500k for a a 1950s 3/1 that's barely 1200 sq ft is wild. One seller was advertising 2100 a month in rent like he was bragging. No one wants a cap rate of 2% LMAO. Gainesville is so fucking overpriced and is a shit town
We sold our Condo in West Palm beach 2 months after the colapse of the Champlain towers that was the last push I needed to sell every time we had a board meeting most of the owners always vote against doing maintenance repairs the condominium was already old and deteriorating
I hear all of this bad issues about condominiums, but not everyone can afford a house, or need one, I'm grateful to live in my apt. in little Habana, Miami since 1987, the association do whatever it takes to keep the maintenance low, I'm paying $210 monthly, no mortgage fees, this year is my highest taxes $190, I have two bedrooms, one bathroom, were can I live in this country for that money?, the association have a million dollars for assessment, we having pay for one of those for the past 20 years, and we already passed the 40 years inspection, I'm probably the only one happy with my apt😅 A friend of mine asked me, if she can give my condominium information to others that she knows having a lot a problem with association fees?😂 I told her, of course anyone can call the manager and consult her!!!
There is no real community here. Everything is surprisingly high due to nothing going on here. Too far to get to an airport and the local airport is not accommodating to the diverse travelers here. Weird place but laid back. Child’s schools are horrible and unsafe( several kids expelled within days of school starting arrest for bringing weapons to school in middle school and staff and faculty say this is normal). Education as a whole is historically discriminatory and serves communities disproportionately and severely understaffed for the violent population they are serving. Homelessness.
Transportation and schools are just a few of the things that suck here been here for two years and I cannot wait to move. The city layout is awful too and they literally have no reliable transportation system. People are pretty nice here though it still has a very hick minded feel. The homeless is horrible for a place this size( and the lack of interest in tackling it is sad) this city makes lots of money of the recently incarcerated population, college kids who are now displaced, and locals who are undereducated, impoverished, and can afford the high cost of living for over 54% of the population. 30% poverty rate for less than 150k. Crime is pretty high here too again compared to the population it is not aligned. Utilities cost and lack luster service can be a bit outrageous . It is quiet and slow and safe on the outskirts of the city. There is not much for adults to do here outside of outdoor activities( camping, hiking, hunting, retiring, kayaking, fishing, which it is great for). If you’re not a college or college sports fan this is the culture here for sure. If you are a homebody who does not mind putting up with the slow pace and catch up with the times Gainesville vibe then this place is great.
I have been looking to retire in Florida for years. I noticed the homeless problem the local community and Church’s could make room for these people easily with old schools , office buildings,and extra land on some church property. The problem is it doesn’t freeze so they survive fine in Florida. I was going to retire around Tampa. But traffic and hurricanes along with evacuations. No way. So in 3 weeks I am going to start looking in Ocala to Tampa. But a small town deal is going to win. I will be 85 in twenty more years and gridlocked traffic is no in the plan.

Cant wait to leave honestly, so over priced, utility monopoly, nothing to do unless you want to travel and get a hotel. Downtown gainesville looks like something out of the walking dead also.
Well, in my case, I chose Gainesville out of the blues to live being retired. First, the central north strategic location, which I can go anywhere between 1.5 hous and land height in the state. Next was the greenery throughout the city, which I felt in love with the "trees with beard" as soon as I saw them. I visited many cities across Florida, but this one has charm. Before I moved here, I visited a couple of times to make sure, since I NEVER been here. NOW! if you are a young couple trying to make it here and buy a house. GOOD LUCK!! I've been trying for 4 years and these prices are RIDICULOUS 😮😮😮😮. OF COURSE! I'm renting right now in a lovely place called the Paddock Club, and so far, it's been RELAXING at a nice pace. I live in Tampa and Gainesville. Tampa traffic issues are rare. Sometimes on a small stretch on 275 in between I4 and dale mabry. But it’s a minor issue some days at rush hour and not daily. SW 20th ave , Archer RD . Tower rd and Nw 34Th st are daily nightmare and this city will never widen them yet they have high impact fees on new construction. And panhandling is worse than Tampa. Most cities panhandling is centralized in one area. In Gainesville it’s from I75 all the way east to Waldo Rd. I’ve lived here for 36 years. The panhandling and people living under the over passes is insane and building temporary structures on sidewalks on Archer and newberry rd is unsightly and unsafe. Haile has some condos that you can find from about $250k - $300k in Plantation Villas, The Links and The Village at Haile. For single family homes Heritage Green and Laural Park we'll see homes under $350k. Market Square would be another option in that price range for town house style homes.

My whole family left . Liberals and the university did all of these negative things you mentioned . It’s a closed society of very clickish people . The crime is so high because the people vote the way they do. Gainesville is like a little slice of California with similar crime
Today is one of the best days of my life. I packed up my stuff into a Uhaul trailer and left Gainesville for good. Even if I die on the way to my new home across the country, at least I'll have the satisfaction of knowing that I escaped that hot, humid void of a city as I slip into death.
Every HOA and every HOA meeting is filled with boomers complaining about raising HOA fees to fix known problems and proactively head off future problems. They were hoping to kick the can down the road to future generations just like they are doing in congress. Its time to pay the Piper!
