Another big regret:overshooting your budget or going into house shopping with no clear budget at all. No one “wants” a house in their price range. It’s so easy to fall in love with a house that costs more than they can truly afford. Once you’re hooked onto a house, it’s hard to back away, and many homebuyers still go with the high cost option thinking they will just cut back and make it work. That level of stress is never worth it no matter how beautiful the house is. Stick with a clear budget, shop around find a decent home in your price range and make it your own, or wait a year or two save money like crazy and buy the home of your dream when you’re truly ready.

Amen. I just bought a new home. Started with my pre approval in March. The lender says, "You qualify for a $400k loan." I shut that down instantly. I had no debt, but I give to different ministries and helped pay for grandchildren to attend private school. None of that was figured in when by the mortgage company. Main take away....know what you want to afford, not what they tell you that you qualify for.

Definitely! I had to drop a realtor because they kept showing me homes I was qualified for but not in my budget. 🤣🤣 I'm like YES it's easy to find a house I can't afford that I want of course I'm going to love the house. I need a house in my budget that I can afford.

Adjustable rate isn't needed in order to take advantage of future rates. Anyone who is buying responsibly should be Able to refinance when rates become low enough to make it worth it. Yes refinancing costs money, but if a person was responsible in how much they put down and in not depleting all their wealth and savings in order to buy, refinancing will be easy.

All videos like these ignore the impact on credit score for getting pre-qualified with multiple lenders, or doing it ahead of making an offer, etc. With credit score the very thing lenders are looking at. Regulations need to change so that credit checks for home buying do not affect credit score at all.

You have 45 days in which you can have your credit run as many times as you want by multiple lenders and it will not affect your credit score. You can look on the CFPB‘s website to verify that.

Ok when I see the title, it sounds aggressively negative but upon watching the entire video, it is very helpful. I have already bought a house and went through refinance multiple times and your tips are right on.

This is so true to hold your lender accountable. The lender we were given was awful. Would say he would do something and then never do it. Worst thing is he kept saying he was giving us a free rate buydown and reducing our payment by $200. Turns out all he did was just increase my down payment by 5% without even telling me. These people are quite sneaky, definitely read everything. There is no such thing as a $14,000 "savings" (the fake word they use for these rate buydowns) when you know you'll be refinancing in a couple of months.

THIS! ☝️ Same thing happened to us. The Mortgage "Advisor" promised things he couldn't deliver. Told my husband he can afford the house on his own own income. (I make more and even I can't afford it on my own). The advisor also told my husband that he can get us a lower rate, pay off our car and still get us a $5k cash out. We got locked into a lower rate alright, but he didn't tell us it would cost us an additional $9k on our loan. When we got the statement for the down payment, it was $5k more than we were told. Not to mention, the 5k cash out he promised never happened. The car was never paid off either. We ended up having to scrounge all of our bank accounts to make up the difference between what we were expecting to pay for the down payment and the actual cost of it. The lesson here is to ask questions. My husband was the primary borrower so the lender always called him and he took the the lender's promises at face value. You can sell oceanfront property in Kansas to my husband and he'll believe it. He's just too trusting. Another lesson, if it sounds too good to be true, it probably is. Don't buy it even for a dollar. And don't let your spouse buy the BS either. Always be a part of the conversation. Always!

This title is a little misleading, especially with reason #1, in that circumstance you're technically not even getting a mortgage.
