It took us 4 days to be under contract when we sold our house. Tip for you make sure have fewer furniture in a room. Specifically in the master bedroom. Remove every thing else except the bed dresser and side tables. You can put it in your garage. Also remove all beauty products from your bathroom counter. Keep it clean not over decorated. I love the "toy room" but if you can get all that packed up and moved out of there i woukd do that. Rent some black furniture and set that room up as a movie room.

That recliner in your bedroom.... it sort of blocks the eye span area when you first walk into the room. Maybe move it over by the window and create a seating area over there with a plant and a book on the white side table. As long as it doesn't block the windows too much.

I would rent a POD and start filling it up with stuff. That way, you can pack while decluttering and maxamize the space in the house.

Best advice from me after selling my home is declutter, declutter, declutter everything. Try and keep it clean everyday. Carpet lines shows how well you keep your home. The yard, garage they will look at everything. All of the bedrooms they will look at as well, how big they are as well. My house was on the marke less than 3 weeks with multiple offers.

try not to overcrowd rooms with extra furniture. though convenient for you to have a desk and changing table in your room, it isn't for the buyer. place them in rooms they belong it and no personal photos.

Also please remove the bathroom rugs from your bathroom, I got this tip from my real state agent. The rugs make a room smaller. And pack any shoes from the closet , I packed mine and put in the garage.

Don’t forget that people will look in every cupboard, every wardrobe. So many times I’ve done open homes and they stuff everything into them that you can’t really look at the storage space. Less is more, depersonalise, take the dog away from the house during open houses. Also don’t leave valuables sitting around, unfortunately people will take items !! 😔

Lock up your valuables. If you don't have a safe you can rent a box at your bank. Have snacks in the kitchen and something to drink. This sets a nice personal touch.

I agree with the comments below: get a POD. Move all items you do not need , including the bedroom chair, into the POD. All the little additional storage tables should be removed. Off season clothes can be put into the POD. Let potential buyers see how much storage space you have. Clear almost all Knick knacks from your home.. clear out all kitchen utensils that you don’t use often. Good luck!

The best advise is price to sell, keep it clean and less is more! Our realtor had us remove family pictures (she said people can’t picture themselves in the house when they see pics of other people. Makes the home too personalized??), declutter decor. Declutter countertops. You want things to appear spacious! I would take out rocking chair in your bedroom. People may think it’s small when it’s not. Wash rugs,l, blankets and bedding. Fresh smells sell. If you want to be really extra bake cookies before a showing l! Good luck!

If you are done for the school year, it might be helpful to potential buyers if the school room and all the supplies in the dining room were packed up. My realtor said people have a hard time imagining their own spaces. Especially if looking at multiple properties.

Holy crap that was a close one!!! You are superwoman. Moms are so damn amazing that could have been so bad my heart literally stopped for a second!!!! Super relatable we have all had those moments as moms especially when our kids are small and WILD. Both my boys cheated death a few times 😩😩

Madison - there's a gold mine of good comments!! Less is more..I am currently looking for a new home so I'm looking EVERYWHERE trying to get a feel of the space to see if it fits me...With that being said think of how you would be as a buyer and make sure you tackle those areas plus!! See if you can free up space under the sink for the kids bath toys to store them away when not in use...Anything not used - declutter, donate, or pack it up...This makes it easier when they look in the spaces you thought they wouldn't - it'll be clean & ready...You want your potential buyers to see what you home has to offer..The 1st thing is curb appeal then if the home has good bones....Praying you all sell but make sure you're prepared because it may happen fast!!! Also, don't assume that people will walk around and stare at yoir walls and furniture... people are incredibly nosy. They will look in all your drawers and cupboards and closets, too.

It’s not that people are “noisy” buying a house is a huge investment, they have every right to look in every wardrobe and cupboard to look at the storage etc Infact when selling houses we encourage people to look at EVERYTHING. 🙂
