Jen Lefforge -- this is good information about availability of rooms 7 months out. My wife and I bought our DVC a few months ago, 75 points at Copper Creek. We might just keep these 75 points here too stay DVC and then go though resale for the other points more.

If you like Disney, DVC is a must. This is the best investment I have ever made in my life. People dont drag your feet, the price of points will only continue to rise. I recommend owning multiple contracts at 2 different resorts. Makes booking alot easier. Vero beach is a slice of heaven and OKW is a must to own points at.

Crazy, the timing on this news. We closed on a 160 point BLT contract yesterday. Out first time being DVC. We will also be closing on a 181pt Sara contract next month. Same use year. We specifically targeted those two resorts for our homes, as we feel they are highest value, and we only want resale because we are FL residents & get most of the same discounts. With borrowing and banking, we have great choices now at 11 mths. Your videos were a good source when we were deciding if we wanted to become DVC owners. Even checked your broker’s site when we were looking, but she did not have the resorts/UY we needed. Thanks for another great video.

You're so right about the difference for room reservations at 7 months out. Someone on Disboards has tracked availability everywhere, and it's fairly easy to get 1 or 2 bedrooms at 7 months, but not studios. Knowing that actually informed our decision about how many points we looked for in our contract.

My home is the Beach Club with 250 points. I do not pay $2000 a year in fees. The BC is absolutely the best resort. The issue I have is they used the International Gateway entrance to EPCOT as a selling point. And up to this date nobody but local resorts use it. When they finish with the Skyway, that will change. And I will not be happy. My daughter is getting married soon and I booked them in a single bedroom which would cost $10,000 in room fees alone. We have easily made back the costs and having a full kitchen, separate bedrooms and your own laundry is unbeatable.
The best advice I can share with anyone who is thinking about buying DVC is buy in a resort you will be happy to stay at. We own 2 contracts. The first at OKW that we purchased direct from Disney. The second was a resale also at OKW. We never have any issue getting the type of room we want 9 months out. We typically stay at the Art of Animation Race Weekend with a group of friends paying cash and then onto a grand villa on the Monday after race weekend. We stayed one year at OKW for race weekend but missed out on a lot with our friends who that year were staying at Pop Century. Our next trip is in 2 weeks for the Food and Wine. We had booked 9 months out at OKW because that was all we could get. We wait listed for the Boardwalk. Much to our surprise our wait list came thru! BW for the Food and Wine here we come! Next to buying a house DVC was the best $$$ we have ever spent!
You make a great point - you don't have to be able to book at 11 months as long as you can get in there in the 7 - 11 month window (when only owners at your resort can book). LOVE THAT. Great point!! And why we are REALLY thinking through our next home resort! Have a FANTASTIC time at Food and Wine!!😍
Reading all the comments about not being able to get in resorts, I gotta ask why anyone would buy into this. As just a regular Joe, I log into my Disney account and can book many of the resorts on the same dates dvc members can't book.
Well, in our situation, last year I paid around $2000 in dues and that covered 6 nights in a two bedroom savannah view at AKV Kidani villas which, during Thanksgiving week, goes for $1200 PER NIGHT. So our savings were significant. We would never be able to stay in those kinds of accommodations if we were paying out of pocket.
@@JenLefforge do you get that same room at the same time for your $2k maintenance fees? If so it might be a deal. Of course the $1.2k per night is an outlier rate. And the other cost associated with being at disney at that time of year are very steep as well
They did just start offering a fixed week option - we don't currently have it. And we live in GA and are annual passholders so that's fixed for us. I think the point is everybody's situation is different and for some people, DVC really IS a great option but obviously not for everybody!
One of the best things I ever did (besides getting married and having kids) was buy DVC. But I am a Disney fanatic. I go every year, so the points are worth it for me. I've stayed in two bedroom villas at the Animal Kingdom, Wilderness Lodge and Grand Floridian for multiple days at a time. There would be no way I could afford to go every year and stay at those places. I have never had a problem booking ANY resort, even at the 7 month mark. I even plan on buying more points in the future. Sure DVC isn't for everybody, but for me it is absolutely worth it.
The cost per night in points was a large factor in our decision for home resort. Don't blame you at all for considering it. As someone who was on WDW property, even the 11 month is difficult for something like your Thanksgiving trip if you wanted a studio. Lots of walkers. If I were doing it again, I'd buy enough for my "week" in a 1br instead of enough for a studio that I can't seem to use well when I want.
You will definitely do better with WDW trips with points at an on-property resort. In 19 years of DVC this was our first experience with the 7 month window and We saw the same thing with studios at 7 months. I thought I would easily be able to get one at Saratoga, but as with your experience, there was nothing anywhere. If you are able to book at 11 months, I would suggest taking a look at either BWV or AKL. The standard view rooms at BWV and the value rooms at AKL are really, really good values. We own at both resorts and these are the points that we use the most. We usually rent out the points from our other two contracts to pay the dues and generate cash for cruises. Good luck on the hunt.
I just stayed at Boardwalk Villas in one of the refurbished studios (as I think you know) and OMG, LOVE LOVE LOVED it. It's definitely on the list but those contracts are few and far between, Chris! Thanks for watching!

