This happened to me at my grandmother's house that I inherited, I caught it at the last minute. I just happened to go to the County Assessers Office to make a payment for the taxes, they told me my name was not on the house and someone else owned my house. I was wondering why I was not getting any correspondence about my house in over two years, they told me they were sending it to someone in Vegas! I was floored, I sat there in disbelief with tears rolling down my face because it was the only thing I had left of my mother's and grandmother, ( they both had passed away ) and it was my childhood home. This nice African American lady was working there and saw how defeated I was and came from behind the counter and hugged me, she told me to wait until she was on break and she would help me. She sat down with me and walked me through everything I needed to do so I wouldn't loose the house. This happened to me about 10 years ago. This taught me that even though there is some bad folks out there preying on people, there is also still good people.
Seriously what did she tell you to do?!? This exact same thing is CURRENTLY happening to my son. He's literally given up because he can't afford to get a lawyer and the entire thing is depressing him to the point of suicide.
Any sort of a quit claim deed, if being notarized, should require both parties to be there with several forms of IDs. That's absolutely ridiculous this criminal was able to do that.
So, to cash even a $1 check ID is required at the bank, but you can quitclaim a property deed with no ID required as long as the signature looks okay. Incredible. And there's no effort being made to change the procedures.
This is the issue with this problem. The notary should be charged too because they make the documents legal with their stamp. The notary is the key to this criminal act to make this possible. These thieves can't do It without the documents being notarized. It's amazing how stupid the legal system is to not charge them all for crimes like this 😐😴
FedEx has an individual that will notarized documents at most of their branch offices. It certainly seemed like a business transaction that involved a service fee rather than a legal document making it authentic. I had to show my driver's license as an ID but nowadays anyone can counterfeit an ID. The title of home ownership is so flawed and unsupervised that it now another vulnerable way for criminals to prey on victims. Just like counterfeiting a vehicle, plane or boat title to sell something of value.
@@citticat2 The notary has to validate your ID and SIGNATURE by law. The old school fake ID's are gone and these people are using fraudulent people to notarize those papers. Like I said, the notary should get charged for making the fraudulent documents legitimate to steal people's properties. Scumbag thieves!!
I am a notary. The notary only certifies that the signor signed the signature in their presence and presented valid picture id. Kansas has a fraud alert for when documents changes are made.
This is absolutely horrifying that somebody can literally just take your home this loophole needs to be closed and brought to the attention of the powers to be to make these changes how does this not require some type of ID.
The powers you claim to be are in fact the ones who put these transactions in place to steal during slavery. And one of the descendants was probably trying to take some land back into her possession🤦🏾♀️. Everything is upside down. If she were to trace her roots “legally” she’d find her land 😉
All of these things require ID. BUT a fraudster gets all that covered by Forgery, ID theft, and Criminal impersonation, and the luck of getting an inexperienced employee. I'm still wondering how/why people can move in/squatt in a house and the homeowner just can't call the police and say they are trespassing on my property, show the deed/title and have them removed. Got to go through court processes and I've heard stories where that didn't even work or it took months to get them evicted.
@@maxxpopp2373 Man you’re 100% right I’m about going in there grab them by their hair dragging them out of my house to hell with calling the cops this is my property you got to go all this crap and they can stay there for months at a time and you have to go to court to get them out screw that crap
The same way colonizers stole the country and stole generational wealth from other races for the pass 400 years and act like they better than everyone else..a theif is a theif,no matter how it's done
I am a mobile notary I get lots of calls for Quit Claim Deeds from general public. I never accept the assignment. I only take on these assignments directly from an attorney or title company. I fear this exact thing happen to individuals when called.
She learned from somebody… that’s all that needs to be said. How many others are out there with this knowledge that hasn’t been caught yet? This happened to my neighbor in 2008. He didn’t know it until someone showed up to move in his house and their dog got loose in our yard. We asked him how to get in contact with his new tenants, and he said “what tenants?”
@@bubbaschwartz I agree with you. Just because you learn how to steal from someone else and you steal does not make it right. It still has consequences.
The city office should be more strict to protect the public by requiring the applicant proof of ownership like mortgage loan documents, monthly payment statements, property titles and insurance, not solely on an i.d. The protection of its citizens is foremost .
