Those older units can last forever but the real difference is in efficiency and cost long term. Compare the energy costs from that unit to one made within the last 5 years and you'll understand.
great video! RU-vid recommended me this video on my feed and its really well presented! Kudos to the efforts that you're putting 😊 Actually I had some ideas to share about your youtube channel! but I'm not really sure if it is the best time?
This is definitely someone you don’t want to be your realtor…. Let me show you the $7 post that needs to be fixed so you think we care but we’ll hide the water damage or mold or foundation cracking cuz that’s a major problem and we’re not trying to cover major problems 😂
Just got out of a call with Ron and I have to say that it was a pleasure talking to him and getting all the insights. Thank you so much Ron!! We’re now looking forward to visiting Richmond!
Just give buyer a credit and call it a day, no need for a contractor: surprised the seller would pay a licensed contractor just to fix a broken handrail post. And the buyer wanting it done by a licensed contractor for such a petty job.
If the seller is willing to give and buyer is willing to receive money in lieu of repairs then yes, that would be fantastic. I've had enough deals to know some buyers "just want it fixed" and some sellers say "I'll just take care of it" because they have a home warranty or some other reason. Either way, the message here is if you can fix it before listing it for sale it would be best to do so.
you could be correct. but when the purchaser's agent writes "all work to be completed by licensed contractor"in the repair request, that means that a licensed contractor must fix it. That is what happens MOST of the time
@movingtorichmondva It's always been my belief that if the buyer wants to pick a contractor and ask for work to be done from an inspection. Cut them a check at closing, and they can do it after closing. Too many "that's not right," "why wasn't that done this way,"and "we need that re-inspected," at the walk through. The issues sellers MAY address are usually appraisal, in my experience. Handrails, peeling paint, GFCI, etc. Stupid nonsense. If your bank is asking for things, that's your problem, IMO. But if it's an issue for this appraiser, it's probably an issue for any appraiser. Wait for cash, or fix it. Pretty much only 2 options. I've had buyers install handrails before closing. I myself have scraped and painted a few windows. Just to get the deal done. Not in this market, but back 15 years ago or so.
for sure, I always try to get the buyer to accept cash in lieu of repairs, it's always easier and don't have to deal with reinspections. And yes, lender required repairs must especially if the person is using FHA, VA or USDA. I just basically like to get the point across that if you have any intention of fixing it yourself then do it before we list it for sale and don't wait for the purchaser to find it. You wouldn't believe how many people can't grasp that concept.
Sometime! lol. I've been an aircraft mechanic for 23 years as well and i've dropped my share of hardware and I have a theory. I think gnomes slip in from a 4th dimension and snatch it then go back. 🤔
I initially thought the exact same thing! the high def of the video quality doesn't come through but he was finding everything! unsealed nail holes and all! He combed up and down for a while and had spare batteries. The short video I made makes it look like it was completed a lot faster than it really was. A lot of home inspectors are using drones and it's becoming more popular. I suppose you need a good lens
I love Richmond..it's my birth city..but I haven't lived there since 1971. If you think Richmond's pollen is atrocious try Pueblo Colorado's weed pollen. Where's the best place to horseback ride if you don't own a horse?
I moved here from NYC in 2006ish, I love it. I can stretch my arms:) There places to horse back ride and rent the horse. I notice people REALLY love it as you get into the mountains out west, Nelson County and surrounding .
oh yeah, there's gonna be a dip somewhere. People get real nervous if there is a dip because they're spending so much and it's usually the biggest investment of their lives. I get it.
to all the comments saying it's not a bearing i just checked my purchase and it is a bearing here is the link: PGN - 1-1/2" Inch Chrome Steel Bearing Balls - G25 Precision a.co/d/jeWHxRv
Our HVAC system was installed in 1975 and is still functioning well. The Capacitors are the same, the condensing unit used to be sprayed (washed) every year with garden hose. That was all the maintenance I did, every year. The copper pipe rubber insulation has become brittle and flaked off. I didn’t care to replace the insulation. In 2015 the power supply fuse box burned out. I replaced the unit, bought from ACE Hardware and the unit is still running quite well, even after 50 years. The name of the unit is BDP COMPANY a division of Carrier Corporation, Indianapolis,IN LA Puente. CA
Feb26’24/0944h 🇺🇸 Bro, do you call a steel ball, “ Ball bearing?” You might argue with me, that “ it’s one of the balls in a bearing”. True that. But it’s, still, a steel ball, not a ball bearing. Who edited the dialogue? Embarrassing , right? Cheers.
Did you actually date and time your comment and add a flag for no reason?? I'm usually not one to criticize or make fun of ones age but if you're under the age of 60 I'd be surprised. RU-vid comments are not email my friend we don't need you to date them.
The major misuse of commas in your statement is concerning, especially when you are attempting to correct someone. Also you put a space before your last comma. You should've just said, "It's a steel ball, not a ball bearing." However, doing so would put you in the wrong because they are called steel ball bearings.
@@unknown_10453 As I explained to the previous commenter, you are missing the point of the video. The information still conveys and is understandable. Oh my goodness🙄 i'm laughing and crying at the same time! notice how i am not capitalizing in this sentence but yet you can still understand what i'm saying? it's sort of like that😏 and WHO CARES if one calls it a ball bearing or steel ball or platinum ball, oh boy. OH BOY lol!
@@SilverSeleucid I don't understand what you mean by "date and time your comments". I just posted a short and a lot of people are watching it. I think it was a very helpful video someone will benefit from. Maybe I'm out of the fray at the age of 49 but boy are the RU-vid police on patrol today! 🤕
Thank you Ron for making such an informative video! Even better, you accepted our call to learn more about a specific area of town, and you were a wealth of information and very generous with your time. Thank you so much!
