials with tons of benefits that are expensive are not really revolutionary. It's the below grade construction industry that needs disrupted. It would seem logical that large swathes of land should be prepped and made to be suitable concrete or gravel for a dwelling to be constructed on. I can see municipalities making, for lack of a better term, large trailer park type developments. You're paying for the foundation and utilities like you would any monthly bill today. How you build your structure is on the owner/tenant/person. If you lived in a sweet trailer park that was walkable and nice with parks and pools and schools and stores I think folks would love the lower cost of ownership with the amenities. I guess I'm proposing sweet trailer parks as the solution to mass home ownership. How about $500/month in elec/gas/water/trash/foundation/police/fire/parks/pools/community center/stores/concert halls? So $150K to build a 1,200 above grade structure, so like a $1,000/month to finance that. I dunno, folks can't afford entry level $350K homes at 6.5% there has to be a stable price point that's targeted as a solution. The 3D concrete homes are cool, they're scaling and running 5 machines at once in a Texas community now. I feel like the above grade work has a million options, it's the foundation work that's terribly costly and time consuming.

So my entire career as contractor can be monopolized, love that idea! Also... little teensy weensy snag here with the pre-fab and shipped walls... how would you renovate or upgrade it without destroying the value of the home by ruining the conceptually perfect engineering? Oh right, you can't unless you want to fork out for these guys to do it for you. Hard pass for me

It is called prefabricated homes, which exist. Nothing new. But these prefabrication need factory and high transportation costs. This is why general construction made by local sub-contractors.

It's a prefab home. It is a home that will be difficult to repair by someone not familiar with this process. There are so many other products and methods for building a much better home for a lower price and with less long term issues. Buyer beware!

So if I need to replace a lightbulb or a wall socket, I need a Veev-branded one? What if I need to replace windows or the roofing? Veev-brand? I fail to see how the consumer gains anything when the home is turned into a "product" as Veev wants to see done. Sounds like they are just trying to capture wallet share from homeowners. In the current market of affordable home shortages in most major cities, we need homes to be further commoditized, not productized.

low tech minimalism is the way fwd not high tech. i get stressed with just my mobile phone bothering me with bleeps. I will have a breakdown if the dishwasher fridge microwave door bell and washing machine join in. Cars without any electrics are already becoming collectable in usa.

The more factory built your house is , the less repairable. Say what you will about my 2x4 construction home. But any contractor can work on it. Try doing that with a custom built factory made product

Seems like an attempt to make a housing monopoly with little variation in its design. Ultimately because it's a business you will get pre fabed buildings that externally will look about the same. Controlled by a single business for every component of your home. Some benefits to this method sure, dont think it outweighs the detriments.

Modular homes aren’t exactly a new idea. It’s a bit rich to claim they’re the only ones doing this when it’s a significant part of the housing market in Scandinavia.
