Thank you for detailed description. I recently booked a 3BHK here. Water problem and foul smell wasn't during this time of the year. May be it would be in rainy seasons. I have booked the flat as I found location and dimensions perfect to me. Looking at the possession of Zen Estate it looks like builder is good. They didn't even took the extension due to Covid. It feels trust worthy. Hopefully current inflation and recession doesn't impact with delay in project.
Cons STP and Garbage Dumping Yard (Kachara Ghar) nearby within 80 meters. Sticking smell due to mula mutha river at just back side. Huge possibility to flood water goes inside the basement due to this building very closed to mula mutha rever and downside. Free if cost Mosquito 24 X 7. Security issue - lack of street light at night. Price is high(appreciation period gone) of this under construction building now so no appriciation within next 5 years. PMC corporation is not provide sufficient drinking water at this location. Its depends on Tanker so maintenance cost will be high approx. 10K. This area (EON back side) feels like rural area, very sad feelings at this side as compared front side of EON. No shops nearby. No resale value due to above cons. Cons. Frankly speaking Nothing, only waste of money.

I have one question about park Titan Hinjewadi, it's RERA shows litigation on the project, should we consider it as a risk even though it is a smaller litigation? Please advise as it is really good project with really good legacy but this litigation is concerning.

Good location. But few issues mosquitoes due to river stagnation and plants growth, garbage dumping , stincking smell early morning, lack of street lights and night security , traffic from kharadi bypass to hadapsar due to narrow road and heavy vehicles, of course pmc water will take time.

@@nirajoec I booked in A1 tower. As, I have booked a flat. Its obvious that I found it very suitable and investment friendly. I will tell you the reasons I considered before finalizing my decision in 20 days of study. 1. Builder has good track record and can be trusted as they have almost completed Zen Estate before time. 2. Location, Its very prime location. Those arguing about Nala and Mosquito. Nala had not any foul smell in last 4 months, as I visit almost every 3-4 days to track progress. Mosquito at higher floor wont be there. 3. Units/Sizes. The price point which you get for the size of flat is very respectful at this time. In future 3-4 years, you can easily expect the prices to be 15-20% higher. Return is fruitful. I chose for self use, so it didn't mattered me a lot. I just wanted the best price. 4. Amenities - They have lot of useful amenities. Only thing missing is a big garden. But, with upcoming Oxygen Park near Commerzone. That will be very near. 5. Other factors like hospital, schools, malls,, offices and connectivity, parking influenced my decision to buy. I researched from their RERA website to read each details and confirmed if there is any litigation and it is a clear title property. I feel it's a good opportunity to have a home here as it will be really prime location and there is a buzz that land in west side is a forest land owned by Jagdish Mulik with grants for beautification. It may well be created as a park and once river front is created. It will be attaraction.
