I run a large short term rental portfolio across 10 cities and 2 countries; 1) use a professional photographer 2) use professional staging to set up the unit 3) professional cleaning, have more than one back up 4) yield management software is a must have 5) use professional guest communications, use a 24/7 service 6) upgrade your guests experience with unique in unit amenities such as games, or anything else that creates fun and excitement 7) welcome goodies 8) work on your business, not in your business
don’t you feel guilty about taking homes off the market from people who actually need to live in them? We have a severe shortage of inventory in this country. Renters need places to live people need homes to buy.
@@Starfish2145 people also have needs for travel, we provide families an alternative to paying much higher fees at hotels for relatively much less value. It's like feeling guilty for buying a car to be used as a taxi. inventory issues are solved when governments don't regulate and tax the industry into the ground. If you vote left, you are making the problem worse. the real restriction on the inventory level is not investors, its governments.
@@Starfish2145 If you're talking about the US, city planning is stopping people from creating more efficient cities. You have single family homes where mixed use neighborhoods could exist. The American style of city is bankrupt.
I know for you this is an old video. But we're just starting and so we just saw this during our research and it was great! One thing on websites - at first you could probably just put your Air BnB and / or VRBO link to book at first. It's also a way to get a direct email address and you can put a monthly local events calendar on there so people can see what's going on while they are staying or plan a stay around those events. Just a thought.
Such great news! Levi Kelly is expecting his son and yours is here being sweet and adorable, you've given good advice and great tips today, all points considered.
Great video. One point on photography is that if your place actually looks like a turd, a nice photo will just make it look like a nicer turd. You still need to think in your mind about going a little overboard on some aspect of the design/building and have an idea in your head of what will lure people in. Also - if the photos are great but when your guests arrive it's not that great, that already creates a negative experience, so it's important to balance reality vs just a little bit of enhancement. I've gotten screwed by Myspace too many damn times.
Rob I wanted to thank you for your videos as you've inspired us to purchase the land of our dreams to start the project of our dreams. We will be sure to keep you posted and invite you over once project is completed. Keep dreaming big and be sure to keep sharing your content. Thank you again sir.
What is this I hear about the new 90 day rule for AirBNB? I heard in most places now you can't rent your place out over 90 days in a year? Does that count for Yurts & RV's ?
Congrats with your baby!! Gorgeous ❤️. Also I've gotten hooked on your videos once you set your sights in Gatlinburg, LOVE TN. I've noticed your videos have improved from fast talking alone to a relaxed approach when you interview someone else. Your true self shows through and it's really cool!! Keep it up, you're doing awesome!!!
I love your videos man My wife and I are working on getting into investment properties and short term rentals are of interest. I just became a dad too and I want to be sure to push the need for you to stay healthy! You have to dedicate yourself to it to stick around for your son!
I am currently working on a business plan to apply for an SBA loan to start my own AIRBNB dynasty. Well, a patch of woods and some off grid tents anyway :) Thank you for your inspiration and guidance! Congrats on the baby boy!
Hi Rob, I love the channel. I started hosting because of your videos. Just to let you know Airbnb doesn’t honor the $60 promo. They aren’t even aware of it.
1 Nighters? quick question, whats yall strategy on 1 night stays? or do yall avoid them? im noticing when i do 2 night minimums, tend have a more difficult time renting it out at 80% rate than when we used to offer 1 nighters. Its more around the 60% rate now. Also factoring in the wear and tear on the house and furniture with such a high traffic turnaround when offering 1 night stays. Not to mention the potential “party”. What yall think about 1 nighters?
Min two night stays. Just think what you usually yourself rent a place/roo. For a night. Here in India a lot of couples and people look for a space for a night thrash it and leave. Guilty I’ve been on the other side I usually don’t trash much but like the basics like having sex getting take out alcohol cigs these are all things that are plenty present. I just don’t find the one night to be rewarding enough in terms of effort be it cleaning or payout
The joker in me can't resist. If you have a daughter, will she be named Knight? And will your second son be named Bishop? Wise cracks aside, the kid is adorable. Best wishes for your whole family!
It's literally insane how little people care about photography for their listings. The next crazy thing is how little people are willing to spend when they do. As a photographer I'd love to give hosts amazing interior/architectural level images...but that's not gonna happen for $150. You might as well take a dump on the front step of your listing before your first guest. Maybe I should get into this str marketing game...
Great tips guys! On a side note about your gnats, We have a property in the woods of central Minnesota that gets allot of mosquitoes. Do you recommend spraying the property for them or just letting the nature be part of the experience? I am reluctant to spray as it will also kill some of the good and enjoyable insects. By the way its 80 acres of wilderness.
Since you're from NJ. What do you think about OCNJ? My wife and I are thinking about buying our first home for ABNB. We are a little hesitant because it's more like a seasonal town, and we are worried about dead winter! Any idea / feedback would be greatly appreciated!
hmm, but if someone is coming to your region and going to a new trendy restaurant in your suburb, then I think having the suburb/location in the listing title has value.
Congrats man! Welcome to the World, Rook! Rob, isn't it the best? I can't wait for you to experience the different seasons as Rook grows and you get a front row seat to him becoming his own little personality. Excited for you and your family.
yo, squarespace hit this man up and sponsor a video, im gonna have to try some ironic slow-mo b-rolls in my next video. I think I may sign up for you to be my ambassador in a few months I’ve got a property that i’m wanting to use and I’d love the advice and both of us get paid for it. -Alex
Hey Rob, I'm going to sign up my family's farm house and piece of land. I'm going to be using your channel as an example and you-tubing the whole thing and I wanted to thank you so much for the motivation! I'd like to use your ambassador code but i'm not sure how I can imput it when I go about registering my listing? Thanks!
I would like a facebook page for my Airbnb property and also an Instagram account. How can I do this without making these platforms about me personally? Many thanks
I should've watched all your videos before even purchasing an airbnb home.. I am already contracted with a property manager who does exactly the opposite of what you have suggested.. Oh no.. better to get away from the property managing company..
