You keep downplaying the percentage of institutionally own single family homes by referencing the total number of single family homes. Single family homes don't come on the market often enough for the entire market to get snapped up. A more critical and honest approach is to stick with how much of the single family home rental market is institutional, because that's what's driving up rents.

You bring up a great point and you get it. I just wanted to make sure that everyone had an apples to apples comparison because when you look at SFHs those institutionally owned is a very small %. BUT, when you do lookk at just the rented SFHs with the institutionally owned ones, it definitely becomes more alarming. Thanks for your insight!
