I know young people late 20's, early 30's, a doctor, engineer, MBA, architect. They cannot afford a house! That is nuts. They have little hope. The others like noted can hardly afford rent. I am not rich enough to buy a house or even help in any significant amount for adult kids that are finding it hard.

@@cthymnn2010 yes thats correct. Such people cannot afford a home that would contribute to quality of life in Canada. The whole real estate industry is a ponzi scheme. People who can fake their incomes, show multiple cash cheques can afford homes of their dreams. Sadly that is the reality.

Inflation IS at 2%, it is 2% on the increased price. That's how inflation works. Economics should be a mandatory study in high school.

Yes, prices and sizes of products will not revert to what they used it be, it's only the rate of the increase is back to 2%, allegedly!

It should be looked at it as It takes 2% more currency units for the same value as the month before 🤔 something that cost $100 last month costs $102 today 🤷🏻‍♂️

On the depression question, we should also keep in mind how much capital comes to Canada from money laundering or people buying when they've earned money from a lower tax country. Also note high salary workers also are paying significant income tax. If you are a high income earner, maybe you're smart enough to question this model of becoming a debt slave for the rest of your life in low birth-rate country that is dependent on mass immigration.

It's because they're investors, they're under water and they don't give a crap about the home. Because it's not a home, it's a cash machine that's broken now.

Buy BEFORE a recession? Lol. No thanks 😂. 50% off is just pre-covid price. 80% off is market price based on local salaries without mortgage fraud.

Do you really see a scenario where home prices at 80% lower from where they are now? I think if that was to happen, we have way more serious problems than home prices.

The angry people writing about their plight and the "depression" forget the facts. The GTA has almost 7M people. There are 100's of thousands of people in this area alone who can afford these inflated home prices. I know it is hard for people to accept, but there is a huge cohort of people capable of buying. Whether they "should" or not is a different matter, and very personal.

Most of those thousands of people that can afford to buy already own a home. The market needs new entrants into the ponzi. Otherwise it implodes.

Being able to obtain or fake income credit to get into a home is different from being able to "afford" a home comfortably. My salary says I can afford these inflated home but no way in hell am I paying 5000 a month for a regular house. I have family members who bought houses and asking me for loans. Not being house poor is better than getting into a house and needing to live on credit

Could you Imagine commuting for hours every day to work a $18-$30 and hour job in Toronto. The drive till you can affords distance is insane now. Also $100k jobs do not buy much in Toronto maybe a medium sized apartment.

Yes, Interest rates are down, first home buyers have an advantage. But you do your math. Dont buy a home you can't afford and crib about everything on earth. You making a choice to buy a home is not a reason for your friends and family to hear about your woes. There are too many depressed people. Realtors and mortgage agents get their cut, and take their vacation. Please dont ruin other peoples hard earned vactions and free time 😂😂😂.. Hearing that a lot lately.. 😂😂

@@grizzlegreezz9696 prices next yr may be going up from here on out. Few months left of the bottom of the market.. potentially.. depends on rate cuts. October's inflation I hear will be around 1.5 so jumbo rate cuts may be coming

Good show. A couple of points 1) Its funny how in 2020 when Santos was reporting all the craziness and exuberance that was happening it was fine but now that the market has changed the bulls have turned on him and saying he is negative 😂. The brainwashing and delusion in Canadian real estate is hilarious. 2)The guy that has 90 condos on his watch list probably doesn't want to buy all of them. He is tracking them to keep a pulse on whats happening. I do the same. You can see how long properties have been listed for before they go pending and also when they keep getting relisted you get notified. If you keep getting alot of notifications it indicates things are heating up or if you dont then things are slow 3) The "staring contest" between buyers and sellers doesn't hurt the buyer in any way. Crazy bulls keep trying to ignore that fact. It hurts the seller when you are having a staring contest when your property is on the market 90 days. I see a price reduction or a disrespectful offer in your future. Sure you can walk away offended and keep paying the mortgage and expenses on your empty property until you sell it a year later for 100k+ less

No, prices doubled basically in just 3 years during covid. They are on slow decline last few years… down about half a mill from peak…

​@@xyz1663 Not sure where you live but I live in Vancouver. In the suburbs of Vancouver, a house in 2017 that was $700,000, was 900,000 in 2019, 1.2 million in 2022 and is now 1.5-1.7 in 2024. All for the same house size year and area. More than double in 7-8 years. It's not down Half a million from peak here.

If I am a real estate agent and the house looking empty and sad it will sell for say 800K. If its cleaned up and staged then it sells for 900K. The agents commission will go up By maybe 3k so why bother putting in the effort to get just 3k more. many agents dont give a hoot about getting the customer top dollar. they only care about their commission with as little effort put in

A real estate agent should understand their responsibilities. One of their responsibilities is giving the best advice to their client, in this case the Seller. If staging, painting, de-cluttering, etc is the best advice then the agent should tell their client, REGARDLESS of the impact on their commission.

I'm Kate who said the houses looked sad and empty....these are the STAGED houses.....they look sad and empty and I wouldn't want to buy them. The staging is sad, cookie cutter, blah and no personality. No drapes, no window coverings, no warmth......I would rather walk into a Studio Mcgee warm and inviting home than a white, white and more white bare home.

Team Sessa, this was very enjoyable. I had to laugh at the people who can't understand your comments about the "weekends". Your presentation of the year of history on every show makes everything so clear, and points out that there is a reason for why sales do what they do on "monkey weekends!"

If something is your passion, then no you wouldnt get tired of talking about it. I mean in just about every job I've ever had (customer svc, IT, others), I wound up doing the same, talking about it over and over and over. And in most cases loved it!