They say protecting citizens is foremost until everybody finds out that nothing is in place to protect them when fraudsters show up and start transferring deeds. IT'S the same blanket statements companies put out when their employees do something harmful or hateful to the public. " Our customers are our 1st priority" BS. Me: Ok so show us what is in place to back up that Statement. Them: We can't comment on an open investigation. Conclusion: Nuthin is in place and they are running around trying to find/print a relevant policy manual and backdate it.
Not all properties are acquired by a mortgage loan, or having payment statements, or with a realtor involved or through a title company. A owner of a property can simply sell there property using a quit claim deed and a notary . However this usually requires two signatures and Id from both parties to be signed in front of the notarizing officer.
State law should change to that a quit claim deed shouldn't be allowed, only a lawyer signature and notarized is allowed to transfer property that has a city property tax value of $100 or More. This kind of fraud is becoming to common in digital age. States senator should act to fix it.
@@tripplefives1402 tell that to folks that have lost their properties all over the country. Those who didn't know about it, until it was too late. Happens every day, people usually don't learn of the transfer of ownership, until they go to pay their taxes. Come to find out, the taxes have been paid by the thieves. Therefore, set up an "alert" through your county's property taxpayers office.
I think we are saying the same thing. Voluntarily Giving up claims to a property would be the same as your name being removed. In Florida a quit claim deed form removes an entity from the deed while leaving them financially responsible for it if they are a borrower on the bank loan, provided if a loan exists. It cannot be reversed unless person 1/person 2 consent to another quit claim and transfer it back. Had a friend do it back in 1995 because Some inexperienced lawyer told her to do a quit claim deed after breaking up with the bf with whom she purchased the house. He couldn't/wouldn't get it refinanced in his name alone so this is the advice an attorney gave her. The result was she was still responsible for a home she would not own after it's paid off.
@@tripplefives1402noone should be purchasing a home without doing a property title/deed search. going to their local courthouse or wherever property records are kept in their county will typically reveal true ownership, liens or other issues. Same thing with purchasing a car from a private seller. It only takes a ride down to the local mva to verify if a title is clean and the person trying to sell it has the legal right to do so.
It’s so sad that evil prevails and gets away with it. Hardworking and honest people go through the legal proper channels to get things done and run into red tape and a brick wall. It’s not right.
That should be scary as hell for home owners. They should implement a department that makes a call to ALL home owners at the number on file any time these type changes are made to property deeds. All home owners should be required to have a phone number associated with the deed on file.
In Florida there is a mailing address required. However, if they let anyone just fill out a change of address that is simply overcome. Scammers find the loop in any step and exploit it. Many people go to prison for real estate fraud unfortunately the sentences aren't any good if you ask me.
Title Monitoring Services are the best defense! These thieves use your 🏡 home as collateral for loans, then you are expected to pay or move 🏠! Or you have to check your Title Office monthly for any change because they will NOT alert YOU!
What would be nice is if caught stealing someone's property, you have to pay them double the value in restitution as well as criminal fines and whatever jail time.
As long as all the Europeans who stole all the Indians land get 20 years too.. We have to be fair here..I mean having a 200-400 year start without having having to pay one single dime for anything at all. And let us not forget all of that good ole free labor they also got...This should lessen her sentence if they take this into account......I know it sucks, but we have to keep it 💯 😉
She should NOT have been able to get to 1st base much less YOUR AGENCY APPROVE IT her not being the legal title owner! Fix it ASSESSORS office. You can't ask for ID (Stupidest thing I ever heard), the original title, or loan documents then it is YOUR AGENCY that has the PROBLEM not the legal owner. WHAT A MESS! FIX THE PROBLEM!
Welcome to bureacracy. They can't fix it until they get a for 3G5H from Housing department that's waiting on an approved revision of requirements from the XGZY committee
@@aninsolieb8692 At least I'm not no criminal, supporting criminals. Scooby is my nickname a family member called me since a child, make fun all you want but I could care about you people or your opinion. Truth hurts, huh!
This can and does happen but as soon as the legal owner informs the county and shows proof that they are the legal owner the county must transfer the property back to their name. The onus is on the county to prevent fraud, not the property owner.
