Steve, I think the greens is in Tema, not Accra so the closest city / town centre is Tema, which is also a major hub. Even though I am a Ghanaian, I will say the Nigerian property wins. I generally prefer the finish of Nigerian properties but I think both Ghanaian and nigerian developers should do better on the greenery front. We need more grass and trees around homes..
@@StevenNdukwu I wouldn't say Tema is part of Accra city, but it is part of the greater Accra region. I guess what I am trying to say is on point 2 ie location, when you were comparing proximity to the city centre, it would have been more appropriate to use Tema city centre rather than proximity to Accra. Tema is the closest city to the greens and it is a major hub where you can find most things ie supermarkets, shops, hospitals, pharmaciesetc... So no need to go all the way to Accra for those things. As for the développers claiming it is Accra, I am not surprised as they all try to place/ describe their development as being as close to Accra city as possible... Local Ghanaians will tell you this is Tema, not Accra.

I am a Ghanaian and I have always argued that the cost of living in Nigeria including purchase of real estate is way more affordable. There is too much greed in Ghanaian society where real estate companies want to make 100% profit. That’s why majority of us prefer to build ourselves where you can even use half of what they the price of real estate here is to complete same building. Quite sad.
Nigerian homes and hotels are always great with good price points and decor than that of our Ghana homes. This video is an opportunity for Ghana estate developers to unlearn, learn and relearn.
jokes apart, Ghanaian property especially accra are over-priced. Houses in accra are more expensive than houses here in the US. Lagos is the winner hands down.

I knew it… I’m so glad you made this video, everything in Ghana is very overpriced, I think developers should watch this and give us more than they currently do. Even the million dollar homes still offer much less than what the same amount offers in other places. Granted, everything costs more in Accra compared to Lagos so cost of development of the estate will be higher in Ghana; but the design is too basic.
Great video however you missed the most important point. Accra property is a single family standalone property while the Lagos property appears to be a duplex ( meaning there are 2 units in the same building and the property shares a wall with another property). I don’t know about other places but in the US, Stand alone properties cost at least 20% more than comparable attached properties (duplex, triplex and quadplex)
True but that is usually because of the maintenance fee that they come with or in the case of freeholds, the fact that you can’t control what your Neighbor does to their part of the building. In this case however, both houses are in estates that will definitely be controlled by HOAs so it doesn’t really matter. Another thing that would have made the point valid is the value of the land you have in a stand-alone house, but as we can see the Lagos row house has more land than the Accra Stand-alone.

Price is determined by demand and supply. There is less land in Accra as compared to demand. Bare in mind, the comparison is not even like for like. The same property @ the greens would cost double if in Accra. Nigeria ns are just jealous of Ghana and Ghanaians, and always finding ways to put down Ghana as if that would change anything. Facts and facts and you can choose to ignore it, but that would not change anything.
Great video Steven. However as to interior decorations - Prime does not come fully furnished - that is offered at a premium. So perhaps that shouldn't be one of the criteria. Besides we need to be talking about traffic, the potential for flooding in the area, etc.

Greenery is almost every where here in the US. I don’t think Africans realize how much that is important to people. National and State parks would bring hundreds and thousands of people there. Parks and recreation would be a huge positive investment for Africa . It really should be the norm .

What I would say about Ghana though from other videos I have seen, property developers in Ghana tend to give more thoughts to the greenery and green spaces. Some of the Ghanaian properties I have seen have beautiful green serene grounds.
Whilst the Nigeria property appears more suiting to the eyes, am told that there is still no regular electricity in that country. Conversely, I have also been told by some Ghanaian friends that there’s is regular electricity in Ghana. For this reason, the regular electricity alone triples the value of the Ghanaian property than that of the Nigerian property. The noise from generator and the cost of diesel diminishes all the aesthetic values placed on the Nigeria property.

I think I agree with you that the Urban Prime development is better than The Greens development. However, I would say that another category which is very important is Freehold Title/Deed vs a Lease. It is my understanding that Ghana is mostly Leases when buying land so one never really 'owns' it so while folks say 'well they never take it back at the end of the lease', the fact that that is a possibility will always worry me and make it a less secure investment to pass down to one's heirs

Even without the very helpful feedback I could see the Lagos home is superior in design than the Accra home for the same money. Generally speaking Nigeria (in particular Lagos) is more advanced in architecture and interior design than Ghana is, especially considering Accra is the capital city and Lagos is not. I prefer Ghana as a home country over Nigeria for myself, so I would need to perhaps consider building my own modernised home in Ghana.

