Points to remember: 1. Legal aspects: Check title of land on registry and chain of registry, spend on a Lawyer if required to the job is done professionally. 2. Boundaries: Before making the final payment, ensure the boundaries are marked up if not fenced up so that issues arising from neighbors can be avoided aforehand. 3. Prices: Check for prices within area to get bench marking done so that we can arrive at a cost. 4. Buying or leasing: Leasing has initial cost advantage, buying gives the flexibility to make changes to like constructing a pond, house or plant trees when needed. 5. Water: Check the depth of water with the neighboring farmland, rainfall per annum which can be know through online portals with GPS co-ordinates. Presence of ponds nearby, stream and rivers cutting through the land. 6. Land topology: This influences water logging (flat surface), rundown (slope surface), sunlight availability.

Water logging There is a solution for it if it logs you can make your land to height by spending some amount on Sand Check for low lying areas that make sense

Your points are spot on. I ran into trouble buying a land in Sri Lanka without the boundary marked. Now stuck in a court case since 2017, even though I have all the required documents and the squatters don't have a shred of document.

Pls pls continue this series 🙏 iam really in need of such information. My questions : 1. What should be the proper sequence of activities need to be carried out in a newly bought land? Like creating a pond, levelling the ground, enriching the soil etc 2. When we initially create a pond in a new land after how many rains/years will it be able to fill to its capacity? Do we need to make any arrangements to retain the volume of water in the pond. 3. Is it possible to create a mini/micro forest in a new land? Thanks much🙏

These information's are not available that easily even on Google from a reliable source. All your answers are pratical and key to follow. 2 very important take aways for me from this video. Hi, Firstly very inspiring video and great work by you! I am planing to buy agricultural land too and thinking of utilizing permaculture techniques. I have few questions which i will list out for your reference in order to have your feedback in your next video. 1) I completely agree with you that we can bring back the soil to life through working along side and i also believe that soil is the important part of the agriculture so i would like to know from you the methods you adopted to improve the fertility of the soil in the initial days? 2) How did you design rain harvesting system in your land to increase the water level and how many ponds do you currently have at your land and how many acres of land does your ponds currently help your land? 3) What methods have you implemented around your farm to prevent pests & insects organically?

Ma’am I am from Jaipur, and I am planning to set up one Dairy Farm with some Indigenous cow breed most probably with Tharparkar and Rathi which is native breed of Rajasthan along with Sahiwal and Gir. My village is just fifty kilometres away from jaipur which is quite accessible I guess as it took one and half hours to reach from Jaipur. I saw your video and it inspires me a lot so now I felt that I must go with organic farming too with the help of multi layers farming but the greatest challenge is that there is very low water level found which is in some extent Compensated by the quality of soil. So ma’am I need your help to make this plan feasible and rational on ground

Hi mam, very inspiring to see what you are doing. A quick question- how can a person from non agriculture background can buy a land like you did as most states require you to be a farmer for purchasing an agriculture land. What was it like in your case?

I am getting land at two different place distance is about ३-४ kilometres, one land is २ acer another is ४.५ acer, I am also working in corporate, and long distance, cousin s are staying near the land may be ३-४ KM. Should I plan to by both the lands or just buy small one of २ acer and start it?

First when you are buying land do not rely on any lawyer use a professional company like zippserv to do property vetting. Secondly give notice to neighbors of boundaries BEFORE buying they can always claim that the fence was wrongly installed

Apart from fencing the land how about creating a path way, all round the land. Which will facilitate accessibility to the far off corners of the land parcel.

Sometimes far corners are best left as a wildlife zone and pathways should be more of a branching variety which gives you access to the heart of your land, not the corners.
