Buying a house feel SO impossible in modern days... just ask any millennial! That is why I am so thankful my wonderful friend Jordan Nutter ‪@anutterhomeloan‬ has come to talk to us about what the actual process is to buying a home, what do you typically need before you get started, and what are some of the biggest mistakes first time home buyers make??

When you work on something that only has the capacity to make you 5 dollars, it does not matter how much harder you work - the most you will make is 5 dollars.

Very possible! especially at this moment. Profits can be made in many different ways, but such intricate transactions should only be handled by seasoned market professionals.

Having an investment advisor is the best way to go about the stock market right now. I was going solo, but it wasn't working. I've been in touch with an advisor for a while now, and just last year, I made over 80% capital growth minus dividends.

Our lender recommended our realtor. They had a great working relationship. When we visited homes we were interested in the realtor would call then lender while we were in the house and she ran all the numbers for that house, specific to our situation. We knew on the spot if it was going to be something we could/should put an offer on.

Buying our apartment building was the most stressful thing I have ever experienced. And that includes surviving an apartment fire years before.

Now as a new home buyer i can say its cheaper in some part but mega expensive at others. If something happened it will cost like 2000-7000+ to fix but when the first 5 years of all the headache than it will be way better. Just need to manage your money closely for 5 years i say just to be safe and than itll be like renting a house again

not the property taxes😭 they will always get ya BC EVEN IF YOU HAVE NO MORTGAGE there will always be property taxes and utilities😭

This is perfect timing. Our rent is up at the end of this month. What if we just wanted a loan for a small piece of land and a used rv so we can save up?

You have to be careful where the land is located. If it's closer to a town, then likely you can't park an RV on it and live out of it. You could also buy land, put in an RV hookup (power, water, etc), then buy a class A RV for $100k. Then you could disconnect your house and travel somewhere for vacation. You need to check the areas regulations before doing anything.

9:13 It's possible they see it like a car salesman, and car salesmen can be dishonest and not necessarily in your best interest. That might be where that more protective attitude comes from even though it's different professions.

Problem. Yes, the mortgage is cheaper than renting, however don't forget the other stuff you have to now pay for. Upkeep, heat and air-conditioning, electricity, cable or dish. Im sure there is more just can't think. We bought a house we could afford. Then the bills took us over the edge. Heat bills were crazy. Electric not to bad. Had to cancel cable because we couldn't afford it anymore. They worked on the road out front and put curbs in...raised prices there too. We ended up loosing the house. We cried. Make sure you can afford your payments then double it to pay everything else. 😢

As a renter we still have to pay for water, heat, electric, cable, etc. We get nothing included in our ever rising rent payment.

​@johannah.6145 Yes, but with renting, you aren't responsible for fixing a broken AC, or replacing a water heater, or paying for street repairs, etc

@@johannah.6145 , We are lucky where in our rental. She covers heat, water, and garbage collection. When we move next time we may not be as lucky.

@@stacyk123 and those things happen so few and far between that they are most often a one and done type of replacement or repair. I have been in the apartment for 8 years and have yet to replace anything but a microwave. And if something is wrong with the street it's the city/township that you live in that is responsible to fix it. Driveway and sidewalk are yours as the homeowner.

How would a person check their credit if they dont have a social security number but are on other bills like utility bills or credit cards?

One of the dumbest parts about buying a house and credit scores is that *paying off a debt early hurts your score*. Sorry that I don't want this hanging over me forever, you'd think that showing you're reliable enough to get things wrapped up before the assumed date should show you're reliable. I know the people helping us in the market can't help that's the way it is, but it came up in the video and the concept makes me so mad.

@@sarahs7253renting may be more than a mortgage payment, it’s the maintenance and such that get you. In the past year, my girlfriend had to have her refrigerator and dishwasher replaced, plus a few hundred dollars worth of groceries from her fridge not staying cold, twice. Plus her plumbing in her bathrooms

You don't, you just buy someone else's house for them through a scheme called Renting. You either own, or you're helping someone else own it. Take your pick.
