Why didn’t you talk about the registry ban by authority in sec 150. Please present the unbiased views on your channel. We need that.

@@rakesh205589 Rakesh Ji, Registry Matter which is unanimous for all Projects is bound to close in this Financial Year. It shudnt be considered as an obstacle to purchase an Inventory there. Just one advise, one must go for a Project which doesn’t have any land dues. Baaki Registry khulne ke baad jo rates filhaal hain, woh nahi honge, will go way beyond.

2008-09 type world global recession has started in India which has adversely affected the job market and other sectors. This has also badly impacted the real-estate sector and Property market is badly crashed in many cities and areas such as Yamuna & Noida Expressway, Greater Noida, Noida, Gurgaon, Dwarka expressway, NCR and other cities due to unrealistic prices demanded by Builders and other investors. Pls avoid investing in these areas and better to wait & watch for another 6-12 month to get the clear picture. Local authorities in many cities/Town have not approved OC and have not opened the registry for many peojects due to which both builders & investors are not able to sell their huge unsold flats at unrealistic higher prices. Its your hard earned money please never come under any influence after seeing any such news or videos where these middlemen (TV channels, Broker, agent or social media influencers) are misguiding the general public by spreading news that market is doing great & prices will go up in future whereas opposite is happening on the ground. Pls avoid investing your money in any construction linked or plot scheme where chances of fraud are much higher and stick to only ready-2-move in category (only if OC & registry is present)

For immediate buyers which is best option sector 150 seemed to be stuck and will take some time to be fully functional for family perspective, investment perspective se bhi risky lagta hai looking at pace of completion. Please suggest sector on noida expressway for immediate buyers for family

Greater Noida west also known as Noida extension is a good option to be considered in terms of connectivity, reputed builder presence, good schools nearby, closer to Delhi and equal distance from both IGIA and Jewar Airport.

Shivani Ji, project risky ho sakta hai poora Sector nahi. You are rite, this sector hasnt been liveable from quite long since most Projects were Under Construction. However, there are atleast 4 Possessions expected in this year only. You will witness a massive change in the vibe. Other than Sector 150, 137/143/93/104/107 are good sectors to reside 👍

Just for your information, The picture of Noida Extension has been completely transformed from the last three years. There are so many interesting things there like the whole commercial sector line where there are no residential projects, it gives a truly next level vibes specially at night. It is so hard to get those vibes anywhere. There are so many developers bidding their interests. I have personally seen so many people who shifted their interest from Sector 150 Noida to Noida Extension. I personally visited Noida sector 150 twice but I had no courage to put money there, because the way progress has been made is very slow. I also had intentions for finding property in sector 150, but after visiting the sector and roaming there for a while, I changed my decision.

Hi Saraansh, What about the registry issue? How come some builders like Tata are giving Possession in phase 1 without getting OC?

Possession is given based on deemed OC like many others. Registry issue is on the verge of closure as a whole for this sector. For now, one must trade only on fully paid up Land Projects & Eureka is one such Product. Good to go !

@@BlingKing321King saab, i wont deny that but aise toh aadha Noida beghar ho jayega. Don’t worry, Authority is mobilising on such pending issues. Solution is around the corner. Board meetings are happening frequently. Noida is relatively new, Ek achha shehar banne mein thoda waqt lagta hai 😊

@@canidhi3415 Nidhi Ji I personally feel that POSSESSION is more important than REGISTRY. Registry aaj nahi toh kal Authority karegi he. Sector 150 ka mudda isi financial year mein 200% sulajhne ko hai par tab aapko inn prices pe unit nahi milegi 😊 But one thing is important that the Project that you choose must have its Land dues fully cleared by the builder, fir koi tension nahi 😊

Sab log 150 sector ka promotion karnai mai lagai hai..mujhai to kahi se low density nahi dikhta vaha...madhumakhhi kai chattai jaisi towers khadi hui hai har jagah

Sir now bigger area units have just slowed down very badly .. no one is buying 3+ cr and 2500+ area .. why it stopped so drastically ..few of my known to who have paid 10-20% now wants to exit but they were saying they are finding it hard to get away with that .. Builder is ignoring them now and earlier the builder told them that he will buy back or give handsome amount on exit .. why things have changed just after election ?? Any idea

1) Big sized units are very much the need & demand in current market. 2) Exit is easier if u enter at the rite price point. Also, one must be flexible w.r.t booking profit. U cant always sell at max or builder’s price. 3) Builders never commit buy back, ur sales consultant must have. 5) I agree on ur last point, things are not selling left, right & center the way they were till March, 2024. A big chunk of buyers are not accepting the price trend & hence decided to wait. However, prices wont drop, they will rise a bit more & get stagnant to some extent.

Around 130-150 usually, should improve a bit in coming years as and when construction declines.

hahah Greater Noida South Delhi Faridabad Ghaziabad are almost same .. 200-400 round the year .. Around parali season its 500+ .. right across yamuna river touching 150 sector u have faridabad heavy industries cluster

@@amitbatra3184 Best Project of that Sector, very densed though. Miscellaneous inventory left in phase-2, buy only for end use and not for appreciation. Rates are highly optimised.
