Trending down? Nope, when was it trending down? We have seen 11% appreciation YoY and a 7% increase in median price just since January. I don't see a way for prices to come down any time soon.

Well... we do have an accepted offer on the property. We should be closing in less than 2 weeks. But... we added a custom outdoor kitchen and patio cover that rivals a 5 star resort. Maybe I will do an updated video for y'all. Buyers want to build their own pool.
Beautiful home. I'd definitely make changes to the landscaping though. BH likes to surround their pools with rock and plants. You'll be fishing that rock out of your pool endlessly especially if you have kids.

Like what you did with the place. Seems to be very few options for condos in Luxury high rises "on the strip" with a walk score like City Center.......am I missing anything?
Thanks! We take a lot of pride in our work. This tower is actually about 2 miles from the strip. There are plenty of options on the strip, but prices tend to be much higher. Are you looking for something on the strip? I have a couple I can send you.
You can make a nice unit but that building is just so dated, everything needs a huge overall. Decent property and unit but the building is too aged and dated.
Thank you! I get what you are saying about the tower. However, we find the majority of the owners in the tower love the "old Vegas" vibe and it's what attracts them to this tower. It really does feel like a time warp back to old school Vegas. I get it though, it's not for everyone.
Very nice property, decent price for the area. What is with all the gold fixtures coming back. I thought they went out with the 80s. Not a fan of those at all. Hanging shelves I would have done without they look a little awkward to be honest. Love the kitchen and the other rooms.

@Bryan_Knisley I would get quotes for how much it would cost to add a pool and then reduce the asking price by that much. And if there's anything else that might need some modifications done to the home, get that quoted out as well and then have the asking price reduced by that much as well. OR make an agreement with the seller to give the asking price, BUT then get a kickback in escrow to cover the expense(s) to add and modify what was needed.