Question for you- if you had recently purchased a resale at Baylake and also own points direct at AK, how long would you hold on to a resale contract, just for the points, not for the home resort, before reselling it if you wanted to purchase more direct points at AK?

We purchased at Grand Floridian and do not regret it at all. It's a very tough resort to get into if it's not your home resort which gives it a more exclusive vibe.

Cough cough Baylake... lol we are finding ourselves doing birthday trips for Ellie and Max and now you actually have us thinking about getting another small contract for specifically for their birthdays. Because you’re right, trying to get a studio 7 months out is near impossible.
The rental market isn't helping us either - and I LOVE the rental market and have rented many times so I'm not judging THAT at all - but I do think it's a factor as more people go that route when they can't use their points - and why not? Makes sense. You KNOW how much I adore BLT and it's SUPER hard to get into at 7 months so if I want to be there for the kid's birthdays I may just have to buy there.😜😍

Can you imagine? Do you remember the DVC video they did a few years ago and that grandmother took all her grandkids to the DVC Grand Villa at BLT and I was literally drooling. THAT'S MY DREAM! My dad passed last Feb) She wiuld like to sell but man she will make no money on it and no bites ! My father in l aw is trying to sell a timeshare in Fl (not disney) It seems that those that sell these timeshares sell them at top dollar but when its time to sell no bueno. Lol. Maybe out side times share nedd to take some lessons on how Disney does it. 😄😉 Good info and glad it all worked out for you!
We purchased DVC because we love Disney and so we could pass it down to our Lil girl. We are owners at Animal Kingdom Lodge since 2008 and at the time we were a family of 3 and we lived 3 hours away, now are Daughter is married lives 30 minutes from Disney and we live 45 minutes from Disney. My husband was in an accident and we rarely use it except for the occasional members only events at the parks that we rarely can get in on because the booking date for DVC members without resort reservations is 2 weeks after the people with reservations and most spots are taken by then. :( Also We are thinking of selling because our Daughter really doesn’t want it.We can’t even beg her into using the points every year. So this is perfect timing. Thank you
You will have no problem selling that contract! Just make sure you go with a licensed broker (I know you know this but others may not, it is a full blown real estate transaction). I'll have more specific this afternoon in my interview with Shontell! And sounds like it's a little bitter sweet for you but might be time. I'm so glad the information was helpful!
People keep hearing "you can't get a room" and they don't listen to the facts that you are trying to get the least expensive category room at the busiest times (race weekends). We own at Kidani and had very little problem booking a studio at Copper Creek for 5 nights In February during Festival of the Arts
I can’t help but wonder if the difficulty in booking at the 7th month mark is due to all the people renting points. Then again, those who walk out their reservation. Maybe when the Rivera is finished we’ll have some wiggle room! I too panicked when I saw your title! ☺️
Debra, I FOR SURE think the rental market is par of it. And we love being able to rent points, but before that was a thing, I feel like owners were more likely to bank points they couldn't use rather than rent them out AND I think some people are buying contracts with the express purpose of renting them out. And I agree - hopefully Riviera being a larger resort will help! And no worries at all - we are still "neighbors" LOL!
Such great information! We are not DVC owners, but I can tell you it’s hard to get a reservation for value resorts these days, too. I’m looking for October and there are only moderates and deluxe available. Of course I’m just looking online and haven’t called reservations or reached out to my Disney planning specialist yet. Simply because I’m just in “ looking and thinking” mode. This used to NEVER be the case. I have theories about that, but I’ll save them for another time 😉
Yeah, I think some of that has to do with all the refurbishments as they get the rooms ready for Star Wars, but you're right - you almost need to be planner no matter how you're staying there anymore! Thanks for watching, Cheri!
Not a DVC owner but did look into it. Started looking in July for our October trip and we're not staying on property.🤞that government doesn't shutdown this year, messed us up last year(was on WDW property when 2013 shutdown happened too😤) We go for Flower and Garden every Spring, Christmas time in addition to Food and Wine and are out of state APs. So crowded anymore, don't do the Marathon trip anymore. Very interesting video, thanks.
Congrats on selling your contract! I don't know if/when Adrian will let us pick up a second contract, but the number one thing I've seen advised by all the longtime DVCers with multiple contracts is to get them in the same use year. Looking forward to hearing about your future home at WDW! 🙂

