Hello there sir. I am a 100% disabled vet looking at buying my first House and am using the VA loan. I was approved by a mortgage company but since I have been divorcing for many years, due to her being such an amazing woman 😜 the mortgage company said, If you go under contract and are closing before the divorce is final, the VA requires a statement signed by you and your soon to be ex stating the terms of the agreement and who is responsible for which debts, any child support, alimony, etc. I have no idea how or what all they need here? Is there a form or a cheat sheet too fill in the blanks. Not really sure how too write that up lol. Do you have any ideas or can help? Thank you so much in advance.
The easiest thing to do is to talk to you divorce attorney about that or wait. Divorce is an entire other world and you do not want to mess something up that can come back to bite you later. I wish we could be more help, but we never give tax advice or marriage for that matter.
Hello sir. I’ve been preapproved for my VA loan already. I’ve misplaced my DD214 which was an Other Than Honorable discharge in 1992. I’m going to get another copy ASAP, just checking to make sure my loan will still be ok thru underwriting & closing.

Do you need your taxes from the last 2yrs or just W2's or both? If you owe taxes do you have to show your re-payment plan with the IRS if it's not listed on credit report and is it added to your DTI?

My husband will graduate diving school in 15 weeks. He's currently getting bah and I'm working full time. He went from active duty of 5 years to the reserves for a year now. He will have a new job soon after graduation. Can we use the VA loan?
in short we are either not licensed to do loans thus not able to advertise there or we have had a disagreement or difference of opinion with a regulator in that state. You are more the welcome to gather info and knowledge from any of our videos though.
If I have started a new job in the past two months, do I need to work at that employer for a certain time before I apply for my VA loan, it is an increase of income over my previous employment so can that be counted towards the income or will it not count for a certain time frame?

I am retired and receiving three pensions and Social Security. The loan will be joint with my wife also receiving Social Security. Will our bank statements work as proof of income? If yes, how many months would you need as proof of income?
Great question. The bank statements will work and two months is normal. Awards letters may be needed in cases where the type of fixed income may not continue for at least 2 years. We look forward to helping you out.

I’m in the national guard and just recently returned from a deployment to a combat zone. I’ve been told that I need a statement of service. Is the statement of service only for active duty?

This is from more research but we will still await a reply from the VA too. If you are NOT going to use the income from the national guard to qualify for the loan, we can use a dd214 rather than a statement of service. If you WILL USE the national guard income, we will need the statement of service from what we are finding.

Military Service Requirements for VA Loan Eligibility Applications involving other than honorable discharges will usually require further development by VA. This is necessary to determine if the service was under other than dishonorable conditions. Wartime - Service During: WWII (9/16/1940 to 7/25/1947) Korean (6/27/1950 to 1/31/1955) Vietnam (8/5/1964 to 5/7/1975) You must have at least 90 days on active duty and been discharged under other than dishonorable conditions. If you served less than 90 days, you may be eligible if discharged for a service connected disability. Peacetime - Service during periods: 7/26/1947 to 6/26/1950 2/1/1955 to 8/4/1964 5/8/1975 to 9/7/1980 (enlisted) 5/8/1975 to 10/16/1981 (officer) You must have served at least 181 days of continuous active duty and been discharged under other than dishonorable conditions. If you served less than 181 days, you may be eligible if discharged for a service connected disability.
Low VA Rates I got 6 years inthe marine reserves so I did one weekend out the month and 2 weeks active duty inthe summer and I did 2 years inactive do I qualify
I have gauranteed income till death. Va loan to die for.. can afford obviously $1600 monthly easy. Been doing it 3 years. I own two cars and motorcycle and buying a boat to just add credit. Lol insane. Been through this 2015 to 2018 quickken loans... insane.
What bout your kids college paid. Military service or program developing largest recreational therapy group in midwest. Govt income guaranteed. Loan guaranteed... no debt. College educated. All tax free. College paid for both kid's. In 9 years I'll have never been late one day ...4years luxury apt $82000 3 years mortgage va loan.. paid taxes i was exempt cause I'm a statesman... $28000 never day late. M 2.5 years in Tennessee $50000 9 years paid round $190,000 Not one day late ever.