A lot of comments on security and concerns with that so I looked at the most recent Peace Index scores worldwide and Ghana is ranked as #2 safest in Africa and Nigeria is #39 - though I would imagine this is highly drawn down by Nigeria's security issues in the north - as with any country, there are good and bad areas.

Nigeria's landmass is 923,768 km² while Ghana's landmass is 238,535 km²., that's like almost times four of Ghana s. There are insecurities in some parts of the far northern parts of Nigeria, but when the western media with their usual agenda to keep a fast rising African nation down reports it, they overblow it and say the whole country is unsafe. Search RU-vid, you'll find videos of both black and white people who came to Nigeria despite being warned and were amazed about the different reality they found in Nigeria.

Uh... No, not at all, actually. Quite the opposite. The better neighborhoods of Lagos, especially on the island will easily run you into the $500K minimum whereas Ghana would be 1/4 of that. Accra is much safer and developed than Lagos. Better healthcare, roads, traffic and poverty as a whole. Nigeria is cheap on certain things like getting maids etc to live the lux life but keep in mind, that's part of the problem keeping most citizens super poor. I'd personally prefer Lagos mainly because it's just so bustling and happening 24/7 but Ghana is by no means the least of the two. They're both very similar on the grander scheme of things but when it comes to architecture, Kenya, Ghana, morrocco and South Africa to me are the best.

It actually is, cus if that was a house in Accra it would have been far more expensive. A 110k Accra home would have been smaller with less facilities than a 110k tema home because of their respective areas. Cost of living in Accra is higher than Tema and Lagos

Hey Steve, great analysis and incomparable visuals as usual. I have a question if you don’t mind. When you say fully furnished. Does that mean all the sofas, beds and furnitures come with what you pay for the house when you buy? Am curious to know in comparison to UK where you get most of the other furnishings but not the sofas and beds except if you pay separate fees. Ofcourse you have all the bathrooms, toilets and kitchen appliances as part of the normal house price. In some cases you have to find a trade person to do your floor or pay the developer to do it at separate price. In fact our first house didn’t come with the floor so we pay a separate trade person to do it for us because the quote from the developer was too high. Our second one came with flooring we choose from the developer. It’s just depends on the developer. This is a very interesting video. I am actually considering a reaction video to this where I will compare this two with a UK house with similar price. Am not going to score them point like your because it will be difficult to find a newly build detached 3 bed house for $110k in England. These two houses will surely be good value for money than the tiny houses in UK.
If you are told the house is fully furnished, yes it means it comes with sofas, matteresses and others furnitures while in some cases they will tell you the kitchen is fully furnished which means only the kitchen has all the necessary equipments while other spaces lacks furnitures
Not justifying... Accra, but the cost and standard of living in Accra varies form Lagos.. .. Accra has a bit more stability I guess..in comparison to Lagos.. and more so due to the Cost of living the value or class of real estate one can acquire in Lagos comparatively to Accra will cost about 1/4, 1/3 or 1/2 more than that of the Lagos development. You ought to first consider the cost of construction plants equipments and or machineries whether to buy or hire, cost of labour... And finally materials and the like... Comparatively.

Everything in Ghana is more expensive. Multinational companies that can be found both in Nigeria and Ghana would want to achieve the same amount from both countries despite the huge population size difference. So prices are times 1.5x or 2x the prices in Nigeria. It makes the cost of building very very high, also the cost of land in Ghana is also very high. However, even the exterior design of the Ghana estate was too basic. So no matter what, a little bit more effort could have been put into the design of the Accra property.
You didn’t talk about security in both locations, which in my opinion you is the most important. To my knowledge safety in Lagos is a very huge challenge at the moment. Ppl get robbed constantly at road stops, on traffic and so on. With the constant rise of kidnapping in Nigeria, I’m not sure if those homes in Nigeria should even be close to worth 110k$. You seem so numb to the the security challenges in Nigeria that you didn’t even take it into consideration. Very objective comparison indeed 👍🏾

