As a resident of Las Vegas for over 12 years now, after the pandemic Vegas is JUST another suburb of LA!!! A lot of folks moved to Vegas from California and completely DESTROYED the real estate market by over-paying for houses and well over 80% of these people will NOT stay over 3 years anyway before they either go home or go ruin another market and push people like me out who have actually been through the thick and the thin for all of these years!!!

Its a ghetto dump it's the new Cali dump site and of course unless you live on the west side but you still need to drive thru *Vegas dump, locals were very nice in the early 2000's but influx fuxed it all up and yeah its a new CA suburb as someone called it reminds me of the new Glendale, AZ went completely ghetto with overpriced housing market just creating a market out of trash and CA dumping ground and sad thing is people leaving ID or somewhere like that decent for this state feel for that because I'm sure they're driven out and didn't really know the real Vegas. It's worst for allergies, worst drivers increase in insurance rates every few months now and registration is a joke how expensive it is to register your car, homeless people, gangs from CA and trash residents with no manners or courtesy live like every minute is their last the hustle bustle, rat race etc like you've heard of it but you actually get to see it in motion. Police response time is the worst or they won't show unless someone is hurt or has a weapon. It's not what is portrayed it's truly a ghetto now and is getting worse by the day.

Alot of hawaiians there huh I'm from Hawaii and thinking to join my jungle buddy's there in Vegas atleast you broke down a few things & atleast vegas doesn't have a studio that has a price tag of $800,000 like hawaii

Las Vegas is one of the hubs in the affordable housing crisis, you need a 6 figure income to qualify for a mortgage- no joke, tons of bums/homeless that jaywalk in the middle of the street causing traffic collisions & deaths, unaffordable auto insurance rates thanks to too many bars/pubs/liquor stores/marijuana dispensaries. Shortage of medical specialists so many people have to travel out of state for medical care or wait 6-12 months- no joke! You'll be sharing the roads with more drunk drivers and high drivers than you ever have before. Even with a college degree, jobs pay 40-60% less. Get used to hearing about people you know severely injured or killed by a drunk/high driver. Junk public education system that's overcrowded. So to anyone considering moving to Las Vegas, don't let the travel vloggers trick you, do your research first, never believe what real estate agents tell you. They have profiteered off of pricing locals with annual incomes under $50k out of the housing market.

I was born and raised in Vegas. It's really quite funny a lot of the videos out there with real estate agents touting to move there. It's night and day difference over visiting for 2 daays on vacation vs. living there and surviving full time. Vegas is a straight ghetto dump. It's incredible you mentioned the drunk driving, my buddy was hit by a drunk driver March last year, I think it was right off Gowan and Rainbow. Flipped his truck over, the girl had no insurance. I moved out finally, couldn't handle those miserable summers anymore.

That really depends on your situation.But if in general, If you are staying put for a while I’d buy because housing prices are predicted on an upward climb and interest rates are coming down. Another reason t buy is if you are investing and if you can find something else that will give you 6%+ YoY return.
