Where to live in Montenegro for a Luxury Lifestyle 

I don't see Montenegro as becoming the "new Monaco" in the future, they just raised the 9% income tax to 15%, and when more foreigners move in and income is starting to be generated, more and more regulations and tax regulations will be put in place.

I did some on site research on all of these coastal areas (except Ulcinj) over the past two years and finally picked Herceg Novi. Here’s why: Budva - the nicest swimming and water of all and the old town is nice but the (much larger) modern town isn’t that nice. Plus, since it’s flat you don’t really have a view of the ocean unless you’re in a high building with an unobstructed view. Plus, the old town is totally overrun by tourists in the summer. Also, it’s kind of far from any good airport (Tivat is really only good if you’re coming from Belgrade). Kotor (and surrounding villages) - again, a very nice old town and dramatic views with the mountain backdrop. However, as mentioned, dark(er) due to it’s position at the end of the fjord (Kotor bay). Also, it’s completely over run by tourists in the summer with cruise ships unloading massive amounts. Not very nice. Finally, while the locals say the water quality in the inner part of the bay is good I’m not ready to take their word for it. Tivat - nice and fresh and lighter but expensive and lacks authentic feel. There is no old town feel here. Herceg Novi - first of all its a real town which, although it gets a lot of tourists in the summer, is not completely over run by them as some of the other places. The town lives all year round. Second, it has a beautifuld, living, old town. Third, the entire town is perched on a south facing mountainside which means that you get fantastic view of the water and open sea and it is very light year round. Fourth, it is one of the few towns to have a nice promenade by the water (where there used to be a railway line). In a lot of the other towns along the bay there wasn’t really this option. It also has a nice city park. Finally, what seals the deal, is that it is just 30 minutes from the Dubrovnik airport, which is by far the largest and most widely trafficed airport along the coast.

Lived in Tivat back in 2012/13 and now now preparing to get back there for 2021. Definitely recommend Montenegro for a great lifestyle and European base, very much enjoyed Tivat and the stunning Bay of Kotor.

Fantastic place Montenegro. I highly recommend Tivat and Kotor Old Town as far as property investment is concerned. I went in 2019 and could see Budva was overpriced. Nomad is right Podgorica is a very unattractive capital.

Can you do a comparison video between Albania, Serbia, and Montenegro? I say this comparison because I have done some research and permanent residence by real estate seems is very affordable in these countries (especially Albania), even for people making less than 100k. You may be paying between 9-25% tax rate depending on which country you pick, but you save a lot of money when it comes to your cost of living. Which in the long term can set you up for success. As a student living in Toronto my rent alone is much higher than what it cost to live in these countries. So, I decided to start a business while finishing my school so I can get the hell out of here. If you do decide to do a video comparing these three countries, can you compare real estate, lifestyle, governments, and Healthcare? I hope you read this Andrew, and for everybody else reading this I hope you this can help a little with getting started on your nomad capitalist journey.

We left South Africa at the end of January this year to come to Montenegro and registered a cleaning services business. The best decision ever. We lived in a rented apartment in Prčanj for the first five months. We now live in a rented apartment in Dobrota. I love the Kotor and Tivat area.

I think Gusinje in the north is gorgeous and would be attractive to outdoor enthusiasts. Way cheaper than the coast. You can buy a plot big enough that neighbors won't block the view of the mountains.

Thanks for the video. We've been all up the coast in Montenegro and love the stretch between Tivat and Becici beach. We were planning to have a good look at some real estate in the area until travel was shut down.

Ive been to Montenegro twice now. I love budva for the partying scene in the summers but Tivat seems the most upscale place to live. I would like to request u could make a movie about Albania, since although I live Montenegro it’s out of my budget and I think Albania might have a bigger growth factor in the upcoming years for investment property. I missed Sutumore/Bar. My brother moved there. Beautiful walks in the surrounding mountains, great panorama, big ships to watch, citylife also during wintertime, genuine area, not extremely touristic. Reasonable prices, close to Podgorica international Airport.

Interesting. Please, if you will have the possibility, make a video about investing in Albania. I think could be an interesting choice, as seems to be really cheap and they have sand beaches. Never been there and waiting to have this crazy covid-hysteria over to make a trip to Albania and better understand this country.

