Obviously the places in this video are not for those type of workers. But affordability is an issue. But it's all relative. I know many people that have moved here from California and New York and other very expensive areas and what you get here for the money is grand compared to over in those places. It's all perspective man 👍

Andrew Diaz - people who intend to get into the nicer things in life don’t usually build careers in supermarket chains or retail unless they already have multi-million dollar tru$t funds that allow them to do so. Of course, the lottery’s your oyster!

Hello Michael, thanks for another nice video with great information. It would be nice if you can do videos but showing houses that are on the market for sale or for rent. Also there's no way you can get that kind of beautiful and spacious apartments here in NY for $3,000 bcus NY apartments are really small and cost more then $3,000.

🤔 Hi Michael would you share your thoughts on sea level rise/flooding and owning real estate in south east Florida. My concern is that overtime many canal front and other properties will become worth less. Thx 🤔

I think it is a real concern for sure. The funny thing is everyone wants to own waterfront property here but a lot of people still don't think about that. Although I will say, at least in Miami Beach a lot of the places that are on the canal have a pretty decent size see wall to protect them And if you're on the ocean like me, you're far enough away from the ocean or it's not too much of a concern unless we're talking hurricanes. But for the long run yes it is a huge concern because no one knows what's gonna happen with the sea level rise or how fast it's going to happen. I think anyone that buys a waterfront property today in 2020 is just going to have to accept that risk.

@@MichaelBordenaro Yeah! I tried looking on Zillow but couldn't find high-end rentals in the $9k to even $14k/month range. I feel as if a lot of those listings are held closely by RE Agents, but maybe I'm wrong. It'd be helpful to see what is available in the Brickell / Miami Beach area! I'm an investor / trader in the capital markets (stocks) so hence the range :)

wow! super expensive, i just need a job that would pay me at least twice as much (or 3times) to afford the rent ! 😱 but im not going to lie.... if i could afford it i would probably buy me one of those apartments.... i got kids so i can't just rent one out and get a roommate. my kids are my roommates 😂. 🤷🏻‍♀️

@@MichaelBordenaro ceramic tile flooring (not marble or even a higher grade of ceramic) the appliances are low grade as well (electric stoves tend to look cheap) the appliances and cabinetry could he nicer... and only 1,190 sq.ft. that unit would do better at $1,800 to $2,000

@@jesswonderwoman6739 Well it's good to know others opinions. Since I know the market here very well the building offers a pretty great value for the money and the location. But I see what you're saying when it comes to the cosmetics of the place for sure.

I know its miami and some are on the beach but man...$3000 and sometimes even more...this is why more people now a days are homeless..rents are more then a mortgage! Keep up good work

Yep and you know what this is not even that crazy expensive for Miami. I plan on showcasing even more expensive properties in the future just for fun. But you're right it is very expensive and a lot of people simply cannot afford places like this anymore.

That was nice in this group of buildings. Your first apartment had nice large living space. And I see that maybe the amenities of this one maybe a little older but that is ok. I like the steel sink there. The second one was nice. But after you gave us a the numbers to own or buy you were right. The balcony/terrace should be from the living room unless it would be a rap a round to all areas if the apartment. The last one is really nice to me. It is a smaller building with the pool on the top floor. The balcony/terrace view is ok. Great tour for all if them. Thanks.

Does US$3000/month incl. taxes & insurance include the HOA or its condo equivalent?

Good question, when you are renting. All that stuff is included, you will just need to pay your utilities like electricity, cable and internet. As an owner, it is also included in my example, so the one you can buy for $3000/mo does include taxes insurance and the HOA in this case👍

I can make a very convincing argument that Belle Island in Miami Beach is the best Condo/Apartment location in all of MiamiDade County.

It depends there’s always both options available but generally furnished options are more expensive

Hey thanks a lot! I appreciate you saying that. I have never done a day in the life, but I am working on my first vlog, so I guess that is sort of the same. I did a poll a while back, and 90% said they wanted it👍

With all respect, none of these apartment are worth $3000. I guess it's the furniture that makes them so expensive. They are not even in South Beach, although 9 Island is close and Belle Isle is a nice location. 9 Island has great amenities and I have looked at buying there in the past but the apartments are not up to the standards I would expect for the price and as you mention it does not make sense to buy compared to renting. Currently I'm paying about $2900 (including utilities) for a large unfurnished 2/2 with a perfect split floor plan. Both rooms are large and have direct access to a walk in closet, large bathroom and the huge balcony. It has an unobstructed view of the bay and I can watch the amazing sunsets every night and the boat and jet skies go by during the day. It's in South Beach.

The tough thing about making these property videos is that you don't always get to shoot the ones you want. So not everyone will agree with the choices, but it is still representative of what is available in the area for the price. Sounds like you have a pretty nice place! Let me guess, you are on West ave or Purdy Ave?

@@MichaelBordenaro Yes, and it is understandable. I am guessing the furniture adds between $200-400 a month to the price which is why it is of course not directly comparable to an unfurnished apartment. If someone is looking to just stay short-term / 12 months it might make sense but otherwise it seems to make more sense to rent unfurnished.

@@MarPF I'm totally with you on the unfurnished longer term unit. Much better for a long term renter. In fact, being in the real estate business, I wish more units were unfurnished bc now it seems more than half of the rentals here are furnished, and that can turn many people off bc of style, cleanliness etc

Every time you show something like, I am overwhelmed how much you can get for your money in the USA. In the UK you would’ve get a third for that price. Anyhoo, My question is; how easy is it to renovate a place like it? Let’s say I bought it and want to remove or rearrange some walls to maximize usable spaces, remove the tile flooring in order to install a different kind etc. does it require a special permission from the building management? Do I have to get permission from the local authorities? Thank you 😊

Its funny you say that Lior, because I see other comments also saying how unaffordable places like this are here. And yet, both points of view are correct! It all depends on where you come from and position in life. As for renovation, you need to pull a permit with the city and with the building if it is a condo like this. So to answer your question yes you do need permission to do those type of renovations. If it's just light things like repainting or rearranging stuff like you said you could probably get away without one👍

Yes they are furnished. Sometimes it's possible to rent them unfurnished as well

@@marquisdosmil2023 No problem and good question. Usually you will be responsible for your own electricity, cable/internet and sometimes natural gas if a gas stove in addition to the rent.

Really there are all kinds of flooring here but tile is good because it stays cool. Hardwood take special cleaning products and carpet is too hot and most people don't want it here.

@@seank2793 that's a really good question. Some buildings do the outside cleaning of the windows and some don't. Like where I live for example I think they only do it once a year. But at the building next-door which is much more high end they do it three or four times per year. And some buildings don't do it at all
