As Singapore looks for creative new ways to overcome its land constraints and build more homes, offices and play areas, unconventional solutions are already becoming reality in other land-scarce cities and countries.
Watch full series here: cna.asia/landu...
Japan’s Shimizu Corporation is developing the Green Float, a city on the sea for up to 50,000 people, while developers in London like Michael Shaw of Pent Developments are proposing to build apartments over canals.
Farrells-designed Embankment Place, a million square feet of office space above London's Charing Cross station, and a project to build parks and connectors over a major expressway in Hamburg, Germany, are examples of how space above transport infrastructure can be transformed into buildable areas.
Even the tops of existing low-rise buildings can become prime real estate, with developer Apex Airspace in London expecting to build about 100 homes this year by adding a storey above suitable buildings.

Idea #1 is quite possible in some ways only if the majority of Singaporeans would agree living within the same building as their offices, homes, and amenities. Are they able to travel conveniently islandwide too? Side note, I've seen numerous empty condos on top of MRT/LRT stations. So what's the benefit to that other than being a ghost town? Idea #2 would be great in towns with a lot of pioneer generations like Bukit Merah with easy access distances to nearest major hospitals or clinics or even ambulances. Not receptive about idea #3 and #4 though. We have too many newly renovated dead malls and empty spaces already. Just leave heritage buildings alone. They're the icon of Singapore.

Idea 1: plausible. Would be a bit isolated from the mainland tho. Idea 2: No. The smell would drive everyone away. Idea 3: Best idea. Similar concepts have been tried and tested with good results. (Bedok Integrated Transport hub, Bus interchange, mall and housing estate all in 1!) Idea 4: works too. Idea 3 makes better use of the land, though.
@Weppo.
@Weppo. 5 лет назад
Idea 1 doesn't take in destroying the building after 100 years... Try doing that in the ocean without making it dirty... Idea2 building over water is not only bad with smell.. but also destroyes space quality/value. Water and green areas are places which makes people feel alive. If you block those of the city will lose value. Idea3 is indeed the best. Not only for using space, but also hiding cars. Highways arent beautyfull. Idea4 is also possible. But if done with historican buildings they will also lose value

Definitely not idea 4. Heritage must be preserved!!
@tlim8969
@tlim8969 5 лет назад
Actually, adding new floors on top of existing buildings is one of the most sustainable ways to increase floor area without demolishing what is already there. Many shophouses in Singapore already employ this method, but the additional floors have to be built further back from the facade so that people walking along the road will not notice it too much, hence preserving the 'look' of shophouses while adding floor area. The only other 2 alternatives to such adaptation is to either demolish existing buildings or let the area stagnate. Definitely, some key heritage buildings should be preserved as they are and not have too much intervention, but many existing buildings in Singapore could benefit from some reuse strategies or they will be gone. In land scarce Singapore, we should be looking at idea 4 more intently because there is high pressure to demolish and make way for the new. Idea 4 will in fact work to increase the preservation of heritage.

I don't think the island at sea would be a good idea. Cost would be high, and maintenance even higher (sea water corrodes everything, which brings up the costs). Adding to that, Singapore is a major port, and with islands blocking some sea routes, huge chunks of our water ways could be closed to marine traffic (you don't want big super tankers crashing into your island at night / in low visibility situations). I think that the over canal / highway ideas have merit (just like that animal crossing on BKE). It could be shared space / parks, so that other nearby areas can be built higher.

Personally I like the idea to build over roads and expressways. About 12% of our land is used for transportation; equal to the land used for housing. Utilising space over transport infrastructure could almost double the space for housing! Not to mention covering up noisy and polluting expressways could make living more attractive to residents too.

While other strategies to improve our birth rate should be looked into, to say we don't need to keep accepting immigrants is discounting the benefits that globalization brings to our shores. America did not become the world's largest economy by closing off the rest of the world to them but rather by attracting the best talent in the world to their shores. Singapore can seek to do the same while also striking a balance with the influx of new residents because of our limited geography. Most foreigners stay here temporarily and we should encourage more to settle and assimilate, that way becoming more motivated to contribute to Singapore. Singaporeans have become incredibly xenophobic in recent times and forgotten that not too long ago, most of us were considered immigrants as well.

it becomes worthless. much like HDB apartments EDIT: global warming wont affect idea #1 so much since it floats. the concept is something from the past. its what people call arcology. and with your workplace in the same space, people will travel less and produce less emissions. the farms that are below will absorb CO2 like how a garden does it. probably a form of hydroponics that if done right could be used to filter human waste water. the design might look top heavy but it resembles an oil rig.. but the downside is international borders. you would probably have a boat or two patrolling the waters around it. and guards patrolling the base. that would make the feeling for those that work the farms feel like its a prison if they stay there. and if they dont stay there (it will probably cost more to own/rent a unit there), it will become a figuratively Ivory Tower...

People also suggested getting rid of golf course well that is being done now to some of them but for those people who play that sport or compete still need a grass patch they should use just build the golf course on the roof of country clubs that should be able to keep the building cool and it should be wide enough to play. The first idea does sound very interesting. Sounds like something from Ace Combat 7 but a lifespan as same as the a HDB flat doesn't sound comvincing. The second and third one also sounds interesting but due canals being highways being dangerous at times the buildings should have a strong structure and higher walls/fences. Last idea also sounds convincing but I do hooe old landmarks are strong enough for newer structures and it might not look like as nice as before from a local perspective.

although building houses over canals seems plausible but in Singapore, it will most probably be a little troublesome if there is any maintenance or upgrading or even expanding of canals. As global warming is still a problem for the world, so no doubt that water level rises will cause significant trouble to Singapore so we had to keep on reinvent or restructure our infrastructure. So, building houses above canals might not be the best solution unless there are any countermeasures that are plan beforehand.

@samuelng6441
@samuelng6441 5 лет назад
lim daniel not true though. Once you en bloc, the government hands you a payout that is equivalent to the current cost of your HDB so technically you lose a home without having a choice. And if the 99 year lease isn’t up yet, I don’t think many would be happy to give up their home. Some maybe, but not all. It’s a tricky situation really. If you extend the HDB floors, the structure might be too weak as they are super old, and yet if you build over it, it’s redundant because in a few more decades, they are going to be demolished anyway. So you’re wasting a lot of money by extending/delaying the problem for just another few decades. The same thing is going to happen to say, 30-50 storeys HDB in another half a century; which is why with implementing such plans, time is very important.

So, NO!!! 3- Maybe this point is the best for now, & it won't look bad it's kinda beautiful. 4- Ok... this is possible but you can build one more floor only, because a lot of these buildings weren't built to bear all that pressure. So you can add one floor only. So in the present the best point is no.3, then no.4 is not bad. & in the future the best one is no.1 Thank you for reading this ♥️🥺🌹