You see my dilemma! And I can buy MUCH fewer points at OKW and still get the same size accommodations BUT I do love the 2 bathrooms in the 1 bedroom BLT villas which you don't get at OKW. It's too hard! I'll just buy both! BWAHAHAHA

What I don't like about DVC is the annual fees of over $4,800 dollars a year, for the amount of points we need. Ask away! Yes, it can be MUCH cheaper but not as much on the newer resorts - but still less. If you go to the DVC By Resale website you can see what different resorts are going for. Also you can buy resorts that Disney can't sell you because they no longer have them "in stock" so to speak. Great question!
Bob, seriously, those Grand Villas being such a great value is a big reason why I'm looking there! I can't possibly afford enough points to do a Grand Villa at BLT (although wouldn't THAT be lovely) but at OKW it gets a little more in reach. Thanks for watching!
At this stage of my life, I am going to rent DV properties. I can’t afford it, too much commitment financially. If I could do it all over again, I would have bought into it many many years ago. My priorities are different now. Life brings many unexpected surprises, so selling the contract is a good option. 🙂

Heather thanks so much for watching. It sounds like your husband is a smart guy! The key is when you buy resale first, someone else has already taken the "hit" on price and if you need to sell, we make it simple and straightforward for you so the loss is small...or more often than not, zero.
Clever swapping to fit your needs. I would only consider Disney, Hilton, Marriott, Hyatt, or Sheraton if I wanted a Timeshare. Today we got pitched a 12K Wyndham timeshare, with $500 a year maintenance, very deceptive presentation that may have fooled me if I didn't know better. Found the same package, same location, sold last month on Ebay for $1.99 Based on Yelp reviews, I would have been lucky to stay in a last minute dump, or save my points for 3 years for just a weekend in a resort.
And it is worse than that, giving them away on Ebay cost just a couple hundred in closing cost and transfer fees. Taking them to a legitimate timeshare exit company, can cost a few thousand, and there are a lot of scammers preying on desperate timeshare owners. It is a truly ugly and predatory business, outside of reputable Hotel Chains and Disney, or small independent owner managed ones.
We might consider Marriott - we stayed at their property in Hawaii a year ago and I LOVED it! But yes, for the most part timeshares are a scammy business.
The only flaw I see with becoming a DVC Member (we have three contracts) is that they do expire; some as early as 2042. No, I don't expect to be using my points in 24 years (although, it's possible), but I do expect that someone else would be interested, and for a 30 year old, I would think the expirations would limit the value on a sale of the points to such a young person and family, as well as to anyone of any age. If not today in 2018, certainly as a few years more go by. Our Disney VC Guide told us the board of any given resort can vote to accept an extension of the lease, but that's only if Disney puts such a question to the board. I mean, we can't do that unilaterally. Disney has done this in the past and I wonder what the plans are as we approach the expiration dates. Timelines look very different when you are just starting out. Then again, sometimes 10 years seems like forever. ;-)
Very true! I can tell you that we sold our contract very quickly and what i'm hearing from Shontell is that she really needs more contracts to sell - she has lots of buyers! But yes, you're right, there's gotta come a point when that value goes down as we edge closer to 2042. Will be interesting to see what, if anything, Disney does there. And yes, when I was 25, 10 years seemed like a very long time. Now? Um, not so much, Lawrence.😂😍
Yeah, that would be amazing! Those loaded contracts are SUCH great deals! The first one we bought resale was that way and we stayed a week in a 2 bedroom at Beach Club as our very first stay (btw, don't recommend that as one gets terribly spoiled;).
If you love BLT it actually, over the course of the contract, comes out to less per point than OKW after factoring in dues onto purchase price and averaged out.

