We are looking to buy a building and have 2 sisters who want to invest about 7% of the loan amount. Where do I learn about how to structure their retun on investment? How much equity would they get? 7%?
Can you explain what happens if the property goes in default/ bankruptcy? I have heard that some companies like peer street you are protected, but with lower interest rates 6% VS much higher returns 9-11% but you there is more chance of default on the loan. Can you please shed some light on this. Thanks 🙏🏻
So, if a "crowd" of 20 people each invest $5,000 to purchase a $100,000 piece of property that rents out for $1200 per month minus $200 in overhead = $1000/month profit. that leaves each of the 20 investors with $50 per month. 🙄 It will take 100 months for them to recoup their initial investment. Nah. I think I'd rather just partner with one strong investor and buy, fix and flip all day every day.
