At this point they are changing the rules for residence in Turkey every few weeks. And what we feared happened. We do not meet the requirements anymore. Will we get deported? It's a scary journey. Come along!
Many people will not believe my story. Please check for yourself before you ask me all sorts of questions. I'm not in the mood right now, sorry. Some friendly helpful people post the changes as soon as they hear from the official announcements. This was the latest.
- - | - - -
1- Only homeowners will receive a 2-year residence permit.
Spouses whose names are not on the title deed will receive a 6-month residence permit and will make an income commitment and enter money into their accounts in Turkish lira, one and a half times the monthly minimum wage. (26000 Liras for now)
2- Foreigners who rent a house will also have to extend their residence permit for 6 months and make an income commitment and receive money into their Turkish lira accounts at one and a half times the monthly minimum wage. New applications have been closed for foreigners renting.
3- Retired foreigners will also receive a 6-month residence permit and will make an income commitment and enter money into their Turkish lira accounts at one and a half times the monthly minimum wage.
4- This application does not affect those who are married to a Turkish citizen; there is no change in the application for family residences.
5-This application does not affect homeowners, there is no change for them in the application. They will receive a 2-year residence permit. They are not responsible for depositing money into the bank account.
6- If your name is listed on the title deed jointly with a friend or sibling, you cannot obtain homeownership residence. You will receive a tourist residence permit for 6 months and you will need to make an income commitment and enter money into Turkish lira accounts one and a half times the monthly minimum wage.
7- If there is more than one name on the title deed, only the husband, wife, parents and their children can obtain homeowner's residence (This application is only carried out by the Fethiye Immigration Administration).
8-Your title deed purchase date and its value on the date of purchase are very important. Application will be made according to the limits of the period you purchased. Having a title deed does not directly give you the right to obtain a residence permit.
9- New application is still closed for tourism purposes, except for retirees. Retirees must bring their income from their country, apostilled, and this income must be one and a half times the minimum wage.

Hello im really sorry to hear about the issues you're facing at present I hope you find a solution soon, but I thought a spouse and any dependants under 18 automatically are entitled to residency on basis of property owned. I know the value must be around 200 thousand United states dollars . Also after residing in the country continuously , I think for at least 5 years you automatically are entitled to citizenship? That was my understanding, am I wrong ?

Hi from Istanbul. Sorry for your troubles. I'm Irish, living here for many years, married to a Turk and do have dual citizenship. I've been just discussing with my wife about your situation and we talked to some friends. I understand that putting Ken on the title deed can cause big problems later, however, there may be a way for Ken to be on the title deed and in the event of his passing (God forbid), the whole property can revert to you. The process is called Usufruct, a strange label! Usufruct is a limited "real right" found in civil law, that gives legal usage rights to one of the partners, Ken, and what is called dry ownership to you as the property owner. So in effect the house will be divided, Ken will be on the title deed as a resident for half of the property and you will have total ownership of the other half. In the situation where the "user" owner passes, the full right automatically reverts to you as his ownership right only is valid while he is alive. In the event of you passing first (again God forbid!) Ken would have a right to the property as your husband. However if you, as the "dry owner" have children, Ken would be entitled to a portion of the property and children will have a portion too. This is general advice under Turkish inheritance law but might change depending on your nationalities. Either way as a family residence, he will have the right to live there until his passing. Please don't take this as legal advice, I'm not a lawyer, I did ask someone about this but this might be a solution. To help in this process, your embassy will likely have a lawyer on the payroll, who might help you. Also you should contact the Bar Association, possibly Muğla Barosu is the one for your area, they may be able to offer you some legal aid services as they tend to support women a lot ! Good luck!

This situation is not about Syrians and Russians I believe. I feel it's a kind of retaliation against the EU which denies short-term visas to Turkish citizens. Unless they hold a Green passport or are granted Golden visas in certain European countries they cannot even apply for visas to a Schengen country. It's devastating for them, not to be able to even make a short visit to a European country.

