I must say nice start to home building in Guyana but looking at the community there is no supermarket, hospital, police outpost,library,playground ,schools these are things that is need in a community also the builders needs to start to build in other area of Guyana and not just region 4 area the country is to beautiful to just build in only one area , People will move to other areas of the country when they see development happening
No parks, green spaces inside the "compound"....also, there only seems to be one entrance / exit....there is something claustrophobic about this setup.
Great point to touch on they're @Mariajo. 🇬🇾 Guyana government need to build another city outside of region4. It's below sea level. Which is always under treath by the sea. There are plenty of land else where to build another city.
if they put them inside then it wouldnt be a gated community would it? think about what you written about. no american gated communitys have those in side also so why you want it in Guyana?

If the new found oil money is shared amongst to Guyanese, then all can live happy instead of living in fear of theft, living in gated communities and grills on windows and doors. Wish the best for Guyana. Hopefully Guyana does not go the American way of developing cities and do it the right way. @amazon warrior I, for one, do not live in one as I see no reason for it. I have driven past many rich neighborhoods that are not gated. Gated communities make up for a small % of households based on public data I looked up. A small % feels insecure, and some want more privacy to live in gated communities.
In USA, these communities have HOA fees. So even after you finish paying for the house/land, you'll still have to pay a monthly HOA fee forever. And that fee can increase as well. You pretty much never truly own it. Not sure about this one in Guyana though
True. Also, property taxes, plus insurance also required if under mortgage. Future of living is going back to nomadic times I guess - constantly moving to greener pastures every few years. It is also by "design" as population increases.
THE HIDDEN FAULTS: Land was not built up there is partial runoff into drains to canals - flooding will occur as usual, during rainy season; mosquito will breed in drains hence massive doses of insecticides. Guyana's coast has about 70 feet of clay and ground water so limited foundation plus tremendous increase of mass/weight due to ferro-concrete structures will cause buildings to crack/sink and roads to crack/sink, laterally. ALL THAT GLITTERS IS NOT GOLD. No infra-structure/businesses may look great like 1970's suburban American life, but even America is wising up. That is why I quit Diamond! $$$$$ trumps ignorance. smh

No Park , No Play ground, No unblock side walk, very small house lots. combined with attached house and apartment buildings . To me this place will be an over crowded crime corrupted gated war zone with combinations of any and who. God bless
You are probably an overseas base Guyanese who cant handle the fact that Guyana is moving forward for you Guyana must be fill only with ghetto and underdeveloped infrastructures and if any development done is big problem to you. The more we develop the more it will burn you. But if you are Guyanese that living in Guyana it must have hurt you that you cannot afford to live there that's why you are so bitter, either way its sad. Have a BLESS day
Nice communities but POOR drainage. Little race the whole turned on a lake. Fix the infrastructures and drainage before start building these multi million dollars homes.
Humans are sheep. Even like chickens. Just gotta live shoulder to shoulder with others. Ugly really. I'm happy I have land and privacy and no neighbors. This neighborhood is sheepsville forsure. Not as bad as those condos chicken coop condos the sheep can't get enough of it.
