Why Are They Building So Many Car Washes? And Storage Facilities?

Something changed right? Car Washes and Storage Facilities are popping up all over, and many more are approved or submitted to be developed. Why? Are cars dirtier today? Do we really have that much more stuff to store? This is a lecture style (dry, no fancy graphics. Ha) overview of a couple factors that now have Big Finance involved in the industries, who are investing big money to build more locations. I also discuss how some developers are jumping into the industry also, creating their own companies!
(Note: I posted earlier and realized I had a confusing edit mistake. Only 14 people had seen it at that point as I noticed it soon after uploading, so I deleted it and reposted)

I have 7 (soon to be 8) car warshes in a mile radius from my home. I don't believe for a second they are not just a money laundering scheme.

What is it like to operate one? I am interested in purchasing one eventually. How much did you purchase your cheapest car wash for? Did you use a loan? Is the business profitable with a loan? What are some characteristics of a good versus bad cad wash when you look into the finances and building structure? I am sorry but I am having a difficult time getting information

You've explained why this is great for the investors, but that doesn't explain why there's so many. The real question is why do our cities allow so many to be built? We don't need so many. I'd much rather have the restaurant it replaced. These buildings take up so much space and don't bring in much money for the city in comparison. Strong Towns and Not Just Bikes both have great content about this.

great question and another in my video queue to do. So clearly towns dont build things. I know you understand that, but you also comment "I'd rather have the restaurant it replaced". But the towns didnt force that to happen. In Cherry Hill NJ for example that diner is closing because the owners want to retire, and no one stepped up in the family to take over, nor did other restaurant owners. So owners want to retire, car wash people want to build there... is it in the town's power to stop that? Imagine if you were selling your home, could you imagine if the town said "umm not so fast, we dont want you to do that"! So yes for new things being built the towns do have to approve but even that is challenging. if it matches the zoning "Commercial" its tough to stop another business from building. If denied there would likely be lawsuits that after 10s of thousands the judge would say "there really are no grounds for the denial". I know its not what you want to hear...

Thank you for the information. I think the triple net lease is a very interesting concept. I am a little nervous about starting one, knowing about the consolidation that is going on. It seems like the bigger they grow, the more market control they can control, the more likely they can out compete smaller businesses. Which makes it more risky to start a small carwash. I still know the profit margin is great which is what really draws me to this kind of business. I can imagine you can scale retively quickly since it has good margins. But what is your take? Should I go into this business with 20k or wait until I have more to invest. Thx

I said years ago that storage units are a great buisness venture.. Very little overhead and everyone has crap they want or need to store 😄

Just wondering...do car washes recycle the water? And do they have to use environmentally safe products?

I seem to recall that whenever summer drought warnings were issued that you could wash your car only on certain days of the week but there were no such restrictions on going to a commercial car wash partly because they recycled the water. Recycling water would probably also help save the business money on water/sewer costs (whether public or private).

I understand the buy the land/lease the land triple net model. But you aren’t addressing the fact if the car wash/storage places are actually turning a profit?

They're building more storage units. Because, it's expected to have more homeless people. Watch you'll see this is just a tell tale sign of what's to come. Welcome to my world. If you believe in God 100 percent you'll be okay out here. That's all I got to say. My advice is to NOT rent a storage unit and prolong the agony of never being in your own home again. That's just crazy. To pay for your stuff to be comfortable while you're living in the woods. Give it time. You'll see. This is a preditory business relying on your lack of faith. With the knowledge of the upcoming predictions of an unpresidented rise in upcoming homelessness. You'll see. It’s not because they need to build a business but there is a supply and demand from a certain demographic that like to have clean cars , that being said these car washes are located in more of the those populated areas with said that demographic…. Clean cars but dirty unkept houses ! Priorities not in a good order

The problem is the demographic that likes clean cars doesn't need to take that car to 8 different car washes within a mile from their home. They need 1, or maybe 2 in the area to build competition. There is no way in hell 8 car washes in the same city are ACTUALLY making money.
