I was born in Yonkers many moons ago. Like all my mom’s family. We moved to NJ when it came time to buy a house because of price. That was over 50 years ago. It’s a shame. At this point none of my generation live in Yonkers, a few are up in Yorktown Hts. area.
We left Westchester in 1981 because we knew we'd never be able to afford a home. We moved to PA and bought our first home for 43K. 40+ years later we have traded up a few homes and live in NJ and are very happy. Thanks for the video.

Logic would dictate that you're right but it doesn't work out that way. Since there's low inventory there are more brokers who are willing to take a lower percentage Commission. In addition to that since there is low inventory that means there's low sales volume not many homes being sold so not many commissions to make
The people buying today are either much wealthier than prior buyers for the same price bracket, or going to be house poor. At inflated prices, the property taxes, insurance, etc... will also be much higher. In Westchester, property taxes are 2-3%, or $20,000 - $30,000/year per $1M.
Inflation is a good and bad thing, can not expect record real estate values, and ground beef at 99 cents a pound , or a new car for $10,000 , does not work that way !
It's going to take time to rebuild the housing supply. Don't know why so many people can't understand that. Last year the housing stock grew by 1.4 million single family homes and 440,000 apartments, roughly 30%-40% was classified as affordable housing. But some communities like Westchester are hesitant to ease zoning and building because they fear losing community character.
There are less than 8 thousand people in Manhasset. WC has 990,000+ people. You're comparing a town to an entire county. The average home price in Rye is $2.1M and has double the population of Manhasset.
