Im in the process of potentially buying a manufactured home on an acre. It needs carpet redone and some other work. However my agent said it may not pass a VA appraisal. Seller is refusing to do any repairs

The VA appraisal went well today and although we don't know the valuation just yet the appraiser didn't find any issues and said 5-7 days the appraisal will be finished.

Does ANYONE maintain a list of homes that have been screened or already passed a VA inspection ? If a homeowner wants to sell, can we call and have it pre-inspected ?

Can we waive a handrail fail? If seller already replaced new HVAC, new plumbing throughout house, new roof, new hot water heater. House passes inspection, termite, and septic inspections, but there is no hand rail and they are selling as is. Will we lose out on a 10 acre property due to a handrail, that we as the buyer would be happy to do ourselves? Please help, because we are starting to lose all hope.

What if the sanitary condition is bad, like super bad. To the point that the rugs need to be replaced. Would a VA remodeling loan be possible? Or does is need to be ready to live?

My first home I purchased with a va loan was a home that had been a rental for 9 years prior. The carpets were used as a pee pad for their 5 dogs. It was nasty. They carpet cleaned it before inspection so it passed. I ripped the carpet out immediately after move in

If the property's sanitary condition is not up to par and you are interested in a VA loan, the VA Renovation Loan could be a potential solution. This loan option allows you to finance the necessary renovations or repairs into your VA loan, subject to approval.

Getting a home getting an appraisal concerned if they would look at the fencing, the fence around the house isn’t in great shape would they take that into consideration

What is there was old termite damage in the crawl space but has been sisters up and support jacks added. Will that be ok? Would like a video on termite damage that’s old. Thank you good stuff!

I never seen a old house with a foundation up to code. They need cement piers with a metal anchor plate between the pier and building today. Homes on blocks don't pass. Wooden piers do not pass. Wooden piers wick up water, Homes on blocks can move from wind. 98% of old homes in Texas are tear downs.

If the only paint issue you have is peeling weather worn paint on fascias, will it fail a VA inspection?

I was wondering how VA inspectors look at any standing groundwater that might be in a crawl space? Having a hard time finding anything related to that.

Peeling paint on a house built after 1980's is an absolute nonsense reason to fail the appraisal. They stapped using lead pain in the 80's

Appraisals and inspections are two different things, you can't fail a Appraisal.

VA appraisals are different. The appraiser also inspects the home to meet VA guidelines. You can get flagged during a VA appraisal and they would have to come back to inspect the items were corrected properly before the buyer can purchase the house.
