As a Dayton native it’s Beavercreek, one word. And unless you have tons of money Centerville, Oakwood, and Bellbrook are not the most cost effective or best places to move. Kettering is a great option south of town. And Vandalia and New Carlisle are also great options north of town.

A shame you ignored Kettering. Fantastic parks and recreation facilities as well as many walkable areas. Not to mention one of the best managed shopping centers in the country.

Lived in Kettering and hated it. Too much traffic, city services aren't great including they seem to have forgotten how to plow snow

We lived in Oakwood for 30 years. Loved it. Oakwood Pride. We now live in Centerfield Flats downtown. Baseball from our balcony!

Wow.... Everyone watching should read the comments. I've lived in all the cities mentioned... In the comments. There's more accuracy there imo. Kettering, Miamisburg, Tipp city, Vandalia, Oakwood & Germantown. Neither mentioned West Milton but its 30 minutes from Dayton. As of now Troy is home and should have made this list!

I recently moved to Troy as well and we love it. We looked in all the cities he listed, and put in some offers, but once we became aware of Troy, we knew this was it. The only city that seemed to replicate the community feeling Troy has is maybe Oakwood, except Troy is actually affordable, and would say more diverse than Oakwood in many respects. Plus, you can just tell by walking around Troy, it's a community on the upswing with a lot of young families and businesses coming in.

I'm actually from the slums of Buffalo NY, then ended up going from the Housing projects of Buffalo to Skid Row of Cleveland Ohio!! After many moves and challenges of my life, I eventually moved with family to Huber Heights Ohio. That was ok but then got divorced. After that, didn't know where I was gonna go until I discovered VANDALIA OHIO!! NO, Not much there but very affordable and close to everything else!! Love the people and Community and Very Safe area!! So Awesome living here!! Very great community to raise a family!! So Surprised Vandalia was not mentioned!! Guess it's Dayton metropolitan areas best kept secret!!

I spent more than 15 years living in Vandalia then moved to Oakwood to be closer to family. The residential areas of Vandalia offer styles and price ranges for nearly everyone. Everything you need/want like big box stores can be found minutes away in Huber Heights, Englewood, Butler Township. They host the traffic, I just visit it during my errands or to see a movie. Living in Oakwood means big box stores are 30 minutes or more away. After 2 years of this I’m still not loving this aspect.

I live in Yellow Springs. It seems like all the people from all of these communities that are mentioned come to our tiny village (and the surrounding nature parks) Every Single Weekend the temperatures are above 50 degress, lol!

Wow! I noticed grass on one roof top inside the city. The landscape in Montgomery County really since my family moved out of Dayton in 1971. We lived in a tiny township on the edge of the city limits. It was once a great safe neighborhood. There were more kids on the block than adults in the 60’s. The most ‘crime’ in the area came from the door bell ringers. Today, it’s not even safe to walk alone in the daytime.

You literally named all south/southeast towns with the exception of Tipp. Kettering, Englewood, West Milton, Eaton, Greenville are just a few you missed. This is why you should always pick a realtor that knows the whole area.

I just moved to Florida a couple of months ago. But I was born and raised in Dayton, lived there for 55 years. The best area of town hands down is the area around state route 725 south of Cox Arboretum down to Alex Bell Rd. This area is considered Washington Township, which means ZERO city income taxes. Add to that, there are literally hundreds of stores, restaurants and other businesses within a 3 mile radius of you.West Carrollton schools are top notch. I lived there, and loved it. I like Florida better.

I lived in SW Florida 25 yrs. I was 25 when I moved there. But I was born at WPAFB in Dayton, in 1956. Lived there until my dad retired from military. We moved back to Ohio in 2006. I didn't really like Florida. I love the change of seasons. More rural living.

I moved here recently. Was worried because of all the horror stories you see everywhere when someone mentions Dayton. However, the people here seem super nice and willing to help others which isn't something I'm used to. I haven't had a problem yet, which has eased some of anxiety honestly.

Kettering not being on the list is bonkers to me. We looked long and hard when we arrived in the area from North West Florida and for the schools, the area itself, the parks, we love it. The other areas are great but I simply don't understand leaving the largest suburb out that's surrounded by Beavercreek, Bellbrook, Centerville, and Oakwood.

I grew up there too, but had to move to South Carolina over a decade ago for work. I really miss all of the restaurants and places you mentioned too. I would also add Skyline Chili and Friches. I would have thought the south would have had a lot of great restaurants, but unless you love sweet tea, crab legs and deep fried everything, you're outta luck. Plus, a lot of the natives are still fighting the Civil War here, hard to believe.

