Lol yes Ahwatukee is probably not as bad as Central Phoenix but it does have its fair share of traffic! Hopefully not as bad now that the new 202 section has opened up but I definitely remember when there was only a couple ways in and out. Traffic was crazy then (:
"Significant commute times." Translation: "2 hours...one way." Not joking. Definitely many very different areas. When I first moved here I noticed locals when talking about houses referred to subdivisions rather than areas so much. That surprised me but it makes sense. Even within the areas mentioned there are big differences. I moved here in the previous housing boom. My advice is to get a house pretty much anywhere. Then look around for the area you want. It takes time. I got a new build in Terramar because the address was wrong in the listing so buyers weren't finding it. But we kept at it and hunted it down. Sold it 6 months later for $60k profit and moved to Moon Valley. Then moved to North Central and love it. Can walk to so many things. Phoenix is a great walking city.
Good advice for sure. Appreciate you sharing. And yes, it does take time to find the right fit for most people but thankfully there are a lot of great areas to choose from so hopefully people can have several good options even if it isn't the exact perfect fit right away.

There are new communities popping up all over the valley! Some have a little better set up when it comes to landscape, trees, grass if that's what you're searching for? Just hard to secure a home since every single one is on a wait list! But if you need more info, let us know (:

Thanks for the comment. Chandler is a great spot to consider. This particular video was focused solely on the actual City of Phoenix, not the entire Metro area so Chandler was not included. All public Arcadia district High Schools in AZ are ranked a C grade or worse. The Arcadia Elementary and Middle schools are the ones ranked well. It can be misleading. Private schools such as Veritas and Phoenix Country Day offer better rankings for High School but can be expensive.
We used Montessori to the eighth grade, then used the Orme School (5- day boarding) Ronald Reagan sent his kids here, I taught fine arts there for nine years, great boarding school.

I'm from Seattle, and the first time I made a visit to Anthem in 2008, I was determined to buy a place, fortunately the market crashed and I scored in early 2011! What I like...the atmosphere, the screnary, trails, biking, hiking and close to Sedona. Anthem is truly a Hidden Gem!
