My husband and I are closing on our first home in a week. It has been an overwhelming process, and I'm so nervous 😅. I don't think my excitement will officially set in until we have the keys in our hands. But my husband and I are definitely looking forward to starting this new chapter together. God is too good 🙏🏾 Thank you so much for this video! It really helps to know what to expect on the big day.
We are closing on our dream house this Friday! It’s been a long road to get to this day, my hubby is amped up but I’m overwhelmed with the move so can’t get excited! I might just be flooded with emotions after closing! Your videos have been so helpful from the very beginning and very informative. Thank you for getting us through the house buying process!
Kyle! You taught me everything I know! We are closing!! We couldn't have done it without your incredible videos! And calming voice, videos that reminded us to enjoy the process amd breath! and actual replies to me! :) I have recommended your videos to friends who are ready to start the process because of you!
My closing date is February 14th! Inspection is tomorrow, at the time of writing... so nervous, yet so excited for that. My rational brain says everything is probably going to be fine, but my anxiety brain is terrified of what happens if the inspection reveals something (or multiple somethings) horrible.
I'm closing on my first home this week! I'm so grateful for all of your videos for helping to guide me through this process! Everyone mentioned they were surprised by how prepared I was -- and that's mostly because of your videos! Especially your super in depth first time buyer guide. Thank you!
We close on our home next month and we are super stoked ! We can’t wait to finally be homeowners. It’s been a long time coming and such a loooong journey 🎉
Damn it I should have found your channel earlier, our underwriting process just started. Being first time homebuyers it was so overwhelming, This is amazing, you make everything so clear. Thank you so much sir! You are a legend.
Closing today on my first home. Was a stressful month but I made it. Your videos were super helpful so glad I found you. I also had a great team my agent and lender.
Thank you and Javier Vidania for your collaboration videos 🥰🙂 We learned a lot in this hard market (summer 2021) Thanks to all your videos we are confident and made the best decisions and now we close on Tuesday 😁 Thank you so much.
Been building our dream home for 9 months now…closing on Tuesday….spent a good amount of cash on upgrades on the house and it paid off our appraisal came in at 50k over our agreed purchase price 600k we paid 560 with closing rolled in on a VA loan…so exciting for my family and I
We close today. During covid the experience was a little different. 2 Days ago we got a notary sent to our home who took our signatures and then we received sellers signed documents uploaded to us online. On the closing day we are just expecting a call that we can get our keys 🔑 once the records are updated at the county office! Never met anyone but our agent during the whole home buying process.
Great videos and very good audio! My fiancee and I are closing in a few days on our first house. Very anxious to get started on all my checklists and get all the repairs done.
I just LOVE your videos...I like you to know you were instrumental in my personal experience! Thank you for that! Question:what are your thoughts about a HILOC to payoff the Morgage faster??
Thanks! I've been hearing more and more about them recently, so I will add it to my video ideas list so we can weigh your options. Great suggestion!! :)
i have been watching your video for many years. i am about to close my first home tomorrow after many years of waiting, i am so excited and nervious at the same time, the interest rate is the highest i have seen but i will mean so much for my family to get this home. thank you so much for your video
My husband & I have been fortunate enough to have inherited our great-granddaughter at birth . Her mother, our granddaughter was soon to be struck on a drug benge. so it was not too long she disappeared so then we went to court and took guardianship. We love her as our own & will take care of her forever. We are both retired and living on limitted funds but will always take care of her & her needs. She is now 5 & 1/2 . She will start kindergarten August 19th.
Close on mine today. It’s a rare situation. Negotiated the sellers to bring it from 200k to 175k. Appraised for 181. First time home buyer grant paying closing costs. USDA guaranteed loan so no down payment. Insurance is 50 a month even though roof is 25 years old. The only thing I had to pay was for a 3rd party inspection which was my choice to get one, and smoke alarms and carbon monoxide alarms because the appraiser said we needed them. I’m actually getting a 900 dollar check back at closing which was for my EMD anyways
Congratulations on closing on your new home! It sounds like you got a great deal negotiating the price down and receiving a first time home buyer grant to cover closing costs. It's also great to hear that you were able to secure a USDA guaranteed loan and don't have to worry about a down payment. I'm glad the insurance is reasonably priced despite the older roof, and it's always a good idea to get a 3rd party inspection for peace of mind. Enjoy your new home!
Am 23 yrs old am closing my very first home after been here in the U.S. for last 10 yrs now. @$243k on 06/18/2021 @11am please wish me luck am so stressed and very anxious about this whole thing since February of this year. Sweet people of this greatest nation have given me every greatest opportunity, keep me in your prayers. 🙏🏾🙏🏾🙏🏾
@@timhorton7190 thats great itll be shaped more to you. my house that i close on in a few days was "inherited" and not lived in for a while. The gas company took their gas meter and now I will have to get the gas plumbing inspected and up to code before i can get it back lol hope its not pricy.
