Called an MLS listing, agent right off the bat said 'No I dont think they are interested because they need to move and need that money to get to the new property". Literally was listening to this video before the call, took notes and just repeated everything pace said with my terms and converted the agent. It works! Pace is the freaken man!

When I first watched this video I didn’t understand the concept of collecting debt to gain a property. And now I understand that debt is what will make you wealthy and it’s not taxable. Pace you are a genius brother! 🤯🤯

I think you misunderstood the tax liability of the seller in this situation.. this debt instrument is definitely taxable. The interest income portion of the sale as well as the capital gains portion of the sale are both taxable. The seller is selling to Pace on an installment sale over 10 years so only a portion of the capital gains tax will be incurred during the first year and subsequently in the years thereafter depending on how they amortize the loan. The seller is able to avoid the large capital gains tax he would have otherwise incurred on the entire sales in the first year because he had no plans to 1031 exchange the property to defer the taxes.

Wow This was an amazing display of credibility. This call was effortless because the caller had the utmost confidence which he was able to back up with precise information. Additionally he understood the seller and all his pain points. He painted a masterpiece by weaving together all the examples of upside for the seller while simultaneously showing him how we would lose all his downside and then buttoned it up by removing all the risk. Pure genius.

I didn't hear you close him, but you certainly inserted the idea into his mind that seller financing could indeed work for him and I could tell by the inflection in his voice that he is seriously considering your methodology and most likely will do business with you and close a deal. Great job.

One thing i dont get... How do you structure the monthly payment with interest? Do you take 2% of the overall purchase.... That makes no sense.. Since it wont cashflow... I still cant get my head around structuring monthly payments.... Its so frustrating!

The same way interest is structured in a mortgage. He can also sell to a tenant buyer via lease option or Airbnb it.

I’m getting a property I’m planning on getting through seller financing, it’s a single family home that I plan to live in and may rent out one day but don’t know for sure. and everywhere I’ve looked it seems the refinance part of the deal gets skimmed over, what kind of loan are you acquiring when you refinance? In this scenario could it be a Fannie Mae Freddy Mac loan or what would you?

Yep. It’s a performance clause. Where if buyer doesn’t pay in x amount of days it automatically reverts back to seller.

I am a baby boomer, like this gentleman talking to pace. It's AMAZING how the realtors, government and media have complicated the buy-sell transaction process in real estate. 🙄 Pace is showing us how simple this can be following his lead. The property description starts with: "EXCEPTIONAL SELLER FINANCING!!" This tells me she's an astute seller! :) No one has touched it in over 200 days (meaning the wholesales in this market don't know what to do with it)!!! WOO-HOO!!! :) Wouldn't it be something that this could be my first time "up to bat" and I navigate the mighty SELLER FINANCE?!!! :) ::knees knocking ::

Great process on the phone with the seller planting seeds to get them think past the blanket "no" for anything new to them and creative. What in the world could be easier for this seller than to collect payments with interest on this. NOTHING. So interesting to see how people reconsider selling with owner finance. Did he end up closing? Can you do a part 2 on these calls you have posted to open up the case study? Your videos cocering content with your writing pad and the actual document examples pulled up as you talk about them is awesome. So many others just cover things and blow past a real document example, and actual walk through of each part, and limited or no illustration of the examples. Great content, thank you for putting this out! Lets get some part 2 deep dives on these live calls!