Question?? Why can't the city give them a copy of the quick claim to fill out in the office and still check ID in the process? Memphis you gotta do better!!!
This should be a hefty felony, if it’s not already, and I can’t believe that this has even been allowed in this county for as long as it has. This would NEVER happen in Mississippi!
It happens everywhere, around the country. But, many counties now have alerts you can add to your property tax accounts. Or, you can go through a private company. I'm sure you have seen the infomercial on tv.
@@Sleepy__Joe__ True. It is happening more often and around the country. There should be legislation in place to prevent this, but these criminals have carte blanche from our government.
This right here is reason number 1 why I hate quit claim deeds. I am a civil law notary in Louisiana. I wont even do quit. Claim deeds unless it's like spouse to spouse or a sibling wants to drop out of a huge multi sibling inheritance. They are a RIP off and not a safe way to transfer property. It's just an easy way to do it. Easy is not better.
I’m in Louisiana and my spouse wants no off of the martial home. Can this be done for me? We filling for divorce he gave the home to myself and the kids.
The ONLY way this happens is if a notary stamps the QCD without the signer being present, and properly identified. This is "How NOT to be a Notary: 101". While this woman is a thief, and many other things, *I* want to know what's being done to the notary!! How many OTHER fraudulent transactions have THEY performed??!! In Ohio, the penalties for this are NOT fun.
That ish would have met her maker real fast messing with me. This is crazy how people could steal your property from under you without your knowledge. This pissed me off!
So let's think about this. If you don't have your driver's license on you when you get pulled over, you can go, depending on the situation, go to jail. You need ID to buy alcohol, cigarettes, and even get your meds. But if a quit deed claim looks legit, LOOKS legit, they can't/don't ask for ID? ABOVE anything else, they SHOULD be asking for IDs for this. They need to change how they do business. This is contributing to fraud.
I work as a Superior Court Deputy Clerk processing real estate and lien documents, and this is more common than you would think. It's especially rampant with people taking advantage of elderly family members. Our county has always required original paperwork only, but we're moving to online processing this year. The forgery is going to be insane.
WTH? They can’t do anything but file the paperwork and can’t legally ask for ID even though they can see it may be fraudulent? They’re a major part of the problem. Unbelievable..
If you have a mortgage,.this is less. likely to happen. But make sure you signed up and have an online account with your property tax assessor. If they have the option to notify you of any legal documents, sign up for it. People who have a paid off home are more likely to be targeted.
SMH.. this is happening in various states. Terrible! There needs to be some other measures in place. At least require both parties to be present when the deed is filed.
Just checked TN state regs.. you ARE supposed to produce ID when filing a deed/title change. In the next county, Fayette county office REQUIRES ID for all Transfer of Titles/ deeds , Liens and foreclosures!! Ms FORD IS A LIAR!
She looks pretty young to me, that in itself would have raised some red flags if I were sitting at a county desk, especially since I hate fraud and owned a home for fifteen years, I would have discreetly asked her all kinds of questions, people pay more attention instead of focusing on that biweekly paycheck
It's the lazy county public servants that don't check, they just stamp anything. What's so hard about attaching identity checks onto procedures when they give notary stamp to just about anybody less buy a fake one. Thus why do we pay their salaries? It's family and friends type of workplace, you taxpayer pay regardless.
I said similar things. Fraudsters luck up on getting inexperienced employees and I know they are not hard to pick out. It really takes this happening to the wrong person and they will cause all legal h*ll to break loose on the county. This made the news but I bet most people in that county didn't even see it cause the local media probably ran the story once. The county probably tried to get them not to run it at all.
@@svenjorgensenn8418 It is not that easy to do, and I think County Registrar/Assessors offices will be making it even harder. People should set up notification so they know if anybody even attempts this crime, and they can stop them in their tracks and contact the Police.
