I sold a property that I had been fixing up to airbnb, sometimes it's about the money. I had done a cash out refi 4 months before and the value skyrocketed in the area. Walked away with 70k after paying off that new refi

I am in the position with with one of my properties. It is amazing, love the design. But it is just a few minutes further than one of our others and is struggling. Yeah we are making money but not enough to justify it. It goes on the market this month.

Yeah unfortunately most of my reinvestment into my BNB has not been the fun kind. Things like HVAC parts that cost a fortune, AC duct cleaning, duct sealing, sealing around registers, replacing sauna cover, and replacing GFI outlets.

When you partner on a property how do you structure the deal between you two. How do you go about splitting profits or get paid and how much do you bank to take care of property. Can you do a video breaking down a partner deal on a property.

Thanks for posting this Rob. Im on the fence for an STR purchased 2 yrs ago - 2 doors over from my little cash cow Airbnb, but I don't love the new one. Bought for 240k, 75k rehab, refi'd for $360k @ 3.25, can cashflow (net) 4-5k per mo, but I'm just not inspired by it. Its in a quickly appreciating area and has a separate buildable R2 lot, so i coule build 3 more units. House with lot is on the market for 500k and I was about to list lot for 250k. I can cash out tax free as a primary, or hold and build it out, and just leverage it. Id feel relieved to sell it now, but know I'll regret it in 5 yrs. Advice anyone??

I had a feeling this video was going to pop-up. With the previous videos with you visiting properties to check on issues, I had a sneaking suspicion that you were looking to reduce opex and cut the fat. I just didn't think this video would come so soon....but it's good to see you going through such an exercise and sharing with others. I have a feeling more videos are going to be about cutting costs and where people can save money and increase income.

I’ve never tried ABB because I assumed it’s very risky because I guess a good costs 300-500,000 . I wonder what the margins are on them. I do typical rentals and I also rehab.

Hi robilt. For us there’s a bit of a jam to doing str. First our city Vancouver Canada frowns upon str s and puts rules in place that limit what we can do with str s so our system points us in the direction of ltr s also our rental market is crazy high priced. We are renting out our basement suite for $2800/month as a ltr. We could probably get more money for a str but rules about str s in Vancouver narrow it down to who can host and our weather is not great all year round so the visitors could be a limiting factor in the winter time ……

This guy charges over $10,000 for his host camp. He ain’t trying to help you. Take the good and leave the courses they have to sell you.
