I’m moving to San Antonio early next year. In regards to new housing communities. It looks like developers are building elongated homes that are perpendicular to each other. I find it strange spending 350k to live in a Trailer-looking house.

Unfortunately that is and has been the trend for the past 15 -20 years. Developers and Builders get more homes built with less streets so its all about $$$. There are more Ranch style homes with larger lots but will be well above the $350 price range. If a Ranch style is what your are looking for a preowned home greater than 20 years old is going to be what will need to look for.

You can buy some big pretty houses for decent prices out here. But when I go to get my own home. I'm gonna go outside at town. Get a few acres and go with a small home. Then I can always add whatever I want

2k people being let go won't do anything to the housing market if these people are low income people renting apartments. It's important to note what the income level was of those who were laid off.

So, I live in the 5 Points area. And as anyone in San Antonio knows 5 Points is just one of those places that it takes a person with enough sanity not to dislike it, and just enough insanity that the junkies and the homeless leave you alone. But, 5 Points has also been going through a gentrification process and period over the past 5-6 years, and we have developers buying up small tracts of land, and building 4-5 units on a tract of land that would normally be zoned for a single dwelling. Directly across the street from my townhouse there used to be a small single family home, but now there are four 3 bed/1.5 bath units that are going for $425,000. And, around the corner from that is a similar tiny tract of land with five 3 bed/2 bath units going for just under $475,000. And, across the street from that behind the Wendy's there is another 7 units going for over $500,000. Are these places worth that much ?? No they are not. Are they going to sell in this area for that much ?? No they are not. Like most of this style of housing these units are going to sit empty for years. Sure, 5 Points is super close to downtown, but it is also close to all the problems that being in the downtown area has. Namely the junkies and the homeless. I can not go to the QT without being asked if I want to buy drugs, or asked if I can spare some change, or buy someone some alcohol because they are barred from the QT and the Valero. Eventually Texas is going to do to San Antonio and Austin what Colorado did to Boulder and Denver. They are going to build so much along I-35 that eventually they become one and the same, and what that means is that people are not able to afford to live anywhere.

I feel like new home builders are offering those incentives because: They are not showing all inventory available which is allowed for new homes, they do not have to report all the homes available. This allows them to keep their prices high, the interest rate is not as important as the price you’re buying at. Thoughts?

Houses being built. Apartments being built also. Why are so many apartment being built? Great to see that the eastside of San Antonio is now introduce to a better living/jobs.

What’re your thoughts on the Woodlake area? Found a house in a gated community there… but the surrounding area doesn’t seem great. The schools are terribly rated.

Manufactured homes are considered mobile homes or homes that are pieced together really quickly? I get confused about the terminology. It’ll be interesting to see where the Sulphur springs development would go.

Do you ever just run your own videos as ads? Very consumable content that provides value, better than most ad content in San Antonio. But, that's my anecdotal thoughts since most clients I have are not capable of making such content.