This scam is similar to the heffa with the credit repair business. She found the loophole in what it took to get a creditor to remove debts from a person's liability thereby improving their credit. A POLICE REPORT CLAIMING IDENTITY THEFT. So she COPIED legitimate police reports on her clients' behalf (unbeknownst to the client) and submitted it to their creditors. Creditors removed the debts and reported it to the credit bureaus. Clients were Happy UNTIL 1 creditor became suspicious and called the police dept to verify the report. Blowed her entire business up like a volcano. One county had over 135 fake police reports on file from her. Fraudsters will get around any type of required paperwork.
@@Jaisha26 Yes. She helped them into credit reversals. I can't imagine that any creditor that was written off due to a fake identity theft claim won't be re-instated. Apparently, anybody can open a credit repair business and start collecting SSN and birthdates. Twenty years ago Credit Bureaus began warning people that there was no quick way to improve credit. That anyone claiming to improve credit score more than like 50 points in less than 3 months was suspicious and probably a scam. I remember them and other agencies discouraging people from paying for that service from anyone.
This is happening all over the country. People have homes paid off, not occupanied, not lived in for awhile, left in a Will after a family member death. Always have a small loan on your home, alarm system, notify neighbors if anyone is viewing the property. Ring camera can easily be installed., motion detectors. Having a loan on a home will prevent quick claim deed thefts.
Having a "small loan" is also a way to lose a home to foreclosure once a benefactor passes. Happened to my grandpas home. He became ill and passed away and when we went to claim the property the bank had already foreclosed and the grace period to reclaim the property had passed. 😡
She’s not the only one there’s more out there to many doing scams we are dealing with scammers that knows how to work the System is all over the world just be very careful out there do the best you can they should be doing fingerprints instead of ID
TIL: you can use a quit claim deed to transfer ownership? ... I don't think so, there's something else here. A quit claim just says that "I give up any claim that I might have (not that I'm claiming to have any legal ownership)." It's often a valid and useful thing, for example in settling probate estates, or any other case where there are potentially multiple owners. OTOH, it's illegal to forge a signature on a quit claim, I expect that's what happened here. And forging a notary signature, that's a even worst violation.
I'm so Tired of the Conartist/ Scammers, I was a Victim of Identity Theft it's so Invasive People are so Cruel, I See why some People Love Animals because they are Loyal.Peace
This happened to me! I been trying to find a lawyer to take my case in Duval, Florida! My dad's ex gf stole his home which is on over a hundred acres of land, my dad was in hospice dying, and the notary was her new boyfriend she left my dad for!
This is nothing compared to the many bank customers who found out that a fraudulent second mortgage was opened in their name by the banks who hold their mortgage loan.
A quit claim deed doesn't necessarily transfer real property, and everyone should know it. Always get an attorney involved when transacting for real estate.
Ok. Number 1. Why aren’t the people in those offices looking at the original deed information to see the owners? It’s not like it isn’t public knowledge. Number 2. Shouldn’t there be paper trails when deeds go from one owner to another? Not a homeowner yet, but will be soon and this concerns me.
Anyone doing this needs to be locked up and charges made on them thief’s to the fullest extent. They need to also press charges against these people squatters them to people work hard to abtain what they have and to have so lying, cheating, steal ass come along a take what you have without any problems is absurd doesn’t make any sense and it’s not right. The system need to change a lot of the policies they have in place. How does some one your renting to have more rights than you over your property. The system needs to get a grip of the laws and policies they put in place highway robbery.
You mentioned squatters just like I did. Fraudsters find the loophole in any system and exploit it. You don't even know you ain't got no rights until you try to enforce sumthin. Requiring a person to be present for property transfers is only going to inform the fraudster that they need a FULL power of attorney. Convenience is where fraudsters find the loopholes.
Ikr straight ridiculous Man they need to bring back harsher sentences and fcking executions Private prison are making to much money that they’ll rather have only murders so they can get paid $175-$200 daily for each prisoner that’s doing 25yrs to life
It so bad in Philly there’s now a task force ! Two family properties but by family members. Seniors were left without resources as as they put the houses in Section 8 and to this date they are collecting money from the government. The Philadelphia DA office said they would have prosecuted them but too much time had passed. I looked at a civil suit but now i just warn other to watch out for this kind of fraud.

If a llc is selling or buying you need representation present to sign the documents. And property had to be free of taxes and lien We had to jump through hoops then wait for the state to authorize the transfer and send me the deed