Yes, every owner pays annual dues regardless of how they purchased. And yes, if you own one contract with perks you can use those perks for all of your contracts, even if you purchase additional ones via resale!
It's a cool feature and why I will NEVER sell our first contract since it has all the perks! As long as you have ONE contract with perks you'll get that blue magic card that gets you into everything and also gets you the merchandise discounts! Glad I helped Barbara!

We saw quite a few people with motion sickness patches and they really do work! I felt nothing and had no motion sickness issues whatsoever, but if she's worried knowing she has medicine that will work might do the trick??
But I was told no matter when you get additional contacts dvc uses your original use year for all contracts because of the fact it would be confusing otherwise.
Yes, if you buy direct from Disney they do try to match your use year but it can't always happen with older resorts. Same with resale - you can try to find the same use year but clearly that will limit the contracts you can chose from. Thanks for watching!
You scared me with that title! 😆 When you mention “expiration date” for Old Key West is that for the particular contract you are looking at? I know when you buy in through Disney it’s a 50 year contract - how does that work for resale? We have been dreaming of becoming DVC members for years and it’s finally within reach! I appreciate all of your great info!
So, each resort has a different expiration date and it doesn't matter when or how you buy, the expiration is the same. So, for instance, if you bought one of the older resorts direct from Disney (like Vero) the expiration is still 2042 because it's linked to the resort not the individual contract. Does that make sense? BLT, for example, is 2057. And that's true no matter who you buy your contract from. Please reach out if you have any questions along the way! I researched for over 2 years before we finally purchased so I get the doing your homework part! There's lots to learn! (although granted not everyone is as big a geek about it as I am😜)
It kind of sounds like you'd be a little happier buying into BWV (much harder to book a studio than OKW), although OKW is lovely and has those huge rooms! It is the original after all, and you might be able to find a 2057-expiring OKW contract if you're patient enough. If you do end up at the Boardwalk, we'll wave to you from the beach club. :) Good luck!

Question: Have you ever used your points to book trips overseas? I tried to find info on this and haven't found much info. Maybe I'm not looking in the right places but that is one of things that attracts us is being able to use the points to stay at hotels overseas- like in Europe or Carribbean.
I've looked into but you have to plan pretty far in advance and I'm not confident that the accommodations are on the same level as Disney properties. I've heard from others that they have done it successfully but I just prefer to use my Disney points AT Disney!
I sold one at Saratoga Springs 2 years ago I bought through Disney in 2012 and made $1800 profit I was pretty shocked and do plan on buying again but only at Vero Beach "best resort amazing cast members also "

Micah Moore it’s a gorgeous seaside resort and that’s honestly our favorite kind of family vacation - we all like it at least as much as we like Disney (and on great weather days we love it more!)
@@JenLefforge I completely agree Vero beach is the most laid back Disney vacation you can take ,your not trying to get anything or everything done it's just relaxing you get your chairs at the beach and spot by the pool and just flip flop all day long. I cant forget the character dinner is amazing and not too pricey and they have tons of activities for smaller children also
Seems like this is a great idea, should help lower some of the stress. Any stress you can remove from travel is worth it. I have Polynesian as our home resort, and it's our favorite but it's kinda studios or nothing there. No way would I blow our year's worth of points on one night of the Bungalow.

