Just a suggestion, open kitchens are a nuisance. We've lived in a house with open kitchen and now finally we've constructed our own house with a separate kitchen and we love it. Ac cooling is too difficult with an open kitchen. It is a western concept not suitable for us desis who eat alot of spices 😂 you end up sneezing and coughing all the time because of the aromas.
The second house that was finished was very good..u can change/upgrade the bathrooms and also the upper portion drawing room can be made a master bedroom by adding the wall !
amma's words were soo true my parents started construction on a 1 kanal 4 marlas plot 3 years back and decided to construct 3 portions, basement ground floor and first floor, thier were soo soo soooo many times jahan kam slow karana parh gaya evn rukwana parh gaya due to funds ke maslay but Allah aise aise solutions nikal ke diye ke we were left speechless, insaan ko bas kadam lene ki dair hoti hai agay rastay Allah khud khol deta
Firstly congratulations for thinking of getting a new home. But as an architect, I honestly think you should get an under construction house, so that you can put your preferred materials and fittings. The first house was too small and the second one could’ve had better fittings. I’d suggest you to keep looking, I’m sure you will find better. 😊

My two cents, always go for detached house, otherwise you will face seepage what so ever. You have to compromise on size or constructed area but believe me it worth in long term. Don't go for French windows, the amount of air and light needed can be done with 4 feet window for backside bedrooms. It will help in keeping privacy as the neighbouring houses are very close.
MashaAllah the second one is good but make sure you have enough space for a garden to chill to have some plants, tea time and Amma and Anya can do some modeling for their clothes while Humna and the rest of the household can chill looking at them😅. May ALLAH give baraka and grand you a specious house. AMEEN!
Heyy Ali, was just wondering if you've asked for permission before recording someone's property? because even though you guys don't plan on purchasing that specific home and are only visiting for a different purpose altogether - its still someone's home and can be considered invasion of privacy! also you giving your two cents on the material used or the layout etc. might end up hurting some sentiments :/ Please be mindful that you unintentionally don't end up hurting someone's feelings

As an architect i would like to guide Always the planning of the house should be good.. and practical.. improper planning cn lead to depressed living no matter how lavish u decorate it

Important🔺 You should make one room on the ground floor to add more space on the other things. DONOT MAKE OPEN KITCHEN. make 3 three rooms on the first floor and dont give space to drawing room stuff. And add as much cupboards as you can because they are the most important.

Try to avoid buying readymade houses.. They look like pastry but the material used usually substandard.. As time goes on their damages n faults started appearing.. Buy a reasonable plot n design ur house according to ur taste n requirements.. It WD take some time but eventually u feel satisfied that u have a sound house.. Its an honest opinion based on my life experience..

Better to build your own after buying land. That way you can choose to design according to your needs by an architect and have spacious rooms. It is good to have green space/lawn/garden in a house and some trees. You'll need all that with climate change. Best wishes.

We live in US and building our 2nd home in dha lahore. My advice from experience is to choose a good architect. Do your homework on the layout and explain what you need. Experience and well know. Architect will be good choice. When you choose tiles for your home, choose the largest tiles. It will make your home look spacious. Go with white tiles and keep it same through out the house. Keep your home white and neutral. Kitchen should not be red, keep it in beige and white. I am into interior designing and I can give you more advyif needed.. best of luck.... Btw, our house will be in Sha Allah completed in 3-4 months

The second finished house was very nice! Har cheez pefect nahi milegi kahin na kahin kuch adjustment karni pari hai but overall bohat acha spacious ghar hai specially for ur family
If you are constructing your own home focus on everything each details but mostly flooring as it plays a main role also keep the "less is more" concept in mind while choosing tiles for washrooms and kitchen keep the cabinets in neutral colors and built in wardrobes or walk in closets are a must for more spacious rooms.
Second house is the best option to choose or zahir hai Ky kahi na Kahi compromise krna parhta hai or Baki vo Jo first floor of drawing room hai ausko ap bol rhy thy Ky master bed room hona chahiye tha toh vo toh ap log khud bi ausko master bed room Mai convert krsakhty hain overall I like the second house more ❤
If you are constructing your house, please hire an architect, it will save your money and time. You won't have to see so many houses for planning just hire and tell him/her your requirements.
Second option bohot ACHA hai agar aap ko 2 kitchen ki need nahi hai to aap aik khatam Karwa saktay hain or washroom mai bhi aik wc khatam Karwa dain space achi ho jaey gee bohot acha Laga second ghar aap Thori si renovation Karwa lain or kitchen mai tarace ka door nikalwa saktay hain
Please dont get readymade house if you can get it constructed as per your custom requirements do that, as you construct it once in a lifetime (mostly) Buying ready made house as you showed will require many alterations as per your requirements again costing you loads of money. Honest suggestion is please do hire a good architect it will cost you some money but you wont regret it.

Not a right time for construction with the on going inflation. We started constructing house in nov and it has been so difficult to manage budget as soon we started.
the second house is better than two of options you showed but again there's im sure many better options and spaces if you guys give more time and find one.