In terms of stability is it good I have been seeing some news about it as not being stable enough can you clarify it. Is it something big as stability is one of the primary objectives of doing business in a country.

Income tax in Montenegro is 9%... up to an income of about $10,600 per year; above which the tax is 11%. The municipalities impose an additional tax of 15%. Still good, but not extraordinary.

@Nomad Capitalist, Andrew, as far as I know from my knowledge, in order to be eligible for residence permit in Montenegro, you have to own the property or at least 50 % of the property but I also read somewhere that says you need to spend min 6 months for the permit not to get revoked. IS THIS TRUE ? Is there any min requirement to be in Montenegro to maintain the residence permit ?

Glad that you like Budva, since it is one small yet beautiful city, with a great coastline. I'm just sorry that our local government wasn't able to finish the promenade from Budva - Rafailovici - Kamenovo all the way to Sveti Stefan and then from there to the city of Petrovac. The promenade is called "Lungo Mare" and it should have been a 23km promenade for people to just enjoy walking, cycling, alongside some of the nicest coast's in Europe. The political situation as of today is thank God stable, and hopefully it will get better as the time goes by. But one true gem of Montenegro is the north and i'm glad that its trying to stay out of all the mass-tourism hype since it way better than the south. At least for me as a Montenegrin.

You have not understood Montenegro very well. Podgorica has a center and a very large and clean river that runs through its center, it has its own history and has been developing a lot in the last decade... but that city is mainly a service city for all residents of Montenegro and has an advantage to get out of it and in it in a very short time.....Budva is a mockery of the city due to unplanned construction and overcrowded, crowded traffic....As for the Old Town of Budva, in front of the walls in the strict center of the city every summer, mafia confrontations take place with a bloody end....

So if montenegro is not that cheap anymore, where else in this part of the region would you recommend? Albania? Armenia? Thanks.

I have only visited Croatia, Serbia and Slovenia around the former Yugoslavia region, would love to visit Montenegro one day when the borders are open. Montenegro sounds a little similar to Monte Carlo - maybe that's why this name is so sexy LOL

Montenegro has a lot of natural beauty. However, like Belarus is a country where the government has very restrictive regulations with tourists. You have to show your passport to by a SIM cell phone card, and give your home address to the seller. The difference between Belarus and Montenegro is that in Belarus crime is very low. In Montenegro crime is high. According to the US state department, there are 700 Gans operating in the country, doing prostitutions, drugs, kidnapping and more. So be careful investing or moving to Montenegro.

Last time I was in Montenegro a guy had been recently shot by a sniper in Budva. Mafia payback.

The towns are small, real estate is over priced, not much sand beaches and the water is not that warm, the only cool thing about Montenegro is the flat 9%. In my opinion, if you're looking for a beach hub in Europe that's gonna be Bulgaria. It has coastal cities like Varna and Burgas, sand beaches, warmer sea temperature and it's also pretty low taxed.

I spent 3 months there Oct-Dec. 2019. Went to Kotor, Bar, Ulcinj & Herceg Novi. All pretentious shitholes, sorry. I always carried cat food for the street cats. They occasionally get poisoned. Shopping is limited, though not as limited as Albania. A favorite memory of Ulcinj, a cute little women only clothing optional beach. Every time I went there, random guys would park on the road above the beach to check out the women. That's the culture there. That said, Kotor Bay is breathtaking. I'll never go back unless enough civilized foreigners can import some amenities like shopping and animal services.

I love Montenegro. But like he said. It's not cheap. It is actually comparable to prices in the USA in many ways. I also noticed that fresh fruits and vegetables in the supermarkets were not so good. You need to find the farmer's market for these. The people are wonderful. Decent helpful and just all-around nice. It is truly a country of amazing natural beauty. But I believe they need to work on their clean-up of the environment. There was litter everywhere. It reminded me of the US about 40 years ago. Now in the USA no one would think about throwing trash on the ground or out the window of a car or dumping your garbage on the side of the road. This is considered shameful here. Not so over there. This is still a necessary educational process in Montenegro.