Sounds like Turkey is updating its rules to match those of US and Netherlands, what’s the problem? What US expects from you as well as others, what Netherlands expects from Ken as well as others, Turkiye has the right to expect as well. It’s called reciprocity. EU and US policy makers are the reason why millions flooded across the border to Turkiye, creating the inflation and financial mess it is in. It benefits Europe as Turkish goods and services becomes cheaper due to currency exchange. With plenty of sunshine, beautiful beaches, geographic diversity, culture, food, unmatched history and places of interest, proximity to Europe, Asia, Africa and Middle East, you’d think Turkiye would be the most privileged, most expensive country to live in, yet by funding terrorist/separatists, puppet politicians, engaging in unfair trade practices, keeping the country in turmoil they’ve depreciated its real value so the usual suspects can eat, drink, travel and live for a pittance keeping the locals in cycle of poverty. It’s same all over the world, you go to Americas, Africa, Mexico, Asia you’ll find indigenous peoples who live in the most resource rich countries living paycheck to paycheck as servants who can’t enjoy the benefits of their own land, let alone retire in foreign lands whilst westerners take advantage of everything the country has to offer with just their pension. You’ll find crooked, “western educated” politicians, members of some secret society, selling the countries resources for pennies only to import them back at 20x the price as finished/value added goods. That 20x markup is also what’s funding your pension. That Nutella could easily be made for cheaper in a Black Sea town where hazelnuts are indigenous, but no, the hazelnuts has to be sold for pennies to some EU country which also import cocoa for pennies across multiple borders, they then jar it up, ship it all the way back to its origin at 20x markup. Why not bring the factories to that Black Sea or African town keeping its local population in place instead of migrating to EU for cleaning toilets?. This practice of poaching resources from its source and selling it back 20x cost is why we are where we are. Internet has made everything transparent and people are seeing discrepancies in fairness. When it comes to poaching EU is leading the pack. In Europe it’s these same people who’s countries are poached slaving away for les pay and benefits than a native would get in your service industry. I have never checked in a hotel or dined in a restaurant in EU, where from the desk person to the cleaner was not an immigrant. Never saw a Dutch/German person clean its airport toilets. Europeans seem to have an entitlement to standards of living above the migrants and aversion to low brow jobs and positions. They maintain this by artificially inflating their currencies while depreciating others. Every time a home grown politician manages to come to power, speaks self determination, economic independence, fairness in trade and equity someone decides the country is lacking “democracy and freedom” triggers insurrectionists and coup d’etat, with the West’s blessing. That level of entitlement needs to be checked. If an 80yo Turkish grandma can sell tomatoes in the bazar, gözleme by the beach to scratch a living, take care of someone at home, so can you, but it is more convenient to bring your inflated currency and live basically for nothing in someone else’s country. This level of colonial mindset is becoming more and more an irritant on local populations. This is not just a woke socialist rant, I’ve lived long enough to see how the world is rigged. People are waking up, times are changing, Africa is already braking its chains from countries like France. 500 years ago it was the east that had the wealth not the west. It think we are headed towards a reset.

I visited a couple of times spent a few months but now I have noticed how most outsiders are not so welcome anymore in Turkey. Of course the nature of Turkish people didn’t turn sour overnight. It has a lot to do with economics, inflation, influx of millions of refugees and disregard for Turkish culture by many recent legal and illegal immigrants. It is happening in other countries, including in Britain: Governments only want people with high incomes coming to their countries. Freedom of movement for low income groups is restricted, they are effectively imprisoned within their own countries: realistically they can no longer retire, or work, in any country of their choosing. It is effectively discrimination against those with health problems (who cannot afford to pay extortionately high health insurance premiums) and against lower income groups. It was better when there was freedom of movement and when countries had agreements on healthcare (e.g. if a British person needed healthcare whilst in a foreign country, the British Government would pay; similarly if a foreign person in Britain needed healthcare, their own country would pay Britain. Global healthcare and global freedom to retire where one wanted to retire to. Now increasingly you have to stay in the country you were born into, unless you are one of the higher income groups. Indeed, some are now left in the situation where they are no longer able to return to their own country. So much for 'freedom' and 'democracy'. Most people are now enslaved and imprisoned in their own country. Even a holiday abroad is becoming impossible for low income groups, let alone retiring abroad. Sad and unacceptable. Problem is - most voters in Elections don't know what they are voting for, thus we end up with unfair rules and regulations - which are imposed retrospectively, with complete disregard for the impact on peoples lives.

you are a super sweet person and I wish you the best. don't forget what happens to you doesn't just happen in Turkey. As a Dutch citizen, I was forced to move from the Netherlands because my life and that of my family was destroyed by the tax authorities. the world is in chaos and it is precisely the Western countries that make life difficult for innocent people (minorities) in an inhuman and unfair way. I moved to the Netherlands (your country) with my parents 51 years ago as a 6-year-old girl. my parents had to do the hardest work, the guest workers helped improve the economy. I grew up and studied in the Netherlands. I speak the Dutch language better than the average Dutch person and I have paid more taxes than the average Dutch person. I had my own business for more than 20 years and I employed more than 30 people who maintained a household with their salaries. I slowly noticed that it was becoming increasingly difficult for me to do business and live on every level. the reason was only rolled out after 10 years. sooo sneaky! the government and the tax authorities had labeled all foreign people who used childcare as FRAUD and unfairly blacklisted us everywhere. I lost everything because of the childcare scandal. 2 houses 3 businesses EVERYTHING. I was put on the street with my child as a homeless person. With great apologies we have been promised to make everything right. I moved in with my elderly parents (90 and 85 years) my parents spent half the year in Turkey. My father was admitted to hospital in Turkey and because they could not come home for more than 6 months, they were evicted. the house was not empty because I also lived there with my child. we have been evicted because there is a housing shortage for Ukrainians. my whole life has been destroyed, my son went to pre-university education, his studies, his future is all gone. Now we are 6 years later and the promised help has yet to arrive. my partner has been diagnosed with colon cancer and our health has deteriorated. is this normal ?!?

