What size unvented cylinder do I need in my HMO? A question we're often asked by property investors and landlords who have HMO properties that are all-en-suite.
Calculating what size unvented cylinder you need has many variants, because every HMO is different. You have to consider flow rates, pressure, how many showers/sinks you have etc. and basically think about the demand for hot water.
However, John has come up with a very simple equation that takes into account the number of en-suite rooms you have in your HMO.
In a nutshell, he multiples the number of en-suite rooms by 60 litres to calculate the size of unvented cylinder needed to keep all tenants happy.
In this particular instance we have a 6-bed all-en-suite HMO near Stoke town centre. By his calculation, that would mean:
𝟲 𝘅 𝟲𝟬 𝗹𝗶𝘁𝗿𝗲𝘀 = 𝟯𝟲𝟬 𝗹𝗶𝘁𝗿𝗲 𝗰𝘆𝗹𝗶𝗻𝗱𝗲𝗿
But as he explains, you can't get a 360 litre unvented cylinder. However, because the chances of all 6 tenants showering simultaneously are very slim, a 300 litre cylinder should be ample.
And 300 litre unvented cylinders are very much available on the market.
The BIG Man holds up his hands and admits to not being a plumber. But he has used this method for the past 8 years without any problems.