My Parents have a DVC membership at Saratoga, and at the 7 month mark all that was open was Saratoga for 2 studios! I love the Beach Club and have been on the waitlist since April. My husband and I want to buy at Beach Club at some point in the future, so we can get the booking at 11 months.
How did you get on the waitlist? Are you waitlisted through resale or through Disney? That is our first pick for home resort too but don’t know how the waitlist thing works 😆
On the DVC member website, there is a way to add yourself to the waitlist on there is something opens. Or they can add you by calling Member services. I think if someone cancels they review the waitlist and move you.
We bought at beach club because we knew we would always be happy to stay there. We have stayed at quite a few other places and loved them but beach club is our favourite. We are saving now to add on a few points at the Poly though!!
Jen, you might want to buy a contract that has a longer date. Sure you won’t need it that long but you can give it to your kids or sell it and it will have more value.

Jen Lefforge Lol not wanting to watch your kids fight over who gets the DVC contract I can understand but I would still recommend a longer contract. I cringed when you said short term OKW. If you bought somewhere longer like Animal Kingdom Grand Floridian Copper Creek or if you just like studios Polynesian might be best and you can usually get OKW at 7 months so you can stay there every now and then. We have friends who bought Beach Club because they have young kids and want to stay there. They plan on selling in a couple years and buying Grand Floridian or maybe the new Rivera

So.. I've been looking at renting from Dave's, and they advertise $16/point. Question: with the current cost per point being anywhere from $140 to almost $200... how are owners making money on rentals?
So, the $16/point you're seeing is to RENT points for one visit. That's not a resale purchase, just renting points for one stay. The $140 - $200 per point is to OWN a contract that lasts several decades. I hope that clarifies it for you!
I love that you said 160 was big. that's what size ours is, and I like it, but I always felt like we don't have many (in the groups I am in, people have upward of 800+).

I've heard many DVC members share a perk was knowing that as years go along, the price of your vacation isn't going to go up in reference to your resort stay. My question is, if someone has a 150point contract, for example, and this gives them on average 10-12 nights per year, will the amount of points per night increase throughout the years as well? Meaning the 150point contract isn't worth what it was in the beginning? Have the point charts for the last 4-5 years shown an increase? I know Disney can change the rules at any point, but just wanted to get your experience. Thanks so much.
Hi Brad! Here is the simplest way to explain your "big picture" question: When Disney builds a property, the amount of points is set. (Let's hypothetically say it's 1000 points) They then distribute the points based on unit size and time of year (demand). ie: Studios are less than a 1 bedroom and Christmas week is more than a week in May. While they reserve the right to change the points within the distribution based on demand, they can't change the initial set amount of points. (So, hypothetically, if 150 points gets you one week in a studio during the 2nd week of May when you purchase, it should always get you a week in a studio at that property....but it may not necessarily be the 2nd week of May.) Does that clarify and answer your question?
New fan here! Just subscribed! We are semi new DVC resale owners (as of Sept 2017). I’ve wanted to buy in for 10-15 years but it didn’t make sense until last year. We bought in at Wilderness Lodge (original BRV villas) bc we fell in love with it on our first stay in June 2017. We are in Georgia as well! So far we have had one DVC stay and are going back in 3 weeks on a cash stay bc I need more points...haha (one of the dangers of buying in). Our boys are 4 & 6 and we were born early 70s as well so resale made perfect sense for us. I plan to buy more points in about 4 years, I think. Just not sure if I want to buy through Disney (probably Saratoga) to get the 75 points direct for the perks or just another resale contract. In any case, I love the videos I’ve watched so far!