It is very sad that people are treated this way. Borders are artificial prisons drawn by human hands, but remember that Turkey did not create these borders and these "rules". "Western civilisation" invented these rules so that "poor people" would not come to Europe and disturb the rich and colonialist Europeans. Now Turkey is applying the same rules to Europeans. In the last 100 years, Europe has applied the same rules to Turkish citizens in the most brutal way. I hope our young friends can now understand that the 'civilisation' we have created is not humane and that a civilisation based on imprisoning people is doomed to collapse in the end.

If you have not left Turkey for two months or more in 5 years, you can apply for citizenship. You can show yourself as an employee by opening a joint business association with a few people. You can get a work permit and naturally residency permit. You say a nature promotion association and you become an employee of that association with three or five people. As a result, you are doing something similar. You can talk to a lawyer and evaluate the details. There may be other things that can be done. There are lawyers who are knowledgeable about these issues. If you invest money in a personal retirement fund, you can invest in the funds you determine (foreign exchange, precious metals or stocks). In that, you block an amount of about $500,000 for three years. You should best talk to a lawyer who deals with these issues about this issue. Even the situation you mentioned bothered me.

The rules cannot be generalized this way and not distinguish between those who come into the country now, and those who lived there (as law abiding citizen almost) for many years. In the worst case scenario, if nothing helps and you need to leave, consider moving to different country, not necessarily US or Holland. You can move to the county closest to the border. Bulgaria to west, Georgia and Azerbaijan to the east. The income requirements in Georgia and Azerbaijan could be much less. Research needs to be done though. In any case I wish you best of luck.

Scary buying abroad now, move the goal posts and the dream is over and turkey is now more expensive. I hear Russians have moved into Thailand in big numbers.

This is a big issue that all started in 2023 especially with the inflation and earthquake fears, even I as an Arab-American i do not feel welcome anymore and all my friends left the country and im following their path, foreigners are tired of this struggle and many are going back.

Have you both looked into becoming Turkish citizens ?

We did. I will lose my Dutch passport

@@AtHomeInTurkeyDidn't know this. So Dutch can't have duel citizenship even though Turkiye recognizes it, and the u.s. doesn't have an issue with it either. Have Ken take-up Turkish citizenship. The real issue is relations between the u.s. & Turkiye are real sour right now, but I really can't blame Turkiye either.

@@smesui1799 I agree American politics is appalling. Ken is on some sort of US benefits and he will lose them. Plus we don't want to jump to all sorts of hoops. Why would we? I am accepting the fact that this is maybe not my forever home.

YOUR area of TURKEY is just beautiful. And you and your husband love it. The ENTIRE world is Changing and not for the better. This has been going on for many years. Many people no longer have enough retirement to eat and keep the heat on. They turn it on and off as there is no money to do both. NO luxuries for millions. And it will grow worse as the global plan to move to one world government meant each nation will be in chaos on many levels, for many years. So, your situation varies but this is their goal. Our prayers to you, we do understand. Canada speaking here.

That was the case before yes. But marriage alone is not enough anymore.

So millions of illegal immigrants are no problem but you guys are 🤦‍♀️ so sorry to hear that. It’s been years since I moved to USA and went through similar things so I can put myself in your shoes. What is worst is after you lived in a country so long and figured that you are not legal there anymore, the feeling that you no longer belong anywhere, neither the place you came from years ago. A total lonesome feeling 😑. Hope you guys can somehow work it out ❤

The not belonging is not a big problem for me. But it's as good as impossible to live nomadic these days. One needs to be registered somewhere. It's a world gone mad.

Your ancestors were probably illegal immigrants too at some point. Turkey kindly opened the doors for Syrians and Russians dont need a visa to Turkey since Turks don't need a visa to Russia either.

@@pellesvanslin terms of letting in the amount of people 2% of its own population, yeah Turkey very extremely kindly opened the door. Not to mention these people have very high rates of reproducing even during the war time… It really shouldn’t be that incomprehensible that this number is a security concern of a country regardless what nationality of these people are. Besides, the term refugee differs from the term immigrant. My ancestors had never been illegal immigrants anywhere btw if your claim is pointed on me. Born and raised in Türkiye for centuries. I don’t know where yours are from.