Oh cmon Tim, Bellbrook ???? I will take Vandalia and Kettering over Bellbrook any day of the week. I live in Cincinnati and spend a lot of time in Greater Dayton. Germantown belongs somewhere on this list. Beavercreek is an over developed mess

Beavercreek is very overrated. It's close to Wright Patterson Air Force Base if you work there and would like the opportunity to also send your kids to an equally overrated, gigantic, drug infested school system. Home of the Battling Beavers lol.

I've been to Dayton for work and he pretty much nailed the areas I liked. There are a few other areas that were pretty cool but he narrowed it down. West Dayton is pretty much where you don't want to live.

the South Part of troy is only about 20 minutes down i 75 to downtown Dayton. much smaller conservative area outside of the bus routes. much like tipp city but 2x the size for those who want the small town conservative feel without feeling like an outsider because not everybody knows each other

I am from downtown Chicago and I love the city and lifestyles there but I met a man who is born and raised in Dayton. He is in the Navy and after we got married from Chicago we moved to San Diego and after 5 years he wants to go back to Dayton because his family is from there obviously. And Now, We live in Centerville. It’s laid back, nothing really goin on around everywhere here. But definitely Centerville is the best area. Oakwood as well but other than that meh!

just know that Cincinnati and Columbus are only and hours drive. downtown Dayton is a ghost town. crime is typical but absolutely nothing in actual Dayton happens here. no events, no attractions, no window shopping type district. more happens in Centerville than Dayton. but plenty jobs as no one wants to work.

I went to the University of Dayton: 50 years later I am still pissed off at how expensive and bad it was. I went back to college, a second time, eight years later and it was well worth, then.

H.L. Mencken said, "A man's opinion, unbeknownst to himself, is formed by the impact upon his wallet". I think he might have been talking about a real estate agent...having grown up in the Dayton area, I have to take issue with at least two of the top six and wonder if a place like, say, Troy, is outside this company's places of business. I would rate Troy (one of the most beautiful small towns in the country) and Tipp City 1 -2 or 2-1, I can't say much about Centerville, but Beavercreek and Springboro are absolutely souless. Oakwood deserves to be there, although it is really part of Dayton and not a suburb (not so much founded at the same time as Dayton, but created by the movement of the wealthy to higher ground after the 1913 flood. Bellbrook? Yeah, I can see that, it still has character and charm that Beavercreek and Springboro lost due to development. Kettering should be in there, instead. As far as traffic; Dayton has had one of the highest vehicular death rates in Ohio, if not the country for decades (I was once an on-call photographer for the Highway Patrol). I -75 and I - 675 are a nightmare of bad driving and tailgating semis. Dayton and Cincinnati have the highest crash rates on I-75, Dayton being much higher per capita. But, Dayton has a lot going for it, just stay on the surface streets.

I can't believe you left out Miamisburg? Best kept secret in the whole area. Great downtown, shopping, dining and much more. And, very affordable compared to the likes of Oakwood, Centerville. Really? Centerville? You need to do your homework. Oh and btw, your overly animated persona is quite annoying.

Stay out of Montgomery County. Taxes are much more expensive compared to the surrounding counties.

We have alot of Human Services to support the families in our communities. The number one reason our population increased during the pandemic was because families needed help and couldn't qualify unless they lived in Montgomery County. Folks learned the hard way you get what you pay for (or don't).

If I were young and worked from home I would live downtown forget a car and the expenses associated with that i'd bike or skooter around and have my groceries delivered from Trader Joe's... Downtown is centrally located and walkable. It has sidewalk cafes, bars, nightlife, a minor league baseball stadium. Most of the best festivals are held downtown and a Flash Pass will get you on and off the bus all day. Downtown Dayton is updated with modern apartments, townhomes and lofts just waiting for a new crowd of people to inhabit it.

You’ll also be paying about 4 x’s the rent for a smaller apartment. There are zero grocery stores so you’ll be eating out at all meals. Crime is significantly higher downtown than in surrounding suburbs (by a lot), so you might need to take additional precautions. In my opinion you’re better of living in Kettering or one of the nicer areas in Belmont if you want to live near downtown. Downtown Dayton is politically one of the most mismanaged places in the country. 30 years ago Dayton inherited one of the most thriving cities in the country and has consistently ran it into the ground ever since. The only thing keeping it afloat at this point is that the AirForce base is nearby.

