Hey man great video! You should check out the bonus density law too! It can help you build more units with attached jadus if a % is set aside for moderate to low income housing. Plus there are concessions and waivers that the developer can choose to get around things like setbacks, height restrictions and floor area ratio. I’m a real estate agent and builder in Solana Beach, and this is used all the time in conjunction with a few other bills🤙🏼

This is absolutely great if you're an investor or land owner in San Diego, but depending on how long this program is permitted, I fear most of San Diego will turn into North Park where you have too much housing and not enough parking. I honestly just avoid all restaurants and businesses in North Park all together for the lack of parking alone. And it's very unfortunate because there's so many good food options there. There's one Mexican place we'll go to, but only if someone is with me that I can drop off to run in and grab the food while I drive around the block to pick them up again. It's not a direction I want to see San Diego head toward. And I'm not just some envious person that wishes I could build a three story 12 unit ADU in my backyard because I can. It reminds me of a lifestyle like a friend I had in Hong Kong where one parking spot cost $2,000 and people live in skyscrapers. San Diego is already being flooded with large box buildings of condos and apartments. The weather is great but what a sad life with everyone living in small boxes. :(
@@InvestLikeMike_ Not a lot of good options seems to be the consensus. All of these government-imposed limits on building in California are undesirable but letting the free market fly free will price out all the illegal immigrants that California wants to house. Also the notion that government is supposed to help with overpriced housing instead of having a resident move to an affordable area. Maybe a moratorium on ADU building would drive up rents and property prices in the short term but benefit the community and prop up the standard of living in the long term. I think it would prevent overcrowding but it could never happen because of the blow black from voting homeowners.
