As a retired CPA/MBA and experienced loan officer/real estate investor Cash flow is important but if you net cash flow after depreciation and tax deductions for taxes and insurance AND you get appreciation in excess of the -$200 a month then consider it as controlling a multi-hundred thousand dollar appreciating asset for on $200 a month.