@@joachimjustinmorgan4851 That's what they said about D.C. but after 9/11 most realized it was worth the imagined risk to enhance their quality of life to be near the theatres and festivites without facing a long commute home. Lots of old neighborhoods in downtown Columbus are being revived and folks are choosing City life over the burbs more so than not.

As a native Daytonian of 46 years I can tell you where to live. Oakwood #1 must be rich though, Centerville #2, Beavercreek #3, and Kettering #4. You are typically 5-30 minutes away from where you want to be as he said, but if you consider the traffic jams you will want to add anywhere from an hour to a day to your travel time. Actually Dayton has been in decline since the 1970's and 2008 was when the last GM plant closed. Huber Heights where I grew up is nothing like it used to be, it's gone the way of the hood lately, but still some good areas, however, declining fast. Tipp City I wouldn't consider a suburb of Dayton because the Regional Transit doesn't go there and we would like to keep it that way for obvious reasons. Vandalia is decent, but declining fast as well. Trotwood you will want to avoid. Englewood has some nice areas, but declining fast too. Take it from me, I was born and raised in Montgomery County and have since moved out of the County. Also, Springboro does not have RTA either and would probably like to keep it that way also. Avoid living in Dayton itself!

I also grew up in Huber and it’s so sad to see it declining while also growing. And Tipp is nice but not on the RTA line so not really a “Dayton” community.

I would rank Springboro as number 1 on my list. It’s located in both Montgomery and Warren Counties. The majority of Springboro is located within Warren County so it’s primarily counted towards Cincinnati’s metropolitan statistical area population instead by the census bureau. Warren County is the fastest growing county in the southwest Ohio region. Because it is located on the far southern end of Dayton along I-75, it is located within 40 minutes of both major employers in Dayton AND Cincinnati.

I agree to a point, Springboro is getting to be like a upscale Dayton. It will be run down in 15 years because who’s moving there. Oakwood is nice but the houses are so old for the price.. Bellbrook and Beavercreek are way better. Centerville is little Dayton also. You should have talked about Kettering.

West Dayton and East Dayton are both trash, Northern Dayton like Huber Heights isn't bad and Southern Dayton is nice.

Bellbrook number 3, with its high property taxes? It used to be a nice place, now you have so many stuck up people that live there. Yes I live there when it's first became a city. Where we had police officers that harass kids sold drugs yes there was an officer that sold drugs. Teachers at the school that were alcoholics, and also you had one that used to go out and get high with the students. So nowadays it's just like any other place more traffic that ruin a beautiful farm town that turn to crap. Oh yes by the way if you're in Sugarcreek the trustees and Bellbrook city board members really don't get along together that's why you have Costco instead of a beautiful old mansion that sat there for many years on Wilmington Pike. And the property was annexed by Centerville.

I've watched Beavercreek grow since 1978. Two lane roads, empty lots and not yet see city. Progress is alive and thriving here. I wouldn't live anywhere else.

You flew right over Vandalia, Englewood, Clayton and Huber Heights as well as several other very nice small towns to go all the way out to Tipp City! It's so far outside of Dayton, it can barely be considered a suburb. Of course, you listed all of the overpriced areas next like Beavercreek, Centerville, Bellbrook, Springboro and Oakwood. It's obvious you're just passing through Dayton on your way to the next military base your wife gets stationed at so try to get to know some of the other areas while you're still there. They all have just as much and more to offer as the areas you mentioned, typically at a more reasonable cost.

Do not move here if you are AA looking for opportunities. You will not be given any opportunities. You’ll have to work and expect to receive no momentum for your career. It doesn’t matter if you’re blue collar, white collar, you go to these “suburban areas” and you will find a rich assortment of drug addicts, liars, and met with a mindset similar to the early 1960s.

I lived in Dayton, OH and I had a terrible time for the entire 9 years I lived there. In many areas there are homeless panhandlers, litter all over roads and intersections, houses in disrepair, broken windows (look up the broken window theory), poverty, and the superficial nice act that is simply people masking their actual and real hatred of people who are different in any way. Fortunately, I left and I will never look back.

You should have called this video "The best suburbs east of I-75 in Dayton, Ohio". Even Tipp City is pretty much on the east side of I-75. No Vandalia, no Englewood or Clayton. Barely a soul in your recommendations represent the full ethnic flavor of our area! Do better or do Florida videos.
