Welcome to my New York City and New Jersey real estate channel! I started this channel to share my story and to give advice to others who are either looking to get into real estate or who are currently in the industry but are looking to grow. After a few videos, I began making ones where I give advice for home sellers and home buyers. I also give property and neighborhood tours. Many of the home tours that I give are in Jersey City, Hoboken, NJ suburbs and Manhattan. Please subscribe to my channel and follow along!
My Bio: I'm a real estate agent in NYC and NJ where I sell homes and investment properties. I began my career at the end of 2013 after graduating Hobart and William Smith Colleges in Geneva, NY. Since then, I've gained experience in real estate brokerage, as well as property management, including at the world-iconic Empire State Building!

Are coops usually managed by residents? If so, are they less efficient and effective? My first experience preparing to buy into a coop revealed very poor purchasing practices and poor communication.. I couldn't reach anyone for the most basic requirements. I hope that's not an indicator of possible future issues.
Hi Cynthia, yes they are usually managed by residents. It doesn’t necessarily make them less effective or inefficient. It really varies case by case depending on the residents who choose to help manage/be on the board. I hope in your case it gets better.
Moved out of Jersey City a few months ago. It’s not the place I knew growing up. It’s a fake NYC and I hate that. Left and I’m super happy. Especially if you drive, that place will ruin your car

Born & Raised In Jersey City although I’m moving to build my home somewhere else I’m never leaving completely I’ll also return to visit and pour back into the city
I haven’t previewed that in person yet but from what I’ve seen they look great. It’s located right on the border of downtown Jersey City and Bergen Lafayette. That part of Bergen Lafayette has been growing quickly with many new construction homes being built and great restaurants moving in.
@@himayamusti They range from around $3,000 to $4,500/month. If you send me an email I can send you the apartments they currently have for rent. shaynon@gramlingre.com
Perfect timing. I just drove all through JC this past Sunday. Fell in love. Use to live in JC for 8 years. Im Thinking of buying in the area soon. I miss it.
That’s great! I love it here too. I’ve been here for about 10 years so far and I’m still enjoying it. I’d be happy to help you with your search when you’re ready. Feel free to email me to discuss more. Shaynon@gramlingre.com. I’m also happy to get on a call if you prefer that
There are some small co-ops that are listed for sale around $200,000 but some have income restrictions (HDFC co-ops). But that would be the cheapest option to buy in Manhattan right now.
Heights has an excellent commute to midtown Manhattan. I used to live 2 minutes from the bus stop and 15 minutes bus ride into manhattan. Love the commute and best burger in NJ.
I am looking for a Real Estate Agent to purchase a home. I am looking to buy a home within 3-6months. I haven't gotten Pre-Approved yet? Do you have any that you can recommend.
Can we get on a call to see if I can help you in the areas you’re looking in? Please email me when you can so we can schedule one. My email is shaynon@gramlingre.com
I watched this building be built while living in my apartment before this. So I knew about it that way. But now I keep track of all the new developments in the area so I know when they come up before listed. Are you looking for a place like this to buy?

@@ShaynonGramling No, but these split foyers are everywhere! Not my favorite layout but the pickin's were VERY slim 16 months ago when we bought. We had to take what was available before rates went up!
I live in the area and pass through Alpine and Englewood Cliffs often. To be honest, some of the older homes in EC are gorgeous. A lot of them are from "old money". The ones in Alpine which is not as old of a town compared to EC are just ostentatious. Big and gaudy for the sake of being big and gaudy. The one with Alpine Tower behind it...really? Spend that kind of money and have a radio tower in your backyard? So much for aesthetics!
Yeah I’ve seen some very nice homes in Englewood Cliffs too. Great area. I agree with you about the radio tower in your backyard - I wouldn’t want that either.
Hi, I would join a “roommates group” on Facebook. For example- “Jersey City Roommates” if you’re looking in Jersey City. They post apartment shares and bedrooms that are available for rent.
How are you liking South Orange? A team I worked on did the lease up on a new development there. Newark is getting a lot of attention now too. Are you thinking about buying an investment property there or home?
I love south orange. It’s very vibrant at night time. They are building up the downtown area. Yes when the mortgage rates drop I’ll be looking for a property close to the downtown Newark area
I went to Kean for college from out of state I remember JC first place I arrived I was like wow what a difference from Texas lol. It has so much potential but NJ in general is awful for taking care of their cities. So many beautiful historic buildings there and Newark that would look phenomenal renovated. Camden too! All those run down houses look to used beautiful and with Philly next door it’d be a gold mine. Come on NJ! We believe in you.
Have you been to downtown Jersey City lately? It’s very nice here now. Pretty much an extension of NYC now. Even some of the areas further in JC are starting to follow. Definitely come back and visit!
