The Gulf is where to go if you want value for your money and if you want low property tax. Dubai is indeed great for this, but also Qatar (Doha) and Oman (Muscat) are other great places where you have tax friendly conditions in modern cities that have modern Real Estate for sale at great prices. Abu Dhabi also in the UAE like Dubai is another interesting city to invest in. Being in the Middle East and in a central geographical region, they attract loads of investors from Europe, Africa and Asia. I also like Singapore, but it's just too expensive these days and so I see the Gulf as the best place for property investment in the foreseeable future.

Honestly having looked at Monaco real estate prices recently $600k for a parking space there is probably a good deal. A nice apartment with 2 parking spots was $15.9 million. The benefit of Monaco as a tax haven is that essentially you are in the South of France and can take a day trip to the Alps, or be in Nice or Cannes in very little time. You get France without the French taxes.

@@thierrysf I looked into it when day dreaming about the billion dollar lottery that someone in Illinois won here in the US a couple of months ago. I thought about where I would buy houses. All total the 9 places I would've wanted a home would've come in at just about $30 million with about half of that coming from Monaco obviously, and it would just be a place to go during the spring or fall in years that Montenegro or Cyprus didn't win the honor. After setting up a Private Foundation and DAF to shelter most of the money from the US tax authorities on such a windfall, that would have been about 10% of what you could easily hold onto for personal use, so obviously money would be no object.

Turkey - 400K (Multiple properties...all to rent out. Gets me citizenship.) Thailand - 250K (Lifestyle play. One property for myself.) Or 225K (Still a lifestyle play for myself.) and take the leftover money and buy a five-year Thai Elite Visa. Should have around $4,000 left out of the $1 Million if these are hard prices that stick. I've been looking in SE Asia and keep getting surprised how expensive land is there when rents are so low and what you get for the money. I do think very good deals can be found when in country. Asians seem to have the view values only go up, up, up. So mostly speculation, which is why rents are low. But when they actually need to sell a property they sometimes hit the reality of maybe months and months without a buyer. That's when the price comes down. Very hard to get comps or really any info. Have to look at many properties just to learn what the value is so the amount of work needed makes it difficult. And of course selling is a problem, plus the political risk. USA looks cheap to me now. Easy to buy, good rents, great infrastructure, great legal system. US property looks 1/2 price to me.

You cannot outright by real estate where you receive a true title on land and brick and mortar you are simply getting a contract/ agreement to occupy that land with or without brick and mortar with a few privileges in exchange for your tax rent, and I say tax rent because ultimately taxes are ultimately rental payments. Ultimately it is those that control the standing armies that have the ability to state by virtue of Fiat, Let It Be that are able to establish true title on land, mainly that they are the ones that can initiate the greatest amounts of violence to persuade everyone else that they hold the true title on land. This is important to understand especially as we move into a more dystopian world, and if you don't see this by now you've got to be incomplete denial. Yet with this important understanding you can then make more realistic decisions as to how to invest the past fruits of Labor so you do not end up having all of your private property confiscated just like your ancestors did at precise historical social economic policy intervention by Central planners at any point in history that transition the majority into poverty while transferring all wealth and property back into the hands of a few. Economic Boombox Cycles are no accident they have been occurring since at least 200 BC and all with a very direct methodical intention of transferring wealth from the majority to the minority through government policies that allows the enforcement of such policies through the initiation of force by the standing armies. The element of Monopoly is what triggers and inflates these massive economic Boombah Cycles that ends with the convenient byproduct of transfer of wealth. It is this very monopolistic elements that we use to determine the misery index, the true root cause of most all human generated misery stems at least directly due to that which is created when you have and operate within a monopoly over the economy and monetary unit. And this is so despite the fact that the actual misery index is calculated by factoring and the unemployment rate and rate of inflation as these two factors are ultimately embedded in the deeper root cause of Monopoly itself. At this juncture in our history you have no other choice but to invest in something that cannot be easily confiscated whether by stealthy monetary inflationary policies or outright direct involvement by the standing armies to confiscate that which you believe is yours. Please consider and refer to forfeiture laws.