The lender and a realtor I am currently going through are telling me that I can do this all remotely. I am currently buying a home in Arizona and I live in california. They said that they can have a person come over to my current address and notarize everything for me then he goes back with the documents. Have you ever heard of such thing happen? Just seems odd how they allow people to buy homes from out of state like this
Ah... it's very refreshing to see that, despite all our differences, we are all incredibly similar in most ways. We all want to put a rood over our heads, fear being stuck in an unhealthy long term commitment, and per the closing of a house, my biggest fear would be getting gassy or something at the table. That would be just my luck.
I really need your help! I closed on my house on October 26th and at closing my husband and I noticed that the $10k we put down for earnest money wasn’t on the page where they showed the deductions such as my down payment. My husband asked the lady at closing about the $10k earnest money deposit but her answer was so technical we still didn’t understand it. I have the papers here and it keeps bothering us because we just don’t understand why the earnest money wouldn’t be on the page where they show my down payment etc.. Also I thought I bought the house for $400k but at closing the cost was $416k. When we asked her about this she said something about all of the fees and after adding those it adds up to $416k. We just need someone to look over the paper and help us understand if we were scammed on our earnest money as well as total cost of home. I also have gotten sooooooo many closing disclosures that I’ve had to sign and even this week way after closing I got another closing document to sign (revised) I was shocked because I thought we were done!!!! . If you could please please help I’d be happy to send you some money via zelle or however you prefer but we need help!
Hi! I'm not sure if you already saw my Ultimate FIRST TIME HOME BUYERS GUIDE 2021 video. This might help you. Here's the link: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-xBtKMup3jVE.html Best of luck!
so question: The buyer pays closing costs? The seller pays closing costs? Both pay different closing costs? The usual "realtor commission" is paid by seller I hear? Is this commission split between listing agent and buying agent? So seller pays the entire amount of commission of 6%?
I was a seller, the house was selling for divorce. Nobody called me for closing day, I never got the closing cost even though my name was on the mortgage. Who do you think it’s responsible? I quit claim the property but I don’t know who signed in my name? Why the bank never called me? Or the title company? Do you think it was a crime?
We were supposed to close on monday the 3 but now they told us they will be extending it one more week. Its really stressing me out our lease ends this month and don't want to give another payment which will be a waste of money for only 10 days.
I've been working toward closing on my home in Washington state, and closing on my new home in Montana. My loan for my new house is already in underwriting, and I'm set to sign my closing documents with a mobile notary on the 30th of this month (September - it's September 22nd today). And my buyer says he wants to close on the 1st of October. And he's saying that he wants us out by 9pm on that night. But that will leave us about 36 hours with no place to go. We wanted to physically leave Washington early in the morning on Saturday the 3rd. I know technically the new owner can legally tell us to be gone by 9pm on the first, but is there not a way to negotiate those 36 hours? Can we not pay him rent or something for that time? My agent says that he doesn't sound very receptive to the idea. So what are we supposed to do for those 36 hours? It's me, my wife, 3 dogs and my buddy who's driving over to Montana to help us. It's only 36 hours. It just seems kinda dumb that my buyer can't make an exception, or let us pay him rent or something. Is this a common issue you see?
You can certainly negotiate occupancy. Normally, this is done at the very beginning so both parties can agree upfront. It's pretty common do pay rent prorated for a few days if the buyer is being a stickler about occupancy. Or throwing in an extra $500 - $1,000 credit to sway them for the extra time.
I disagree with the sellers having a couple days to move to move out after closing.. when you do your final walk through on closing day they best be moved out, if they are not don't close. If you came to an agreement about them staying for a week or so then that is fine, but just be aware once you own it if they won't leave you would be responsible for paying for any eviction process if they refuse to leave!
Your kidding 😭 I specifically told my agent I have no money for closing and that I need that worked into the loan some how. I also already gave escrow the deposit of $3k I’m so lost. This our first time buying a home and it seems so scary I just wanna quite. In every step y’all say “don’t stress” it’s the most annoying thing y’all can say when we have a bunch of other things going on. We’re supposed to close in 15 days apparently if everything goes smoothly. The bank part is still being seen by the underwriter but on the other side we already had an appraisal done and an inspection on the home and now where on the part of walking the home we already called solar to transfer ownership same with other stuff. I’m fully stressed out 😂😭 I hate this I wish I was rich and had an 800 credit score. Also I just found out that the underwriter can still deny the loan like wtf so why are we so ahead. What happens if the underwriter does deny the loan do we get our $3k back or are we just shit out of luck 😢
Very good informative video! Anything special to expect if both parties are not using a realtor? Do we receive the forms we will be signing in advance so we can review them before we sign?
Question: realtor says keys will be given after confirmation of the transfer of ownership. When exactly does that happen and how long does that take? Thanks in advance
are mobile notary loan signing agents in non attorney states a real thing? or should I look for a different career...thanks so much because I am gambling my life with this career choice!
We signed these documents and gave our cash to close at the title company on 04/04/2022 but we don’t get our keys until 04/13/2022 for a new build. Is this normal waiting period?
