@@blissbliss3531good question. I have a nationwide referral network and I vet the agents too. The last thing I want to do is refer an agent who’s going to give bad service and underperforms.
There needs to be a federal public mls, free to list and search with the capability to spit out comparability reports by neighborhood etc…. Do that and the true value of an agent will be found.
Nar is trying to get out of the results of LOSING the class action lawsuit. The judge won’t grant the settlement. Realtors don’t think they are responsible and shouldn’t have to change. MLS’s don’t think they have to change and will wait until the last minute instead of changing now.
I’ve heard these arguments and they’re good points, however nobody knows what’s gonna happen. I do find it interesting that now agents are suddenly concerned about folks reading and understanding the contracts when one of the major points of the NAR suit were directed at constructive omissions and lack of transparency i.e. not verbally saying “hey seller, buyer, I’m a great realtor, here’s why and by the way, I want to be sure you understand that the commissions are set by you, the customer” 🤷♂️. Yes, it’s already in black and white and no, this isn’t common knowledge for the average buyer, seller. Now hopefully it is. One comment I thought was valid is that maybe this will fleece the flock of agents and raise the bar for entry so that we end up with only professionals that don’t have to omit and steer and all the other unethical practices 👍👍
Jason, please discuss the WISH program and other programs that help buyers with down payment grants, etc. The WISH program begins in about a week and continues until funds run out so this is really timely.
Hourly rate could work. Maybe same as a plumber or electrician... $60.00/hr. I mean there is no college needed to get into this industry, just some training like an electrician
@@oletreed4230 becoming a journeymen electrician is much harder than becoming a realtor. The barrier to entry is way too low to become a realtor and there are no official levels based on experience. Entry level realtor should be about $20/hr, not much different than a first year apprentice.
@@JasonWalter1can make a list of services with itemized prices let buyer pick; each itemized price can be calculated basing on how much time needed as well as each agent’s hourly rate. More experienced agents have higher hourly rate.
Yeah walmart vs nordtroms because everyone shops at Nordstrom vs Walmart becasue it is so much more affordable. Gotta love how the guess keeps talking up the get what you pay for scenario but ignores that people shop at walmart because its all some can afford. Those same people also buy houses. Smh
Sounds like it will just hurt the poorer buyer that uses Va and FHA buyer .ill be using conventional 20% or just pay it in full sounds like a new headache to me.
That obviously varies. I've helped people buy homes and it was fairly quick with no hic-ups but then I've worked with clients for hours and hours and hours with no sale. Most of the time there are hurdles to overcome.
