Guys always research more be4 proceedings with the construction. These engineers will give you a quote that is tooo low compared to the house you want to build just to secure the job but the real truth is it will affect you if you dont do proper research for ur self.... An engineer gave me a quote of 40m to build 4bedroom house, 3bathrooms, dinning room, living room, prayer room,.. The truth is 40m was consumed be4 buying iron sheets with costed me over 12m. Right now 97m is down and there is still much work to do on finishings and plumbing ... Im now in 8m debts So guys make research from people who are constructing, and guage ur self with ur money, you will know what you need to do with that money..
I believe in this, I did 3bedroom to wallplate at 11m including labour. most RU-vid engineers will cost u too many materials which they even don't want u to buy by yo own. some one asked me roofing labour of 6m yet I bought irons sheets at 6m. I chased and got one 2m and work is perfect
Thanks for da plan design, it's not so bad. U hv really not considered not accounted for the foundation set up end building.This is the first initial difficult part of the house to set up en consumes alot of materials(payans or rings put in courses, aggregates for foundation,dpc paper or polythene,hard core stones,etc) If the plan is not approved or not u hv to pay for it to either enforcement or council office. U didn't account for labour,water en food for da workers. U hv to also put into consideration the transportation of some materials like timber, iron bars if not provided by da hard ware. In my conclusion,that amount is almost half way of wat can b accounted for dat hse up to wall plat otherwise mine wd hv bn finished long time ago.
Are you using papers for constructing or mud and wattles, at 8m, ?? Kweli ???? In kampala ???.....one may need to first write their will before sleeping in the houses you construct.
We say 8M can buy Materials up to wall plate for those whose plot topography is flat, dont scare people. Construction so long as you are determined you can start with what you have and build your own home, you don't need 50M to start construction
What about a semi detached. But when the dining sitting room and kitchen forms the middle separating the two.instead each two bedrooms and the fifth bed room to be located on the mid portion w chich make up the dining room, sitting room and kitchen. Please how much land needed and how much for plan?

Please give me roughly of 4 bedrooms self contained to the roofing, sitting room and dinning, the sitting room and dinning 5×4, the master bedroom size of 5×4 and it's bathroom of 2×2.5. The other 3 rooms of 4×3 and toilets of 2×1.8. The dirty kitchen with a store, and laundry area... Thanks
100m will go down if you use standard and appropriate building materials... let no one lie here.... i started that house 2021, the engineer gave me a quote of 45m but right now it has consumed 89m and im just done with plastering ...
Very fake. Such a house up to beam level could cost between 12_16million shs. The roof alone could cost more than 10m depending on materials to be used. We have done it and we knw what it costs to build such a house.