Kidnappings are so frequent that ppl are numb in their reactions. Some already have ransom monies deposited in banks just in case. Your statement about insecurity in Nigeria being primarily in the “far back of the north east” is false and misleading. The fact that you down-played the insecurities with that statement shows how bias your stance is. Statistics are currently showing the kidnapping hotspots on the A2 Abuja - Kaduna expressway, the A121 Lagos - Ore - Benin City (where Omoyele Sowere’s brother recently got killed in a failed kidnapping attempt by “herdsmen” at the Okada junction), the A3 from Aba to Port Harcourt (faintly reported in the media), even driving on the A1 from Oyo to Ilorin is a challenge as you randomly could encounter herdsmen kidnapping not to mention the volatile state of driving inter state in the entire north which is also a part of Nigeria. Only ppl with balls travel by road in Nigeria due to these occurrences. Lagos itself that ppl consider safe in reality isn’t. Places on the mainland, like Mushin, Lawanson, Agege, Makoko, Ebute Metta, Lagos Island, Shomolu, Fadeyi, Ikorodu, Ijesha, Iyana Oba, Mile 2, Oshodi and even Ajah as we witnessed after the EndSars protest last year are very volatile places. Every second or third youth you talk to in Nigeria wants to leave the country due to the high double-digit unemployment and inflation rate coupled with lack of perspective. Dude, Ghana is by far safer than Nigeria. That’s not even a topic! I personally have family members there and close friends who have decided to relocate there due to the insecurities in Nigeria. So what are you saying? How can one not consider security when choosing a property?
Try and get your information directly from the source and not from outsiders with an agenda. Lagos has normal security concerns like any other big city, but not to the alarming rate you're projecting.
We should take into consideration that Nigeria has more land, about ten times the size of Ghana. This means Ghana will try to maximise space compared to Nigeria. When you have space, it allows for flexible architectural design.
Very beautiful homes. The only thing i don like about West African homes especially Nigeria is those wall ACs they install in the house, they are so ugly. Those houses are too expensive to put wall ACs can't they install central heating/cooling. Those wall ACs are very rare in Nairobi even in offices.
West Africa is a tropical region while Kenya is located at a temperate region. There may not be need for ACs except maybe in summer, even in the advanced world, wall ACs are installed. We can only employ what works in our environment
u have the right to make a video so u can convince yourself and make your fellow country men to appreciate your real estate market. what u do not have the right to, is to make a "false comparison" of the Accra and lagos real estate market. they are better houses with the same price in the same Tema that u went to. u cannot use the price alone as the basis for your comparison of both houses. the house u showed in Tema is not representative of all $110,000 houses in Tema. I think both houses are engineered differently even if u pretend not to see. If both developers were asked to build their houses given a fixed specification, then your comparison will be reasonable. To the extent that u were even comparing the positioning of the staircase is just too low even for you. I have not even considered the fact that your real estate sector is notorious for using materials of lesser quality. So what if South Africa is not close to Nigeria. u are uncomfortable when your sector criticized in terms of quality and location and ridiculous prizing, comparing it to South Africa. U went out your to make all kinds of excuses but u have no problem making this kind of false equivalence of two sectors. If this is how u intend to encourage investment into your real estate sector, then i feel very sorry for you.
There are over 250 estates in Lagos alone and I can confidently tell you that Ghana properties are expensive. As for interior design, it's a no brainer, Naija all the way. The staircase point you mentioned just shows you know nothing about architectural design and just sentimental in my opinion.

He was just comparing what $110K would buy you in both places.....Omg! Steven, please find another two homes and tell Ghanaians their property is better......tongue in cheek.

@@FERESE Am saying because of the design of the Tema house, it is not a bad decision to put a staircase where it is. he made it look like it was not appropriate to put the staircase in its current position and I want to believe YOU KNOW A LOT ABOUT ACHITECTURAL DESIGN.
@@kojomawuli5799 Well, maybe I am mistaken. But I do believe what he was pointing out about the staircase was that the Lagos house plan made a better use of the space under the staircase by putting some sort of book case there. But I will try to understand your point of view.
The thing I like about the young people in real estate in west-east and central Africa is that 90% is being built by young black Africans this will create more jobs and more young black millionaires and billionaires in the future 95% of young black South Africans are not building houses they don’t own land but if I was young South African becouse South Africa has advantages by having so many factories that builds almost everything that we need things like doors 🚪 toilets 🚽 windows lights lifts kitchen chairs beds they can also become multi millionaires if they can partner with young people from other african countries and sell to us is a win win between us young black people in Africa
I am from Germany and in the cities we are dieing to have more greenery. Dont do the same mistakes. For the size of the houses the amount of greenery is ridicoulus. And in Future its gonna be way more important to have it
So many things go into property pricing. Unfortunately your comparison seems simplistic. Aside the tangibles like design and fixtures or cosmetic amenities ( white elephant water taps and erratic electricity) The intangibles like geographic income, environment, security, Demand/supply do determine prices. Properties in Accra are expensive for a reason which makes sense to their buyers who are not father Christmas but need value for their money.
Interesting ....I think you get more bang for your buck in Accra..... .but the design, furnishings and decor for the lagos real estate are very attractive and eye catching..if you can add all that to the Accra real estate, it would be hands down Accra