Every time I watch these videos I'm a little mad at myself for not buying in to DVC years ago, when I think about all the money I've spent at Disney year after year. My daughter is almost 13 and I'm wondering if it's still worth it to buy in when she might out grow these trips sooner rather than later. Then again she could take after me and be a life long Disney fanatic...
We didn't buy until our oldest was 13! Scott and I love Disney, too, though and I can ABSOLUTELY see us going when we retire and maybe even not going into the parks - just enjoying the warmer weather (yes i know I live in GA but our winters can get COLD) and the resort amenities and restaurants! Hi Dawn - Disney has so much more to it than just entertainment for the kids! Oh, Dawn I get you. 3rd generation into Disney, my husband's family wasn't and wouldn't go until 5 years ago. He has brought up DVC. Our children are adults and my favorite memory may be watching my adult son in the Army trick or treating at MNSSHP, brought tears seeing him getting to blow off stress and act like he was young while we skipped through the rain so many years ago.
Honestly, DVC has become a trap. They are overselling the properties and we can’t ever get anything at the 7 month window. They sell you by saying you can stay at different resorts but we just haven’t seen that. Really disheartening.
I don't disagree with you at all. It's getting to the point where I've been advising people to truly only plan on being able to stay at their home resort. If you CAN get something at 7 months, good for you, but you shouldn't plan on it. That's sad. Thanks for watching, Stephanie, and for your insights.
Jen Lefforge thanks for the reply, it’s good perspective. I’m very happy for those who get enjoyment out of it and hope for many more to be able to. I think it’s about level setting expectations for me and my hubby at this point. In 2018, if DVC is still using that as a major selling point, I would argue that it’s almost false advertisement. But maybe that’s not true for everyone and others have better luck? Who knows. We are still glad we bought when we did and do love our home resort. It’s just a different animal now and I have to make sure I don’t get discouraged and jaded by taking what we do have for granted! ❤️
There’s 2 schools of thought on where to buy DVC . 1 buy the cheapest ( Saratoga Springs) and stay there and if you can book somewhere else at seven months then great. 2 buy where you want to stay so you can stay when and where you want. Idk if your trying to book at the most popular times but I was able to book Grand Floridian at seven months.
I assume its because you can buy into some resorts for much cheaper. If i was a WDW vacationer I would by into the cheapest price per point i could find, then hope to get into a fancier resort with my points. Knowing it was extremely hard to book at Disneyland after the seven month mark, i paid a premium for my points for VGC. Even at the price we paid, we are saving 1000$ per vacation each year on our hotel.

Sadly, using them for a cruise is the one perk i CAN'T use because when we bought in 2012 that was not allowed. I HAVE been on the Disney Dream, though, for a 4 night cruise years ago and we LOVED LOVED LOVED it!
I've heard that it's more cost effective to rent your points and use the cash to pay for the cruise, but I've never checked the veracity of that information.
I agree with Carly on this one, Oliver. In fact, I did an article on it in our site's blog because it can be confusing. Cruising is generally not a good way to use points in terms of value. However, I go on almost all the DVC cruises, paying CASH and they are fantastic. I highly recommend cruising, just be wise in how you pay for them. Thanks for watching!
You mentioned the DVC room inventory issue of no studios during marathon weekend but can't you use your points towards hotel room? Why not get hotel room with your points?
That's a great question! You CAN do that but it's truly a horrible use of your points and FAR "pricier" per night then a villa. You'd be much better off paying out of pocket and saving those points for another trip, financially speaking. Hope that makes sense!

That is the smallest we would get cuz we like the full kitchen, but id love to check out other resorts besides gf. We plan on touring more properties during our december trip
Yeah, 1 and 2 bedrooms are typically available at the 7 month mark except for really busy periods like Thanksgiving week (which is what we found out - we were actually booking a 2 bedroom)
+Magical Day Disney the short answer is: sometimes. It’s never a guarantee but I have heard of people being able to do this but honestly in our experience it’s rare.
To be fair, as long as you can book at your home resort during that first booking window, you should have no problem. It's only when you try to book outside of your home resort that it's an issue. But yes, it is a typical problem!! Thanks for watching, Fred!
