I have worked in The Villages, Florida area for over 24 years. I am now the Broker / Owner of IM Realty, with our office located directly outside The Villages. I previously worked for the developer of The Villages for 8 and a half years before moving on to ERA/Grizzard Realtors until 2023. With housing prices skyrocketing by a factor of 10 or more since the prices of 30 years ago, it is indeed time to rethink 6% commissions. It should drop to 3% and buyer and seller agents each get 1.5%.

Interesting.... And what do you attribute that philosophy to? It's clear that you are not a real estate agent and you don't know about the money that real estate agents puts into their career as well to attracting Buyers. Buyers ( and Sellers ) don't just pop out of know where to buy or sell a home. We literally spend thousands of dollars on monthly advertising alone not to mention that agents split that commission money with their broker and then you have the cost to belong to the MLS and Board of Realtors yearly.... I could go on and on.

And yet you are also well aware that there are homes that sell themselves. They go on the market and a realtor simply picks up the phone to his list of people waiting in line. For that you deserve 3%? I think not.

@@JohnHansknecht While this may be the case in some instances I can assure you that it is not the case the majority of the time. As buyers agents we are looking out for the best interest of our buyer which means we are not looking for the next thing to come on the market and have our buyers make an offer. I, personally, make sure that I am finding all of my buyers their perfect home that suits all their needs and ensure that they are purchasing a home that is in their best interest. There is a lot of work that goes into finding my buyers their next home and I can assure you it is not as simple as picking up the phone when a new listing hits the market. I am under the impression that the villages new homes prices are not negotiable. So how can you help negotiate the price? Am I missing something? If the villages agents are all seller agents how are they going to handle this change? This new ruling is going to confuse and or destroy the Real estate market

I don't believe that I ever said that I can help you negotiate a "NEW" home.... The Villages developer sells pre-owned as well as new. As far as this changes goes.... If "Buyer's Agents" have to now, negotiate their own commission, then Villages "Listings" are fair game now.

It’s been a while since I bought a home. Back in the day here in Ohio traditionally both buyer and sellers agent would split commission equally

I see the value to a buyers agent, but how will be buyers commission be paid? Will it still be part of the overall purchase price of the home? Or a separate cash payment to buyers agent?

So in short, Buyers Agent will come up with their own commission structure and if a seller is still paying a Buyers Commission; that is great for the buyer.
