Hi, near Ras Al Khor Wildlife Sanctuary, there's a huge patch of sand before entering DCH Sanctuary District and The Island. Do you know if they will be renovating that area to add more greenery etc so people in Sobha One with the view of the island will not see only sand but actual greenery, ponds etc?
Its hard to answer this as it depends on the authorities. But I would say since it is a wild life sanctuary, they will keep it as it is. But at least no towers would block the view as no construction is allowed.

It's buying a promise at this stage, as of today despite developers' marketing Expo City is still a 3rd tier location in Dubai which makes sense only if you don't need to move from there. Marina was also new 15yrs ago but it was always close to the main district.
Foster+Partners has exceeded themselves with this project. They are always good but this is so excellent. The floorplans are great and terraces are superior. I would like to see a more detailed list of amenities and more renderings. Great job by PMR so far‼️

You invested with one of the best real estate developers in Dubai, so it should be easy for you to sell it once you pay the minimum required installments as set by the developer. I am an off-plan advisor, so I would not be able to assist you with your secondary requirement. And please note, the downpayment is just 5% for the Park Views Residences, so if you are ready you can invest now, and later on you can sell the Art Bay unit by Ellington. All the best!
i'm glad they've learnt their lesson and put a realistic completion date. Usually they just lie and say 4 years when in reality it takes them 6-7 years to build, sometimes longer. Example, Forte, Vida Dubai Mall, Grande, Address Opera all took over 7 years to complete.
This is a great question. The Address branded residences build quality and interior fit out is very good. Because it’s a premium offering by Emaar. It’s all marble flooring. Better quality fittings and fixtures. So you are safe. But when it comes to standard or non Address branded apartments by Emaar, you are right, the build quality is not the best and customers have complained a lot, especially a lot of plumbing issues. But Emaar has started tightening the quality control and changing its consultant to address the construction quality. But the community vibe by Emaar is what makes it special and high in demand.
