Can you show the information sheet with the details of the square footage, year built, room sizes, etc? Also, the house is nice but it looks like it’s very dark inside, the lanai is great.

Wow so they need a new roof and new HVAC. This home is grossly overpriced. The Zestimate is $681,000. They paid $381,300 in 2008. Nice house just really overpriced, especially because they do not want to pay realtor fees.
1512 square feet. The lanai is enclosed, so I think the lanai square footage is included in that number. 1392 square feet if the lanai is not included. If the home does not already have a fence, aftermarket fences cannot be installed. In The Villages, courtyard villas & veranda homes have fences.
We bought a house in The Villages and we were gobsmacked by the "extra fees" that got tacked on, and when we sold (to move back "home" to the Midwest), there was a $5,000 fee on the settlement statement. I asked the Realtor, "What in the world is that? Is it just a 'screw you' kind of fee?" The Realtor took a deep breath and said, "Yeah, actually that's it." I was so surprised. And grateful to be out.
damn near a million bucks for a 2000 square foot/3 bedroom/2 bath home? even with a pool it isn't worth that much. I live in an almost 5000 square foot/5 bedroom/3.5 bath home, with vaulted ceilings, a home office/den, crown molding, custom paint, finished basement, sunken family room with a fireplace, that over looks a lake with mountain views and I know I would never get a million bucks for my home. a person would have to be insane to purchase that home for a million bucks.

Hello billredding2000. When an area is developed ,whether it’s in CO,NM or TX, there are ALWAYS costs for developing the infrastructure. Most times the Developer just adds that into the purchase price of the home. I assure you they are NOT eating that cost out of the goodness of their heart. In effect , they are just hiding that cost . At least in the Villages they are right upfront with the Bond . It is then the Purchaser’s choice whether to pay it in full or to pay it over 30 years (with interest of course) . Since most retirees unfortunately will not be around for 30 years to pay the Bond in full, the remainder stays with the house for the next purchaser. If we follow your logic you would pay the bond in full when you purchase the home and NEVER pass that cost on the new purchaser. “What’s true for the Developer should be true for the re-seller.” Thanks.
I wrote a lengthy reply re: why I am against "The Bond," but decided (1) it was quite long, (2) said Bond in The Villages is a fact like-it-or-not. But MORE importantly, Ira Miller is just trying to sell houses here, not "host" debates! So oops, if you will, please allow me to let Ira get back to work. That you have to pay ANY Bond on ANY home in The Villages "doesn't seem right", either. Haven't seen that in the CO, NM or TX markets. Just another pay't each month on top of all the others and one that subsidizes the Developer. Not fair to the homeowner. Let the Developer pay his/her own way for infrastructure to build the homes, then make any profits to get that money back when the homes sell. Don't hit a Buyer twice. -- BR
Lovely home. I love to ‘shop’ the villages but am not ready to buy yet. I do enjoy seeing the different style homes that Ira represents. This looks like a beautiful home.
I have done the "Comps" for these sellers and they are not that overpriced for what the home has to offer.... Turn Key, Florida Room, Vaulted Ceilings, upgrades... Location is great as well.
Not all markets/areas in FL are the same. These 55+ communities (The Villages, OTOW, Del Webb Stone Creek, etc.) aren't the same as the insanity elsewhere in FL -- like Miami (!) or other over-priced/inflated and outrageously-increasing HOA fees and home insurance. Or outrageous condo special assessments. You can't paint all of FL with the same broad paintbrush (as the saying goes.). I find The Villages WELL worth looking into, and this house is a much better deal price-wise (and for what you get, AND no Bond!) compared to the FSBO house he showed previously that was $890K (don't know if there is still a Bond on it or not). Yes, that house was a very nice with a pretty large lot and open space behind it, but I'd say no to that one and yes to this one. -- BR
Great house, maybe remove hall tree, it would maybe open the foyer up even more....would be great for inlaw suite or roommates or medical person taking care of elderly or disabled person❤❤❤❤
Or, rent the In-Law Suite out as an AirBnB. IMO, it would be a shame (and waste) to have all that nicely-done/designed work removed and changed back to a bedroom only. -- BR
@@billredding2000Yes. I thought it could be used as an Airbnb or a roommate. I would add a door to block that area from the rest of the house. There are many retired seniors that could use extra money to help pay the mortgage or maintain the home.
What are you all using for comps? This is not Spring 2022......dated roof &mechanicals.....what do you think the listing price should be......cost per sq ft......some dated items as well....
