Good to get rid of these leech agent. I have experience agent who were there with less info of the place than me preparing to buy the property. What’s the point of me doing all the homework and agent get the 2% just to be standing there?

Like to share my personal (trying to stay neutral) view The truth is, the polarising business models works for different market segment (hdb, private, commercial and industrial etc) while catering to different market demography. While this debate mainly revolves around whether agents should deserve a 2% fee compared to the value they offer, this applies mainly to a subset of the entire real estate market which largely points to the hdb market (and probably some fairly priced condo units) which in this bull market, probably will move by itself due to the supply crunch (agreeing on HS' POV). (meanwhile ask any HDB seller if they remembered how onerous it was to sell their flat pre-covid 😁) Since the dawn of industrialization, competition on the basis of price model has been nothing new across all industries offer elastic goods. Consumers are constantly looking for value versus price. While a severely discounted flat fee of 1,999 (or the likes) may be outright appealing (to home owners who felt not too much work needs to be done to deserve a 2% fee), this flat fee model in turn suddenly became a premium once HDB launched her own self-help portal to bridge the direct buyers and sellers based on, merit of relativity! After all since it's about cost savings, why not cost elimination? Home owners who are looking at bargain value anyways will suddenly see themselves self-serve and even saving on HS' already low-priced model! (yea, life's a b***h sometimes) Truth to be told, there is still a fairly large segment of sellers and buyers who rather value their time and would be happy to pay a fair commission to solve their real estate matters if they could entrust it to a competent professional. After all, if they have to invest endless hours to learn how to market, sell, present and negotiate their own properties (often once in a life time) and get a good price, let alone navigating the pitfalls of not knowing what they don't know, why not just let a professional (who is constantly in the market and has went through endless hours top pass CEA's baptism of fire, the RES exams) do the job right while they could focus on their time to expand their business or career advancement right? In summary, one that is looking to save money will continue to do so and one that is willing to pay for good service will continue to do so. It really isn't rocket science LOL
I hope that more agents like homeseller come in to the market. Patrick basically takes the bullshit out of the process and returns the value back to the buyers and sellers. Yes there are some "premium" services that the 2% agents claim to provide but it'll be good to let buyers and sellers decide for themselves whether these "premium" services are worth the hefty extra that you will have to pay these 2% agents. If anything, I think Patrick makes the entire process more efficient, minus all the frills and gimmicks.
It was thru TikTok I knew their existence. Jus to share my story here, i engaged an agent thru friend recommendation. She charged me 2% commission & she has more than 20years experience in this industry. Tbh, agents with many years experience may not mean they are able to deliver. I was confident my house could sell more than $1million but she felt that I shouldn’t expect ‘too much’. After knowing her, she just wanted to quickly sell my house to get commission. Thru selling my house I came to know many agents who like to use tactics- ‘do financial analysis’, valuation report, spend a lot of $ on marketing etc. To me, agents who can sell the price above your expectations matters most & deserve the 2% commission is considered a lot to me.
I bought my first flat without agent in 2017, saving the commission that I later use for electric appliances. I think the new generation is much more knowledgeable to negative around the process, and if government can further simplify the process, anyone can sell and buy home on their own.
by the way, we need more singaporeans to take on the technical jobs like plumbers, constructions, nurses, engineering instead of relying on foreigners. SIngapore does need alot more talented skilled workers and we can use more talents from realtor agents ...Stop realtor agents coveting cushy sales transactions over hard skills that compete globally in alot of cases....SGpereans work 9-6 daily, punching documents, crunching data, facing stakeholders and hand their 2months or more salary before cpf cuts to pay the 2% commission, how difficult for the houseowner to earn each and every penny and how easy is it for the agent, do they work as much as the homeowner day in day out for the entire months concentrating only on the homeowner flat sales?....if a layman can process the selling by himself, what the intrinsic value that agent offers to get high pay, or are you taking homeowner's naivety in the topic of house transactions for a ride? If Homeseller can accept the cut, why can't the rest of the agents accept lesser pay, it just show that the commissions and value are so arbitrarily set in favour of realtor agents taking 2% commission.
