I purchased my first investment property at the age of 28. And it had to be Ki Residences because this product is such a RARITY. What I have covered in this 5-min #AskJoy video barely scratched the surface of the subject!

Ki residence looks to be out of way and the transport facilities will only postulate to be improved in future based on master plan. Would you think there is market around the area that is willing to pay the $1.7-1.8 M asking price in 3 years time? Surrounding area hdb dwellers who may not be the market of upgraders.

Hello Yew Hien! Ki’s location indeed isn’t the most favourable in terms of accessibility. But if you have a closer look into the profile of the residents surrounding Ki, you will notice that such accessibility is not a dealbreaker for them. In fact, we were surprised that all the 4-Bedroom and 5-Bedroom were fully sold on the first day of launch. Penthouse on #12-06 was transacted at $3.994m. Evidently, quantum is not a problem for people in this area. I see Ki as a rarity due to the fact that there aren’t many projects in the market that are LH999 and of such big land plot. There is a severe lack of supply of Condo in Sunset Way. Clementi Park, which is next to Ki Residences, is already transacting at an average of $1,200psf. The price tag of $1.7m-$1.8m has already happened.

Could you make the content about how much percentage buyer in singapore, is it local or foreigner.. And which country has the most buyer ? Thank you in advance

Even if there is a Cross Island Line being built, the CRL phase 2 will only be completed soonest 2032, is it worth to compromise on quality of life for projected returns since one has to forgo connectivity and amenities for next 10 years? True one can argue its not a deal breaker for current buyers, but what about future buyers at point of exit? Price increases are not a distinct trend exclusive only for Ki, the entire market has went up about 10% over 12 months.

Thinking to get a 3 bedder - 980sqf. Is it good for own stay and hold for longer period of time, 15 or 20 years? The location indeed is Ulu but agree on the shortage of supply of condo in Sunset way area. And in between can look for another small new launch investment

When do u plan to exit your Ki Residence property ? What’s your target Return on Capital ?

Hi KangJing! Sorry for missing your comment. My initial plan was to exit upon TOP, but right now my husband and I have thoughts of moving in. We have made arrangement on the proportion of shares previously, which will allow us to enjoy this flexibility without hindering us from purchasing another property (should we come across any investment-worthy ones). Target Return was $150K to be really conservative.

Ridiculous comparison with the Linq which has mrt below it and forett which has much better amenities to coffeeshops

Hi Rizal! Yes, Ki is undeniably ulu. Thankfully a new road will be built to link Ki to Clementi Road. It is also projected that there *might* be a MRT nearby (However this is not official so let’s not commit based on that). I’ve shared my thoughts on this same concern in the comments earlier - Accessibility is not a dealbreaker for the residents here. Buying a property near MRT does not necessary mean higher ROI. Case in point: City Gate vs. Kallang Riverside. I’m happy to run through the numbers with you if you are keen. 📲 wa.me/+6592300606
